A lovely cottage that comes with a bonus studio apartment and sleeping Cabin.

This captivating property is located on a lovely dead-end road in the small hamlet of West Saugerties. It is a short walk from the Platte Clove, a series of waterfalls and pools that tumble down the eastern escarpment of the Catskill Mountains. Equidistant from Woodstock and Saugerties, it is the perfect base to explore the vibrant Hudson Valley. There are great outdoor activities close by, as well as myriad cultural activities, and great shopping and restaurants.

There is a large swimming hole with a waterfall just down the road from the property. Great for cooling off on those hot summer days.

The property itself hugs the Plattekill, a major Catskills stream and has true charm. It features three separate buildings:

1- A two-bedroom, 1.5 bathroom cottage that sleeps 3.

2 - A studio apartment with a king-size bed and private bath.

3 - A seasonal sleeping/hang-out cottage with a cold-water sink (no toilet) that sleeps one.

This mini-compound is perfect for small groups that want both togetherness and privacy.

There is a streamside patio, a basic grill, TV with cable in the cottage, wifi in all units, and two full kitchens.

The property was built in the 1860's and enjoys a great view a neighbor's big red barn. It is a clean, comfortable property decorated in simple, modern style.

There is a washer-dryer in the basement of the house and driveway parking for two cars. (Parking on road for more.)

This is a wonderful retreat, lulled by the soothing sound of the rushing Plattekill. It has everything you need for a wonderful vacation, or a working sojourn.

Many people have told me the property is among the most charming they've seen in the Hudson Valley.

All linens are supplied and I will do everything I can to make your stay memorable and just plain fun.

About Sebastian Stuart

I grew up in New York City, right in Manhattan. I went off to San Francisco when I was 17, to go to San Francisco State College, and I stayed in that magical city until I was 24. Then I moved back to New York.

In 1979 I bought my little property in West Saugerties and for years it served as a wonderful getaway for me and my friends, who were living la vie boheme in the East Village. The house has seen a lot of laughs and a lot of shenanigans!

About 25 years ago I moved to Cambridge, Massachusetts after meeting my partner, the wonderful novelist Stephen McCauley. West Saugerties was less convenient from Boston and I rented it full time for a while.

A couple of years ago my longtime tenant left and since then I've been fixing the place up. There are all new windows, and a new heating and hot-water-on-demand system, as well as renovated kitchens and baths. It's been wonderful to see things come together, and decorating from antique shops, flea markets and yard sales is a blast.

The Hudson Valley is wonderfully diverse, filled with artists and writers, beatniks and bohemians, musicians and magicians. West Saugerties has changed dramatically and is filled with delightful people.

I make my living as a writer and am the author of two mystery novels set in the Hudson Valley, as well as many other works of fiction, non-fiction, plays and fundraisers.

I love the Hudson Valley/Catskills and love to share my enthusiasm with others. I do everything I can to make sure visitors have a great time on Burnett Road.

Why Sebastian Stuart chose Hudson Valley

I looked at a lot of properties before buying this one. I fell in love with it's charm, the proximity of the stream, and the short drive to both Woodstock and Saugerties. I love the country but don't like to feel isolated. Woodstock is just a really fun town, and Saugerties has come into its own.

I didn't know the Hudson Valley/Catskills at the time, but quickly learned how quirky and wonderful the area is.

I love being at my cottage. The sense of history of palpable, and Burnett Road is a dead-end. There are few things I like more than taking an evening walk along it.

What makes this cottage unique

My favorite thing to do is lay in the sleeping cabin and read. It's peaceful and lovely, with the sound of the stream.

Should you want to get out and about, there is so much in the bustling, fascinating, happening Hudson Valley. This is a great location because you're 35 minutes from Bard, 10 minutes from both Saugerties and Woodstock, there are many great hikes nearby.

There is a terrific swimming hole right down the lane -- however, it takes a little bit of clambering to reach it. Nothing tough at all, and the water is pristine, pouring down the Eastern escarpment of the Catskills. Unbelievably refreshing and bracing (yes, that's code for cold, but it does warm up). If you're a swimmer, ask me about other nearby options.

The best thing about this property is its flexibility and, of course, it's true charm.

Sebastian was a great host, and helpful. the place was beyond charming, even more so than the already charming pictures! My group of three stayed so comfortably in the separate buildings, affording privacy and community. the river front was so lovely, the sleeping cabin refreshing with the musical sound of water. Great that we could use the laundry as we were competing at a near by horse show and got dirty. We bbq'd by the light of Seb's tiki torches and fireflies. Water pressure lovely, kitchen well equipped, decorating style adorable. Can't say enough good things about our super pleasant stay.

Captivating setting, lovely property

We had a magical stay at this beguiling “mini compound." The property, which has three separate buildings in which to stay (one, a sleeping cabin with a single bed, is seasonal),

are all charming and artistically decorated, and maintained in excellent condition. The large yard/grounds are beautifully maintained and border a stream. The setting is gorgeous, with the Catskills rising in the background (walk down the road a little and look back to see this view). Having morning coffee in the yard while listening to the babble of the stream and the birds singing is very relaxing. Just a five minute walk down the road is a wonderful swimming hole fed by a waterfall. Saugerties and Woodstock are both a short drive away, but you may not want to leave. The owner Sebastian is an absolute delight and responded quickly and thoroughly to any questions we had and also gave us suggestions for fun nearby excursions. I think he captures the essence of this place when he says in the description that it has “true charm.” We were sorry to leave and look forward to returning!

The Hudson Valley is one of the most fascinating regions in the country. It is filled with natural beauty, history and a vibrant cultural scene.

Home to the Culinary Institute of America, many chefs stay in the region and open restaurants. There is a strong farm-to-table movement in the Hudson Valley, with many small specialty farms.

There are also wineries and distilleries. Both Woodstock and Saugerties have some truly terrific restaurants.

There is great hiking in the Catskills, and great swimming in nearby lakes and streams.

There are numerous festivals throughout the year, including the Festival of the Voice (opera) in nearby Phoenicia, the Garlic Festival in Saugerties, and music festivals in Saugerties at Winston Farm (site of Woodstock II). There are numerous music venues in Woodstock, including the historic Maverick for classical music fans. Bard College with its amazing cultural offerings, is a lovely 35 minute drive. There are numerous parks for gentle walks, including a great walk out to the Saugerties lighthouse. A trip to the lighthouse is a must -- it sits at the end of a tidal flat that puts you right in the river. Bring a bottle of wine and picnic dinner at sunset. Heaven. Another must-see is Opus 40, a six-acre stonework environmental sculpture in Saugerties.

The cottage lies within the boundaries of Catskill State Park, 750,000 acres of outdoor wonders, with great hikes and numerous streams and lakes.

The shopping is fantastic, with a weekly flea market in Woodstock, lots of shops -- from upscale to funky -- in both Woodstock and Saugerties. There are many antique shops around.

Saugerties is home to one of the East's premier horse shows, HITS. HITS meets 7-8 times from the spring to the fall and transforms Saugerties into an equestrian village.

Both Woodstock and Saugerties have great movie theaters, and there is plenty of live theater around.

As you can see, if you want to stay busy during your stay, you'll have no problem doing so. But if you want a quiet vacation, or a working vacation, the cottage is perfect.

The cottage sits close to the road. It's a dead-end with very little traffic, however those with pets or small children should be aware. The property is on a slope so the lawn itself is not close to the road.

West Saugerties is a small hamlet, so occasionally lawn mowers, etc. can be heard.

This is a small simple property.
