Loved our stay

The location of Kingston Arms is just about perfect; literally a stoneā€™s throw from all the fabulous cafes, restaurants and shops of St Armands. The pool area is first class and we had a very peaceful first 9/10 days (until a rather loud family arrived). The unit itself is absolutely fine. The kitchen and bathroom are both fairly small by American standards but the bedroom and living room are of a good size. The A/C is much better than some other properties weā€™ve visited and this helped make our stay a very pleasant one.

Great location and very nice unit.

Great location and very nice unit but could use a little updatiing. Easy walking to beach and st armands circle. Trolley service was nearby and great for getting around. Pool very nice. Bed comfy. Service by ITrip personnel was helpful ... excellent actually.

Spring getaway trip

Great location. Easy walk to the beautiful beach and very short walk to good restaurants and shopping. Lots of activities. We enjoyed the pool and hot tube too! The area was still recovering from the recent hurricanes, so I expect things will even get better. We would stay again.

Great location!

The location to St Armand Circle was perfect. We walked to the circle every morning for breakfast. Did a little shopping one day, enjoyed the Christmas festival in the evening. A short walk to the beach. Very nice place to stay!

Very nice unfortunately I was not able to stay the full time due to finance getting suddenly ill and not being able to fly in to meet me and I let owner know this in hopes I may have some refunded money in view of the fact that the property was barely used and therefore didnā€™t require much to clean for next renter ???? kind of disappointed in this ā€¦!

The place was fine, great location with easy access to dining, shopping and Lido Beach. I would recommend better drapery hardware and kitchen utensils. We would love to come back sometime.

ProsKingston Arms - Excellent, central location of property to many attractions. Easy ability to walk around the corner to St Armands Circle for food, drink and shopping. Walkable to local beaches. Mostly quiet at night and early mornings.Appliances in condo 23B were working well, though microwave was a bit dated...but still works. Water pressure, hot water, heat (cold week in FL) all worked fine. TV and apps worked fine as well.Condo had beach chairs and umbrella, so going to the beach was easy.Management Agency communicated often and thoroughly across all areas, except for comment below. ConsBooking/Management agency very communicative, except on weekends. I sent a note that the Wi-fi was not working on Friday and it took a few days to get a response with the solution. The information in the room appears to be dated and newer information was available. Finally got connected, but most of our vacation was over. Able to work around through hot spots and wi-fi at other locations.Furniture was dated and outside of the bed, hard as a rock. So uncomfortable, that by the 5th day my back started going out and sciatic nerve started kicking in. Spent the last 3 days of vacation in pain. The couches are the worst. The bed is OK, but lumpy. The furniture and the back and nerve pain it caused, unfortunately outweighed the good, so 3 stars is best that can be given. Hopefully the owners address these shortcomings for the next guests.

Nice place, roomy and clean. Pool is beautiful. Disappointed the hot tub was out of service, but no fault of this unit. The first floor is under reconstruction after the hurricanes, but this 2nd floor unit was spared. Could probably use a new coffee pot and hair dryer, the buttons on both are finicky. The shops and restaurants on the circle are on the mend, but many remain closed yet.

Happy with Our Apartment

He have had a wonderful month here on Lido Key. We especially enjoyed sitting on our veranda and looking at the flowers and birds in the courtyard. Each afternoon we went down and sat by the beautiful pool before taking a swim. It was also fun to be able to walk to St. Armand's Circle for a coffee--like being in Europe! The folks at Sarasota Beach Vacations have been very helpful. They have always responded promptly to phone calls and e-mails whatever the issue--making the reservations, asking questions before arrival, or requesting service in the apartment. We look forward to returning next year.

Great apartment, unbeatable location

Location doesn't get any better than this! Directly behind St. Armand's Circle, just a five-minute walk to Lido Beach, and a two-mile walk over the causeway into downtown Sarasota, we spent two happy weeks here without a car, using an Uber when we wanted to go further. That said, there is a dedicated parking space as well. As to the apartment itself, although slightly dated (bathroom and kitchen cabinets are possibly original) the apartment was very clean, with new floors and appliances and plenty of storage space. Kitchen well-stocked with all needed to prepare meals, and we enjoyed many hours on the screened balcony. We would definitely stay again.

Great location at St Armand Circle

This condo is located in one of the four quadrants of St. Armand Circle, putting it just steps away from shopping and restaurants. Despite the impact of hurricanes Helene and Milton in late 2024, many restaurants and shops have recovered and are open for business, which was a pleasant surprise.The condo itself is very spacious, featuring a bedroom and a large living room. The kitchen was well-equipped, and the AC and heating unit worked perfectly. We especially appreciated the heating during a cold spell during our stay. While the bathroom is quite small, I managed to find room for all my cosmetics without too much trouble.The owners warned us about the small parking space (btw free) but we had a Nissan Kicks and the space was more than appropriate. Additionally, the condo is within a short walking distance of the beach, which is absolutely beautiful and perfect for relaxation. Overall, this condo is a great choice for anyone looking to stay near St. Armand Circle and enjoy the local amenities and the stunning beach. We had a lovely time and would happily recommend it to others!

Pristine by the Sea

This property has been well maintained: fresh paint, new appliances, and well stocked kitchen. The pool and central courtyard are nice and inviting. Kingston Arms is located steps from the beautiful St. Armand's Circle with its many shops and restaurants. The beach is a 5-10 minute walk due west. The rooms are shiny clean as are the linens. Although I am here alone this trip, the apartment has sufficient space to comfortably sleep six. There is also an elevator to facilitate access to the second floor. I highly recommend this property for comfort and convenience.

Amazing Location

The location is steps away from St Armands and a short walk to Lido Beach. The condo was the perfect size for me and my husband. We dined out or ordered in, but the home is equipped had we desired to stay in and cook. Communication was great and check-in was simple.
