Three story home. Main floor & second story sleeps up to a maximum 8 people. (main flr. 1 queen bed; 2nd story 1 queen, 1 double & 2 single beds). The lower level 2 bedroom apartment sleeps up to a maximum 4 people (1 queen & 1 double bed), available for an additional $125 day, $775 wk., $1500 per month.
Spring Rate for up to 8 people is $150 per night, $900 per week, $3000 per month. The lower level apartment spring rate is $100 per night, $550 per week & $1500 per month.
Pet fee = $10-$15 per pet per day depending upon the pet's pedigree & size.

Full Bathroom, towels, linens, hair dryer (all 3 bathrooms). Laundry Room: washer, dryer, cleaning supplies, storage. Covered Balcony Deck (8 ft x 30 ft) , 10 deck chairs, 2 rectangular 6 ft. tables. Open Balcony Deck (8 ft x 30 ft), deck furniture, gas grill, charcoal grill.
2nd Story: Vaulted ceiling: Electric heat, 2 bedrooms, 3/4 bathroom. Master Bedroom: 1 queen bed, wardrobe closet, dresser, cedar chest, wall hooks, nightstand, tv, radio, ceiling fan. 2nd bedroom: 1 dbl. bed with curtain partition, 2 single beds (pushed together = king bed), dresser, wall hooks, ceiling fan, 2 night stands, tv, vcr.
Lower Level walkout 2 bedroom apartment: electric heat. Living Room: furniture, Dish tv, (dvd, vcr, movie library), quality stereo, wifi internet, ceiling fan. Full Bathroom: towels & linens. Full Kitchen: refrigerator, oven, microwave, dishwasher, complete inventory of cooking & eating utensils, kitchen table seats 8 people. Master Bedroom: 1 queen bed, dresser, tv, dvd, wall hooks, ceiling fan, nightstand. Guest Bedroom: 1 dbl. bed, dresser, nightstand. Covered Patio: deck furniture, gas grill, campfire ring.
The main floor and 2nd story rent = $1175 per week. The lower level walkout basement is only available to the party renting the top 2 floors for an additional $125 day/$775 wk/$1500 month and will NOT be rented to a separate party.

Western view for sunsets, five 14,000 ft. mountains in the immediate area. Lake Fork of the Gunnison River is 175 ft. in front of property. Lake San Cristobal (2nd largest natural body of water in CO.) 5 miles south of town. Blue Mesa Reservoir (largest body of water in CO.) 45 miles north; Black Canyon National Park 120 miles NW. Enjoy shopping and dining in downtown Lake City, within 10-15 minutes walking distance from this property. The property offers plenty of additional off street parking for atv, snowmobile, motorcycle and boat trailers, borders nature trail.
The staircase from the main floor to the 2nd story is moderately steep, the staircase from the main floor to the lower level 2 bedroom basement apartment is less steep.

1. For those who are budget minded and would like to save money you may self clean the house, owner provides a 14 point check list & all cleaning supplies. Laundry cleaning is included in the rent.

This property was purchased in Hinsdale County (90% public lands, little development) offering a true mountain setting and natural environment experience. There are numerous trails for hiking up to the 14,000 ft. mountains and many off road atv and jeep trails. The Alpine Loop (Cinnamon Pass elevation = 12,640 ft and Engineer Pass elevation 12,815 ft) scenery is equal to Trail Ridge Rd. in Rocky Mt. National Park except there are relatively few people on the Alpine Loop.
The nature trail runs along the south side of the property leading to the river walk over the pedestrian bridge, the river runs approximately 175 ft. in front of the house. The grocery store, Post Office, gas station & atv / snowmobile rentals are within 3 blocks of the property; downtown Lake City 10-15 minutes walking time.
We had 8 adults and 4 kids stay for a week in this house this summer. It was perfect! The 3 levels have each family the right amount of space. The house was clean and if we forgot anything, the house supplied it. The view was gorgeous and the very short walk to the river kept the kids entertained as well as the deer who came by to say hi. I recommend this property for a relaxing mountain getaway.
We stayed at this house for a week with daughter, son-in-law and grandkids. We absolutely loved it. Perfect location. Kitchen and laundry room were well appointed. Beds were very comfortable and bathrooms were roomy. Wifi worked well. We would definitely stay here again.
We have stayed four times at this house. It is roomy and convenient. All of our Lake City area activities can be conducted from here. The house is located in a subdivision close to Lake City, and traffic isn't too noisy. It's a short walk into town on a path and over a cool bridge that crosses the river. Staying here is easy. At the front entry, we can take off our boots, and hang coats. Immediately on the left is the laundry room where dirty clothes can be deposited. The kitchen has all of the implements necessary to cook. There is a large gas grill on the covered back porch that works. There are plenty of windows with screens to allow in fresh air. We had to work on our computers sometimes, and the internet worked fine. Our son and his wife stayed with us, and there was enough privacy for us all. We could drink coffee on the porch in the morning, and see deer strolling around. We plan to be back again for a fifth stay.
I stayed at this house for a week with my husband, my son, his wife, and their two children. The location is perfect, just a minute or two out of town, and within walking distance to the river. The house was just what we needed. We loved being able to use the grill, the fire pit, and especially seeing seven different deer from the porch! The house had plenty of space to relax, spread out and sleep, cook, and play games. We hope to stay here again next summer!
My husband and I stayed here for a month this summer and had a wonderful time. The house has everything that one needs for a comfortable stay and is located convenient to the walking trails into town. The neighborhood is quiet and the view from the back porch very pleasant. It is so nice to be able to walk to town, the market, park and not have to get in one's car.
We have been coming to Lake City for vacations for over 30 years and have stayed in many different places. We would definitely stay here again.
Perfect house for a large group/more than one family. 3 separate floors, all with bedrooms so it was perfect for splitting up girls and boys and adults. Plenty of beds and space for all! Beautiful location and only a short walk into the town.
Lake City is the Shangrala for hiking, atv & jeep off road vehicles, fishing at Lake San Cristobol, Lakefork Of The Gunnison River .

100% Reimbursable Security, Damage & Cleaning fee: min. $500 vs. $100 per person whichever is greater.
Cancellations: Rent & tax payments are refundable only if said property is rented to an alternate party for all or a portion thereof the same exact rental dates. If the property is rented to an alternate party for the same exact rental dates or a portion thereof then rent shall be refunded to the original party on a prorated basis. If the property is not rented for all or a portion thereof the same exact rental dates then all rent payments shall be non refundable. The security payment and pet fee shall be 100% reimbursable if the original Lessee does not occupy the property.
