This two bedroom (queen beds), two bath 750 sq. ft. cabin is nestled in a private wooded area on scenic grove river ranch, a 140 acre equestrian center and retreat in Banks County near Gainesville and Commerce (northeast Georgia mountain area). The outside of the cabin features three decks, hot tub, fishing pond, river shoals, bonfire area, access to hiking and horse trails. The inside is fully stocked with linens, cookware, small appliances, washer/dryer, central heat/air, gas fireplace, satellite TV with DVD and VHS players. Large variety of area attractions. About CJ Farmer, Owner/Manager

A resident of Georgia since 1980, we built this facility in 2005 to expand my horse business and develop a nature preserve. The cabin was originally put on the master plan and constructed to house equestrian guests visiting the ranch to attend a clinic or a riding vacation. For a better return on the investment, I opened the cabin to non-equestrian visitors.

I performed volunteer work on a trail system partially located in Banks County for the US Forest Service and could not help but notice how scenic the area was. The rural atmosphere, coupled with a very low crime rate, no traffic issues, yet close to shopping and other necessities made it an appealing choice for personal and business reasons.

What makes this cabin unique

The many noisy shoals and scenic beauty of the river/creek was one of the most appealing features of the property. Once the center of the property was cleared for pasture and construction of the equestrian center, it revealed a beautiful 180 degree ridge view with stunning sunsets. Being able to enjoy the mountainous terrain, the appearance of being in the middle of nowhere, and yet only 10 minutes away 'modern civilization' via three four-lane highways is a huge plus.

  • Bathrooms are very roomy, oversized towels, and beach towels for the hot tub. The bathroom for the Southwestern bedroom has a private entrance from the bedroom. The second bathroom next to the Pinecone Lodge bedroom can be accessed from the hallway without disturbing the occupants of the bedroom.

Summer vacation with kids

We stayed one adult and two kids in CJs cabin for almost a month, and it was very nice, we really enjoyed staying there, the cabin surroundings are perfect for active kids, they could safely play outdoors, go see the horses anytime we wanted, fish in the lake, hike the trails in the forrest, and at the same time it was like staying at home. All the shops you need is less than 20 minutes away. I can only recommend a stay with in The River cabin, CJ is a good host. Enjoy

Owner's Response: It is wonderful to host families with such well-behaved kids. I got the privilege of giving them a horseback riding lesson while they were here and probably enjoyed it as much as they did, they were delightful! It was refreshing to see kids having such a good time in the great outdoors as opposed to being glued to their phones and video games. Good job Nick!

The overall appearance was nice

Well there was no grill as listed when I booked the stay. The deck was full of spider's and webs. The grill that was supposed to be there was a fire pit with a grate on one side. Not so bad until we cooked on it and were covered up the next day with chigger bites on me and my wife. The garbage also was left from the last person , so there was no place to put the trash. Those were a few minor things. All around I think it was nice place to stay with the exception of those few things.

Owner's Response: I am surprised to learn that the new portable grill I purchased prior to the last guest was nowhere to be found, except for the grate that was left on the fire pit. Replacing it would have been an easy fix if I had been notified at the time. I apologize for the cleaning service forgetting to pick up the trash, this is the first time that has happened in ten years, and again, could have easily been rectified with one quick phone call or text to me as I live on the premises. With respect to the chiggers and other pests that live outside, I don't think it is fair to hold me accountable for them. From now on I will warn the city folks about creatures that live in the great outdoors, pack insect spray if you are going to spend any time in or near the woods. The inside of the cabin is insect-free. The reason I give out my cell number to guests and encourage them to let me know if they need anything is so I can correct these "minor" issues at the time they are noticed, not to hear about it after the fact. It would have been more fair to give me a chance to make your stay as pleasant as possible! I think a 3-star rating for a few minor fixable things is a little harsh.

Peace and tranquility

We had a lovely stay. The cabin sits just above a beautiful creek, the peaceful sound of the water will take all of your cares away. CJ was fabulous to work with and made our stay everything we had hoped. Having grown up around horses myself it was lovely to be back on a farm and visit with the beautiful horses. We truly enjoyed walks around the property and the lovely pond just in front of the cabin. We look forward to visiting again. It was a lovely Birthday couples get away for the love of my life's birthday. Thank you again CJ.

Everything was amazing!

The cabin was perfect! It was very cozy and clean. We went fishing and had a chance to go horseback riding as well. Everything is all on the same land, so we didn't really have to leave the cabin. I would definitely go back!

Beautiful, secluded, and a quiet peaceful place to stay

I would recommend this cabin to everyone. The only negative is that the internet is very weak.

Owner's Response: Yes, the cabin is very quiet, private and secluded. Unfortunately, being in a low spot on the river and surrounded by mountainous terrain may be very scenic and secluded, but makes for a weak wifi signal. That is why there is a warning about that on the cabin listing along with the recommendation that you bring your own hot spot. Although it is inconvenient, in case of emergencies you can drive up the hill a couple of hundred feet and get a strong wifi signal. The quality of your cell provider and cell phone may also affect signal quality. Most guests believe it's worth it!

Refundable damage deposit $200

Tax Rate 7.0%

Please read and be familiar with the Cabin Rental Agreement that includes rules and guidelines. The adult(s) responsible for agreeing to the terms of the rental agreement must be at least 21 years old. The damage deposit will also serve as an excessive cleaning deposit. Disbursement of the refundable deposit will be handled within 48 hours of checkout. Note: WiFi is available on the premises, but not inside the cabin! Guests should bring their own hot spot device.

Cancellation Policy: Cancellations, rescheduling, or changes must be submitted by
email, vrbo.com web site, or mail and confirmed received by CJ Farmer. There is no rescheduling fee. A reservations
cancellation fee of $50.00 is charged if notice is received two weeks prior to check-in date, $100 if
cancelled with less than two weeks’ notice.

Owner's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
