This cute downstairs unit in a duplex has been upgraded and tastefully decorated throughout. There is a large patio to soak up some sun and enjoy outdoor meals with seating for six under the umbrella. There is some nice afternoon shade from the tree next door. There is a Webber Kettle charcoal BBQ to cook your favorite foods. At almost 1200 Square Feet, this property boasts a fully stocked kitchen with newer appliances. One car parking is available in a shared smaller garage space and a shared, large capacity, new washer/dryer free laundry. This is a great location at the start of Newport Peninsula offering easy access on and off with short drives to major freeways to Disneyland, Knott's Berry Farm, and other major Southern California attractions. This avoid lots of summer traffic on the Peninsula by easily reaching the 55 Freeway from Superior Ave. to Harbor Blvd. freeway entrance.
This beach house is within walking distance 0-2 miles of Newport Pier, supermarket, liquor/convenience store, pharmacy, restaurants, fast food, movie theatre, banks, and shops for all ages. The Balboa Fun Zone is just a short ride down the peninsula and Balboa Island is a ferry ride across the bay. The wide sandy beach is only 11 houses away. The bike path and the boardwalk are nearby which run along the beachfront. Nearby are Channel Park with a children's playground and bay beach where you can launch your paddleboards, kayaks, or just play in the sand with the kids. Close by are Sunset Ridge Park with walking/jogging trails and West Newport Park with tennis, racquetball, basketball courts, and playgrounds. Cable TV and High-Speed Internet is provided with a 65- inch large screen TV in the living room, and 32 inch TV in the primary bedroom. The front Dutch doors allow you to open the top half of the door to bring fresh ocean air with two high speed fans in the living room. There are ceiling fans in two bedrooms and the primary bedroom has a high powered tower fan.
Bedding: Blankets, mattress pads, bedspreads, sheets, pillows, and towels are provided. There is a Pack N Play available.
Kitchen/Supplies: The kitchen is supplied with all the basic dishes, utensils, cookware needed for everyday cooking as well as small appliances including, coffee maker, blender, toaster oven, and crockpot. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation, however you may need to purchase and pay for additional supplies during your stay.
Beach Supplies: This unit includes 6 beach chairs, umbrella, and 2 Bogie Boards, and beach wagon. See website for discounts on other beach/rental items.
You may want to bring: Extra beach chairs/equipment and/or specialty cookware, briquettes, laundry detergent, and extra place settings, extra beach towels, pens, and paper etc.

There were personal touches throughout and everything was so clean and nice. We rode bikes everywhere because the house is so centrally located to stores, restaurants, and the beach. We will definitely be staying there again!! Thank you for making us feel at “home”.

Good but not perfect
The beach house was very clean but a little bit of an awkward layout. I loved the location and how nice the beach was that only took us a minute to walk to. The downside to this property was parking was horrible... yes it does have a garage but the only way to park in it was to back in which was still very difficult. Another part of this rental that I didn’t enjoy was that I believe it was the actual owner of the property that stayed in the apartment above the rental. There was no ability to sleep in because they have a child that constantly ran and stomped across the floor all morning every morning starting very early.

Dear Erica, Thank you very much for the positive comments on our beach house. We do appreciate all the feedback as this helps us do our best to rectify areas of concern. The upstairs tenants are on a yearly lease and do have a young and busy toddler. Their lease is up soon. In the future, please let the property manager know about something like the early A.M. noise and they will ask the tenants upstairs to be aware that some people may still be sleeping downstairs. We will speak with them and remind them about this common courtesy. Yes the parking in Newport is challenging. Most of the buildings that have garages off the alley have a limited turning radius. Backing in does make it a little bit

Great location and stay for my family. Had 4 adults and 2 infants and it was perfect for us. Only downside is there is no AC and California was in a heatwave so it was super hot inside the house. Overall it was awesome and would stay there again!
We had a great time here as a family. It was so close to the beach and the chairs and wagons were so helpful. There were plenty of opportunities for my teenage son to fish on the pier, on the jetties which made him happy. The beach itself was incredibly clean and not overly busy. Having a garage to park in was great as it is a very busy area and parking is a precious commodity. We enjoyed meeting more permanent neighbors (vs. vacationers) on our street. Would do this again. It was so relaxing to sit and watch the waves.
