WELCOME TO PARADISE!
We feel that our dreams came true when we discovered this house - a minute away from the ski slopes, yet in a world of its own. There is nothing else like it at Bretton Woods. Surrounded completely by National Forest land, the house sits on 32 acres bordered by National Forests on 3 sides, and the Ammonoosuc River on the other. It's located right below the West Mountain ski trails at Bretton Woods. The river runs along the property for over half a mile, and there are several separate private beach areas to be enjoyed - sandy beaches and pebble beaches. Awesome for tubing, fishing, swimming! Spectacular views of the mountains, including Mt Washington, will greet you when you are not immersed in the stunning woods. In front of the house, a large meadow is kept open by the National Forest Service to provide forage for many animals including moose and deer. On an opposite corner of the property is a beaver pond and a bog area that is a popular feeding ground for moose on summer nights, when it is not unusual to see people sitting near the entrance to our driveway to wait for the majestic animals to show up. Throughout the property, patches of blackberries, blueberries and raspberries alternate with beautiful woodlands and the sound of the river. In warm summer nights, you will be mesmerized by the thousands of fireflies that fly all around the property. Fly fish, swim, tube from your own backyard. And at night, enjoy more stars than you thought possible while making s'mores on the fire pit. The 32 acres parcel of land is an ecological treasure for its biological diversity, encompassing different habitats from river beaches to flood plains to balsam fir and spruce forest to wetland and a stunning vernal pool. For this reason, we have become a Certified Wildlife Habitat and are working with the State and Federal government to provide accessibility and protection of these sensitive habitats.

ABOUT THE HOUSE
Decorated in lodge style, the house is furnished with everything you need, from a fully stocked kitchen to linens and towels. We also have AC units for those warm summer days! The house has 2 floors and a huge (12 foot deep) deck.
The top level features over 1700 sf of living space, plus a huge deck overlooking the meadows and the surrounding mountains. The views are outstanding, spanning from Cherry Mountain to Mt Washington to the slopes of Bretton Woods. We offer complimentary high-speed wifi and a huge library of on-demand movies and shows from Amazon Prime, Hulu, HBO, Netflix, etc, plus live cable TV.
You will come in from the front door, which is located on the meadows side. As you walk in, a mudroom provides a convenient place to take your shoes off and leave your jackets. From there, you will have the living room on your left, and the sunny "family room" on your right.
LIVING ROOM/DINING ROOM/KITCHEN
To the left as you walk in, you will find the open concept living/dining room and kitchen. The living room features rustic themed log furniture, and the TV is equipped with Roku, which will give you access to tons of live and on-demand programming including cable TV, HBO, Hulu, Netflix and Amazon, plus hundreds of other channels. The oversized patio doors let you soak in the views and bring sunlight all day long, and a gas-powered wood stove keeps you warm and cozy. The large kitchen is fully stocked with everything you could possibly need, and the outdoor patio and kitchen is a true show-stopper!
To the right of the mudroom as you walk in is a spacious family room, which has a couch and an electric fireplace. A great spot for the kids to play, or to sit down and read a book while enjoying the views and checking for wildlife in the meadows.
The large master bedroom features huge sliders onto the deck and great views, and a private master bathroom with jetted Jacuzzi tub and separate shower area. The bed is queen sized, log style.
The additional 2 guestrooms on this floor feature a queen bed, and a twin over futon respectively, giving a total of 5 comfortable sleeping spaces.
A huge, 12 foot wide deck wraps around the house to give you even more places to soak in your incredible surroundings from. It's the perfect spot for an afternoon drink or a morning coffee! Relax in the mountain breeze and watch the hummingbirds fly by, or the occasional wildlife.
THE LOWER LEVEL
The downstairs provides an additional 2 bedrooms, one with a queen sized bed plus a twin bed, one with a full over full bunk plus a queen bed. In addition, there are 2 pull out couches that sleeps an additional 4 people. While a lower level, you still get full sized windows that let you enjoy partial views, and you also have access to a TV room with a full set of living room furniture, an extra kitchen and a POOL TABLE!
WHY CHOOSE US?
First of all, words and pictures just can't do justice to this property. You will literally be immersed in the majesty of the White Mountains National Forest, and all it has to offer. The property offer several distinct areas, from thick pine woods to meadows to decidous forest and of course, the river frontage and many beaches. All this, just 1 mile from the Bretton Woods base area!
Most importantly, we care about our guests, and we will be with you every step of the way to make sure you have a fantastic vacation. We make it easy with a smooth check-in check-out process (just drive right up to the property, we use electronic locks so you don't need to pick up keys anywhere!), and late check-outs and early check-ins whenever possible.
About the Moose Lodge and Cabins
Surrounded by National Forest and the Ammonoosuc River, the 32 acre lot provides a wide array of habitats for many animals. Some of the ones that you are more likely to encounter include Brown Bears, Moose, Snowshoe Hares, Beavers and White Tailed Deer. Bobcats are also present, but they are rather secretive and only rarely seen. In addition, the property is home to hundreds of different birds. In fact, the area in front of the Moose Lodge, named “Brooks Field,” is one of only 3 designated open areas of the National Forest. The National Forest Service keeps this area trimmed to support a nesting habitat for a number of birds.
In addition, you will notice a lot of wetland around the property, especially on the Western side. These areas are dotted with small creeks and vernal pools, which in the right season are full of tadpoles and salamanders. In early summer, however, it’s the fireflies (aka lighting bugs) that steal the show! You will see them everywhere, but especially over wet areas as they engage in their spectacular mating behavior.
Many visitors want to see moose – and rightly so. They are beautiful (albeit goofy looking) animals! The best spot is just a few hundred feet to the left of our gate, along 302. The muddy pit is one of the best spot in all of New England to see moose, and a favorite stop for the moose tour. Keep in mind, moose do not like the heat, and tend to remain in the woods during the day. The best time to spot them is spring time, or the evening or early morning hours in the summer. In the winter, they tend to migrate to higher grounds, where strong winds mean less snow accumulation and easier access to food.
Please note – these are WILD animals. While attacks are extremely uncommon, exercise caution and never approach wildlife, as tame as it may seem. Even that small bear cub can be dangerous – mama bear is most likely not far, and will not like you being too close to her cubs. If you encounter a bear, remember – they are as afraid of you as you are of them. Make lots of noise and they will most likely quickly turn around. Enjoy our animals but please, respect nature!
###A NOTE ABOUT EVENTS AND WEDDINGS###
Unlike condos and residential areas, the Moose Lodge is perfect for events such as bachelor parties, family reunions, etc. There are 3 units on the 32 acre properties, ensuring lots of privacy. However, we ask guests to be mindful of excessive outdoor noise between the hours of 10 pm and 8 am, to avoid bothering guests from the other units. If desired, however, guests can book all 3 units, which will eliminate the need for quiet hours.
With its spectacular setting and fantastic outdoor space, the Moose Lodge is also a great venue for your informal wedding or for a large gathering. Events and weddings with >30 invitees are subject to the following conditions:
1. $2,000 event fee, which includes the use of a 20x40 tent, 10 6-foot tables and 50 chairs
2. Guest must rent portable toilets
3. Guest must rent all units on the property, including Moose Lodge, Bear Cabin and Owl Roost
4. Minimum of 4 night rental is required
