Windows and French doors abound in this impeccable air-conditioned 3300 plus square foot contemporary. Located one and a half miles from the center of Edgartown and four miles from South Beach, this wonderfully furnished house is the perfect getaway for summer fun. Private lot is on an acre and a half of land close to the bike path.
First floor has huge amounts of living space. Tastefully furnished with comfortable over-sized couches and sisal rugs. Owner has lived in South America so there are many interesting artifacts from indigenous artisans. Beautiful Brazilian cherry hardwood floors throughout the entire house. Soaring 28 foot ceilings in the great room with a 3 sided balcony above living room creates incredible openness for superb entertaining. French doors reach out to a wrap around porch that overlooks the expansive lawn for outdoor fun. Private outdoor shower is available for after swim. Beautiful outside plantings surround the porch.
First floor features two bedrooms and one full bath with beautiful tiles. Dining room has Mexican table that seats ten. Dining room opens up to sunny screened in porch which is a favorite with everyone. Modern kitchen has built-in charming sofa to share conversation with the cook and large butcher block center to help the cook! Second floor has two bedrooms (one is the master with balcony) and two full baths. Laundry room with tiled floors and is located on second floor.

Other amenities: Air conditioning throughout both the main house and guest house.. Optional if needed for those extra guests and family members is a charming 800 sq.ft. guest house with beautiful french doors. 1st floor fold out Pottery Barn couch and 2nd floor queen bed and one twin. There is a 1/2 bath and outdoor shower. There is a 32 ' flat screen T.V . High speed internet.
Beach chairs and beach umbrellas are available. Coolers, Barbeque gas grill, iron and ironing board.

What makes this House unique
There are so many beautiful surroundings to the property. Behind the house, there are acres of conservation land so it is a perfect place to take a walk. In the morning you can walk to Morning Glory Farm where you can purchase great coffee and a muffin. On the way back from South Beach you can stop in and get some local produce. The fish market is 1 mile away and the village of Edgartown is 1.2 miles away. Often in the morning you may see deer grazing close to the house or some wild turkeys. The small private road where Sandy Feet is located has very little traffic and there is quiet in the surroundings. Because I am an artist, I like to have interesting things in my house, all the while keeping a very fresh clean and beachy feel to the house.

Felt right at home!
I was on Martha's Vineyard with a group of friends for a wedding. The wedding was a wonderful occasion as is, but our stay was made even more special thanks to Kati's hospitality. She welcomed us with open arms to Sandy Feet, her beautiful, clean, spacious and private home. Kati was very friendly, communicative and quick to answer questions. She even left a pie and some banana bread for us! I would stay here again in a heartbeat. Thank you, Kati!

Perfect house for a weekend on Martha's Vineyard
Sandy Feet was everything we hoped for. Several couples were on MV for a weekend wedding and wanted a comfortable house to use as a home base. The kitchen and living areas are more than large enough for four couples or an extended family, and it was lovely having a fire ready to go in the fireplace when we arrived. The bedrooms are all large and immaculate, with comfortable mattresses and linens. Katie, the owner, was helpful at every point, even offering to pick some things up at the supermarket when bad weather delayed our ferry.
The house is on a pretty wooded lot at the end of a cul de sac about 3/4's of a mile from the center of Edgartown. There is a dedicated bike lane for walking or biking into town.

It was a pleasure to have Doug and friends at Sandy Feet! They treated the house so respectfully, leaving it so clean as if no one had even been there! Doug and I had the chance to talk by phone before everyone arrived and that was great as we discussed the details of their arrival and the adventure they were going to have coming to the island during the storm! I stayed at Sandy Feet Retreat with a group of friends who go on a girls getaway weekend every year. None of us had been to Martha's Vineyard before, and I was put in charge of our time while there. Finding lodging for our group was my first task. When I found Sandy Feet - and Kati's warm, helpful and very responsive spirit - I knew I had the perfect place for us. Sandy Feet was even better in person that it looks online! Kati's personal touches throughout the home, the comfortable rooms, spacious common areas, and well-equipped kitchen all helped to make it an inviting home to relax in after a day of sight-seeing. And Kati's helpful tips about sights to see and places to dine were spot-on. Each time I consulted her while planning our trip, she was quick to respond and offer great suggestions. Her love of the area is obvious and shines forth in this lovely home. From Sandy Feet, we walked to Morning Glory Farms to explore their fresh baked goods and produce. We had rented cars, so were able to drive to Aquinnah Beach- making stops along the way. On the way back, we enjoyed a seafood picnic while watching the sunset at Menemsha Beach. We also rode bikes to Oak Bluffs, did a sailing tour with Mad Max Sailing, had spa treatments, shopped and explored Edgartown. Before and after each outing we thoroughly enjoyed our time spent in the comfort of Sandy Feet Retreat. After our visit to Sandy Feet I think Martha's Vineyard has a whole group of new admirers who hope to return some time in the future!
My Property is 1.2 miles from the center of Edgartown. There is a wonderful farm within walking distance from my home. There you can purchase fresh baked goods from the farm and local veggies along with assorted gourmet items. We are located down a small private road bordering on 80 plus acres. The bike path can bring you right into town.
