DESCRIPTION
This is an exceptional renovated Tyra Summit oversized one bedroom condo with spectacular unobstructed views in an awesome location.
It's just a stone's throw above the Snowflake lift with trails right outside the condo leading to the chairlift or to town. It really is a true and easy ski in ski out. Sleeps up to four.
All the opportunities of downtown Breckenridge are available by just a short 3.5 block stroll either by road or down the Four O’Clock trail. Feeling too tired to walk to town? Just take the bus from or to the Snowflake lift. It runs regularly.
This larger than average condo includes:
• A large living room with fabulous unobstructed views to Mt Baldy, Peak Ten and Breckenridge. Seating for four includes a relatively new queen size sleeper (memory foam) sofa and a recliner. Flat screen Hi-Def Dish TV with DVD player with assorted DVDs. Various books for your reading pleasure. Classic wood burning fireplace and throws (blankets) which make for cozy evenings. The dining table has seating for four.
• The kitchen is full size (Not a kitchenette). It comes with all appliances and amenities. All the cooking utensils one could need are included such as pots, pans, new dishes, mugs, new flatware plus spices and a crock pot. Both a Mr Coffee and a Kuerig coffee maker are provided. Almost new full size stacked Whirlpool Washer/dryer for your convenience is inside the condo and vents properly to the outside.
• A large bathroom with plenty of hot water, Charter Club luxury towels and AMBR Spa toiletries.
• The large bedroom includes unobstructed mountain views, a Sleep Number king size bed, upgraded linens, a luggage rack and a flat screen hi-def Dish TV.
• The hall includes an ample hanging area for jackets etc with a bench to change shoes or boots and two boot mats.
• Free hi-speed wireless Internet
• Free parking is right outside the door making for easy loading and unloading with a ski locker by the front door.
• Beautiful walkout patio with plenty of seating and amazing views.
• The Tyra complex includes 3 hot tubs and gas grills, one of which is adjacent to the condo's patio.
• There are no extra resort fees or parking fees.

HEALTH & SAFETY
We are fairly unique in that there are only a total of four condos in our building.
There is only one other condo that uses our front entrance which enables guests to reduce exposure to others. You can also enter the condo directly from the patio if you wish to avoid the front entrance.
We (the owners) clean the condo ourselves to ensure that it is cleaned and sanitized to our satisfaction (please do review the guest comments concerning cleaning).
We have a UV light/ozone disinfector which we use in the condo between bookings.
We also provide disinfectant and hand sanitizer.

NOISE
In March 2022 we had the lowest rating we have ever had with one 3 star rating. You can see that since we started our business in 2016 we have all but two 5 star ratings. We have had one 3 star rating and one 4 star rating. The 4 star rating was when a young adult couldn't locate our bluetooth stereo. (We subsequently purchased a larger system). The three star rating in March 2022 was a noise complaint. We immediately took all appropriate steps with the HOA, but we could not please this one guest. After he left he stated in his review there were parties upstairs to 2.30am in the morning. Had he advised us about that we could have called the Breckenridge short term rental complaint line. The guest who stayed immediately after this guest had the same folks in the upstairs condo, and these guests gave us a 5 star rating. We consider our one 3 star rating and our one 4 star ratings as outliers and not reflective of our outstanding offering.
Please also note since we reduced the number of bookings that we can manage (being 70 years old) we can no longer meet the VRBO premier host status. Seems unfair to us!

Great spot and great hosts

Nice little 1br very close to 4 o'clock run. Hosts were very accommodating and provided many conveniences like firewood, soap, shampoo, laundry detergent. Great communication. Absolutely would stay here again.

Great location, very clean, well stocked

Great condo. Hosts have thought of everything. The communications were great, clear and timely. Beautiful location - easy to walk to town but far enough away you feel like you can get away from the crowds. Parking was easy. Great for skiers - easy access to Snowflake lift and 4 0'clock run. You can hear upstairs neighbors but that is part of condo life - did not bother us.

We had a great stay! Ski in ski out was so easy and the size of the condo was perfect for me and my two friends! Will definitely stay here again if we ski Breck again!

Great location and owners.

Can’t ask for better location. Walked to the ski rental place and then can ski in/out from the place. Owners left thoughtful goodies for us for our Valentine’s Day trip and maintained communication with us for any questions. On location parking was easy and close to the door. Super cozy hoe with great view while sitting on the couch next to the wood fireplace. Really enjoyed our stay and will use it next time. Thank you!

Lovely condo

Very nice condo; cosy, we love the fireplace with real wood. Very well located, ski in and out in Breckenridge. Also very close, 20 minutes to Keystone, a nice mountain with challenging runs, we discovered the Outback. The condo is well equipped with everything you need for cooking. The bed is comfortable, it’s perfect. Thank you Julie and Stephen

Second time around

This was our second time at this wonderful condo. Family of 4 (17 yr old and 21 yr old sons) had plenty of room. The place is extremely clean. Plenty of towels and cooking utensils/ dishes/ pans. We will be back.

Ski getaway

We had a good week staying with Julie and Stephen. Their condo was very clean, had great amenities and excellent location for skiers. Great communication from the hosts, and helpful tips and tricks for the area were a nice touch. As a note, you may see comments about noise in other reviews, and 100% the owners do their best to provide solutions should this be an issue. But realize you are in a lower level condo and your have “neighbors” and depending on how conscientious they are definitely affects the noise level in the condo. This isn’t about a party or anything it’s just normal apartment /condo life. Overall we enjoyed our week greatly and would consider booking again.

Weekend Getaway

We really enjoyed Tyra Summit E2! It's in a great location being ski-in / ski-out with the 4 O' Clock Trail right across the street to access either the Snowflake Lift or the Breck Connect Gondola, and it's convenient to town via bus, car, or foot. The property is well maintained with all furnishings and appliances in excellent condition (including a small humidifier to keep the dry Colorado winter at bay). Julie and Stephen are excellent hosts who communicated frequently and proactively with everything we needed to know for our stay including travel updates and advice with our arrival coinciding with a winter storm warning. The only issue we had was noise which was mentioned in a few previous reviews and addressed candidly by Julie and Stephen in their property description: The walls and ceilings are thin, and you will probably hear both your upstairs and next-door neighbors - in our case there were no late-night parties or loud music, but we frequently heard talking, foot steps, furniture moving, doors closing, etc. We brought our own noise machine which helped at night (and when checking to make sure we didn't leave anything behind discovered a noise machine and earplugs provided by Julie and Stephen in one of the bedside table drawers). That being said, we recognize that having neighbors is part of the condo experience versus staying in a private home: We would definitely stay in Tyra Summit E2 again and hope do so the next time we're in Breckenridge!

One of the Best Family Vacations

The owners were on top of everything. The communication was top notch. Everything was better than described. The unit was well stocked with clean dishes and utensils. Everything we needed to cook every day and night. I was nervous at first about the “ski in/ski out” aspect, but I was so pleasantly surprised how easy it was. The Lower Four O’Clock run went right by the condo. We simply had to walk out the door and across the narrow street to the slope, then ski right down to snowflake lift. Easy Peasy. Thank you for a great family vacation!

Excellent Location, well supplied and comfortable

We have stayed at this property several times in the last few years. We keep returning because it is perfectly located and perfect for the purpose of our summer vacation. We stayed for three weeks this year. The property is located just above the Snowflake bus stop (and chairlift in the winter). It is about a 600 foot walk (downhill) to the bus stop. If you are like us and like to walk, all of the restaurants and attractions in downtown Breck are easily reached on foot. Coming back, if you don't want to walk uphill, you can ride the bus to the Snowflake stop and traverse the last 600 feet on foot. The owners are very personable , and when there are problems they get fixed fast. This year, there were no problems. The owners keep you filled in about local events and what is going on in neighboring towns. They really are helpful and it really feels personal. The view out on the patio of the mountains to the West and of downtown Breck are terrific. You may see some wildlife passing by. This year we saw a fox that made appearances at just about dusk, and last year we were been visited by Moose - once it was a male we called "Bullwinkle," and a couple of time Mrs. Winkle came by with a baby. The only thing about them was they made us scramble inside. All in all a great place to stay.

4 o’clock is the spot!

Quaint condo in the best location for mountain access! Quick walk down the hill to jump on the Snowflake lift to start the day, traversed all peaks during the day and finished off with a final run down 4 o’clock - unstrap and you’re a short 10 steps from the front door!! Snowed about 7 inches day 1 and a few blue bird days to follow. Looking forward to returning to Tyra!!

Loved it!!!

My wife and I thoroughly enjoyed our stay at this condo. We referred to it as the "cabin" while we were staying there because of how nice it was to enjoy the warmth of the wood-burning stove and the view out the patio windows and sliding glass door. It is worth staying here for the parking alone - but there is so much more! The convenience to the slopes is excellent. The convenience to Breckenridge town is also excellent. The condo is very comfortable and attractively decorated. It is also in excellent condition. The owners equipped it with everything we needed for our stay. We will definitely be coming back and staying here next year! I do want to honestly address the noise that can come from the unit above since others have commented on it. Quite a bit can be heard through the ceiling including all footsteps and - if the upstairs group is a bit rowdy - muffled voices. This didn't bother us at all but if someone were looking for a very quiet accommodation then I could see them being disappointed. It is also largely dependent upon who is staying above you. The first day of our stay all we heard were some footsteps. The last full day of our stay we heard more animated and festive noises coming from above. Again, for us, this wasn't an issue for us and whether it is an issue for you will come down to individual preference and tolerance. After the pleasant exhaustion of a full day of skiing followed by a nice meal and some after-ski drinks, I personally found the sound a non-issue. And for us, the "pros" of the condo far outweighed this "con". We can't wait to get back!

Snowboarder haven

Great stay in a 1 bedroom downstairs unit. Upstairs neighbors could be a little heavy footed, but the location is beyond incredible. Right across the street from the 4 o’ clock run to town, boarded down to snowflake lift and went all day! Views are stunning and the kitchen is well stocked with seasonings/pots/pans. In unit wood fireplace added a nice cozy atmosphere and Julie and Stephen were amazing with sending us little tips for around town things to see and do. They even left us a gift for my birthday. Perfect little touches!

Great Location for Skiing

Location was great but not true ski in/ski out during our stay. It was a short walk across the street to the Snowflake Run. Ski conditions were terrific at Breck and other local resorts we skied at. This condo is located on the bottom floor of a 4 unit building. There was plenty of parking for the tenants. Unfortunately there were tenants above us. The floor was not very sound proof as we heard every foot step and movement they made. During the day wasn't bad but when they were moving around at 4:00am, it was a bit annoying. We were visited by the Tyra fox several times which was quite enjoying. Overall the stay was enjoyable.

As soon as we walked in the door of Tyra we were amazed by the quality of the renovation as well as the spectacular view and the phenomenal location. The condo is larger than average with a full size kitchen, large bathroom, large bedroom and large living area. The patio is a fantastic place for coffee and taking in the views, including the local wildlife.
We (and our winter Guests) rave about the convenient ski in ski out and proximity to town. We (and our summer guests) enjoy the hiking, biking, golf, fishing and horse riding.
