Pricing: We have a NO haggling policy. We believe it's the best way to be fair to everyone. We are aware that some other owners often inflate prices only to discount them. We don't do business that way. At our discretion, we may occasionally decline reservations that create one night gaps in our schedule. Unfortunately there is no way to currently designate these dates in the VRBO reservation app.
Do you understand or have questions about the service fee that VRBO instituted in early 2016? If so, please read the help text on the VRBO website. You cannot ask owners to waive this fee because if they do VRBO will suspend the owners ad. So please don't ask.

Please specify your exact arrival and departure dates and number of occupants. The maximum number of occupants is FIVE without additional charge. If you are planning on having SIX or more people, you must check the appropriate box and enter the number of additional guests. Any changes may affect the price.
CheckIn/ CheckOut: Check in time is 4pm on your Arrival Date. Check Out time is by Noon on departure date.
Keys: There are no keys! A minimum of FOUR days prior to arrival we will email you a confidential keypad code to open the front door. You may arrive and depart at your leisure, but in accordance with the above check in/check out times.
Community Swimming Pool: PMLA rules allow our guests to use the community swimming pool as long as you abide by all community rules and regulations. You will be emailed the link to this information prior to arrival. The community pool opens mid May. There is no charge for use of this beautiful swimming pool. You just need to show your guest permit to the pool staff, sign in and follow all posted rules.
Are you planning to visit Yosemite National Park? Our vacation home is conveniently located about 27 easy driving miles from Yosemite's west gate along Highway 120. You can be in Yosemite in as little as 30 minutes if you stay here. Or perhaps you are one of the many families who have fallen in love with Pine Mountain Lake, the pool, the beaches, golf, tennis and horseback riding? Each year we host many families who find it all here and never even bother with going to Yosemite!
Please check our availability calendar for open dates that fit your schedule. Would you be interested in renting our home for 31 days or more during the off-season? We have had several families stay for a month or more while searching for their own PML dream vacation home! By doing so, we won't have to charge you the 10% Tuolumne County temporary lodging/hotel tax. The best months to do this are October, November, January, and February. December and March are available at a slightly higher cost. But hurry and check our calendar soon because once we accept shorter term reservations for a particular month, it will be unavailable.
Our vacation home has adequate space at 1,714 sq ft and is equipped with all the necessary amenities. Plus we have both a custom billiard table and an upscale ping pong table. Our huge 33'X15' game room also functions as a THIRD bedroom.
Two day minimum required for most rentals. Occasionally we may make an exception.
We are located in Groveland at the Pine Mountain Lake gated resort community. This is not a cabin or old A-frame. This is a modern two bedroom, two bathroom home built in 1988 with central air-conditioning and heat.
Modern appliances and furnishings include a washer, dryer, dishwasher, Weber barbecue grill, microwave, DVD, VHS VCR, DirecTV. Please bring or purchase your own laundry detergent. Our detergent is for our local housekeeper to wash linens.
Home is located about two blocks from seventh hole of golf course. Play golf, swim, tennis, horseback ride, visit Yosemite; there are plenty of activities. The person responsible should be at least 25+ years old.
You will sleep in comfort at our house! One king in master bedroom, one queen in second bedroom, fold down Double size futon and two singles in large downstairs game room/3rd bedroom. Note second single is a hidden pull out on the floor/has no frame. There is also a sofa upstairs that you can sleep on if necessary. We now offer guests use of two TVs both on DIRECT TV, both with 55" screens. Please NO party animals. Enjoy, but enjoy responsibly. This is not run down rental property, but our personal vacation home. No smoking please.
We recommend you email us your preferred sleeping arrangements in advance so our housekeeper can cater to your needs.
This is a gated community, so you MUST enter through the Pine Mountain Lake Association (PMLA) Main Gate in order to reach house, which is located at 18992 Jimmie Bell St. in Groveland. Within the PML community it is also known as Unit 7 lot 170.
PMLA charges all renters $30 per vehicle to enter the gated community. Each fee paid is good for up to 8 days. You can read more info about this under Rates/Notes on our webpage.
Pets are considered. They must be over two years of age and not teething. Guests must check the pets box when placing their reservation. Our housekeeper is then paid extra to do deep cleaning after pet stays to remove any pet hair or dander. Our front balcony even includes a pet gate. But please don't leave pets overnight on the balcony as there occasionally are predators in the woods.

We have a local housekeeper, but we live in Macao, China for most of the year.
In cases where CA state issues an evacuation order for Groveland, CA for any reason, 100% of all rental fees will be refunded.
100% refund if canceled at least 60 days before arrival date.
50% refund if canceled at least 30 days before arrival date. Cancellations with less than 30 days notice agree to forfeit all rental fees. Your security deposit and housekeeping fees will be refunded. Leniency may be given if the cancelling party agrees to re-book and come during the off season (non-holiday) of the same calendar year or January through March of the following calendar year. Off-season is defined as after Labor Day, but not during a holiday period.
During 2018, we refunded 50% in rental fees due to the Ferguson Fire when the air quality in the local, Groveland area was considered borderline unhealthy. However, this policy does not apply to fires in further away places like the 1200 square miles of Yosemite National Park where the air quality in Groveland is not impacted or marginally impacted.
During 2013, we refunded 100% in rental fees due to the Rim Fire which which was much closer to our Groveland home than 2018’s Ferguson Fire. We want to be fair to all guests, but all fires are not the same. As such, we reserve the right to assess a fire’s impact on the local area and compensate guests appropriately.
We suggest travelers purchase travel insurance if they are concerned about fires during the peak fire season of roughly July 1 - October 15.
PMLA FEES: Pine Mountain Lake Association charges a $30 fee to ALL renters entering the community. Under the rules, you must check in with the guard at the main gate on Pine Mountain Lake Drive and state that you are renting our home. The gate is always open 24X7. Other roads like Mueller have card access only barriers which are only accessible by home owners. The guards are helpful and will even give you a map or directions upon request, but they also will charge you the $30 fee, good for the duration of your stay. We ask for your understanding in this matter. Home owners also pay such fees, but much larger ones, approximately $2,200 per home each year. These fees help maintain the PMLA system of private roads, beaches, pool and other facilities.
Rules & Restrictions:
NO SMOKING inside the house. If smoking outside, please pick up all cigarette butts. Our housekeepers do not clean outside the house.
BBQ must only be used on the back concrete patio and never in hazardous areas like our wooden balcony.
Kitchen: Housekeepers do NOT clean dishes, pots and pans or counter surfaces. Please clean the kitchen to at least the same level of cleanliness as you found upon entering the premises.
Game room: The billiard table is for adult use only. Children may play ping pong. Do not move the pool table. Do not attempt to fold up the ping pong table. It is okay for a minimum of two adults to carefully slide the ping pong table a few feet to one side, but please put it back before leaving.
Wood Stove: Please obey the posted sign to not use the wood stove.
You CANNOT park in the street. PMLA will give you a ticket. Please park your cars in our driveway or behind our house. You cannot park in our garage.
You must obey all local Pine Mountain Lake Association rules.
