Community Swimming Pool: PMLA rules allow our guests to use the community swimming pool as long as you abide by all community rules and regulations. You will be emailed the link to this information prior to arrival. The community pool opens mid May. There is no charge for use of this beautiful swimming pool. You just need to show your guest permit to the pool staff, sign in and follow all posted rules.

Are you planning to visit Yosemite National Park? Our vacation home is conveniently located about 27 easy driving miles from Yosemite's west gate along Highway 120. You can be in Yosemite in as little as 30 minutes if you stay here. Or perhaps you are one of the many families who have fallen in love with Pine Mountain Lake, the pool, the beaches, golf, tennis and horseback riding? Each year we host many families who find it all here and never even bother with going to Yosemite!

Please check our availability calendar for open dates that fit your schedule. Would you be interested in renting our home for 31 days or more during the off-season? We have had several families stay for a month or more while searching for their own PML dream vacation home! By doing so, we won't have to charge you the 10% Tuolumne County temporary lodging/hotel tax. The best months to do this are October, November, January, and February. December and March are available at a slightly higher cost. But hurry and check our calendar soon because once we accept shorter term reservations for a particular month, it will be unavailable.

Our vacation home has adequate space at 1,714 sq ft and is equipped with all the necessary amenities. Plus we have both a custom billiard table and an upscale ping pong table. Our huge 33'X15' game room also functions as a THIRD bedroom.

Two day minimum required for most rentals. Occasionally we may make an exception.

We are located in Groveland at the Pine Mountain Lake gated resort community. This is not a cabin or old A-frame. This is a modern two bedroom, two bathroom home built in 1988 with central air-conditioning and heat.

Modern appliances and furnishings include a washer, dryer, dishwasher, Weber barbecue grill, microwave, DVD, VHS VCR, DirecTV. Please bring or purchase your own laundry detergent. Our detergent is for our local housekeeper to wash linens.

Home is located about two blocks from seventh hole of golf course. Play golf, swim, tennis, horseback ride, visit Yosemite; there are plenty of activities. The person responsible should be at least 25+ years old.

You will sleep in comfort at our house! One king in master bedroom, one queen in second bedroom, fold down Double size futon and two singles in large downstairs game room/3rd bedroom. Note second single is a hidden pull out on the floor/has no frame. There is also a sofa upstairs that you can sleep on if necessary. We now offer guests use of two TVs both on DIRECT TV, both with 55" screens. Please NO party animals. Enjoy, but enjoy responsibly. This is not run down rental property, but our personal vacation home. No smoking please.

We recommend you email us your preferred sleeping arrangements in advance so our housekeeper can cater to your needs.

This is a gated community, so you MUST enter through the Pine Mountain Lake Association (PMLA) Main Gate in order to reach house, which is located at 18992 Jimmie Bell St. in Groveland. Within the PML community it is also known as Unit 7 lot 170.

PMLA charges all renters $30 per vehicle to enter the gated community. Each fee paid is good for up to 8 days. You can read more info about this under Rates/Notes on our webpage.

Pets are considered. They must be over two years of age and not teething. Guests must check the pets box when placing their reservation. Our housekeeper is then paid extra to do deep cleaning after pet stays to remove any pet hair or dander. Our front balcony even includes a pet gate. But please don't leave pets overnight on the balcony as there occasionally are predators in the woods.

About Alan Miller

We are not only VRBO property owners, but customers as well. The attached photo shows Susan and Alan Miller scuba diving off Michaelmas Cay on the Great Barrier Reef in Dec 2008. We stayed at a lovely VRBO rental in Palm Cove, Australia about 20 miles north of Cairns.

Why Alan Miller chose Groveland

A former work colleague of mine from Iran first introduced us to Pine Mountain Lake. He had purchased a cabin there and just threw me the keys one day and suggested we go up and see it! It was a particularly cold day in January and there was no heat in his cabin other than a couple of space heaters. Nonetheless, after our first night stay, we were off and looking for our own place the next morning! We purchased our home three weeks later!

What makes this house unique

We love the peace and quiet of the area. We are close to the golf course which is perfect for the avid golfer. Playing billiards and ping pong is always a lot of fun. Susan especially enjoys swimming at the lake!

We live in Macao, China but have a local housekeeper. Most other housekeepers in our area now charge $130. for limited services and sometimes even more just to include linens & towels. We kindly ask your understanding and acknowledgement that in exchange for our lower housekeeping fee of $100. that paper products other than toilet paper are not provided.

What a wonderful experience! Booking, check-in and check-out are incredibly simple. Owner's response is immediate, very friendly and helpful. They give many priceless suggestions and tips, thanks Alan! Home is very charming, elegant, clean, well stocked, spacious, great location - our children had so much fun on the lake, saw many wild life. Very close to one of the PML beaches. Game room is huge and has both pool and tennis tables, tv and three extra beds. Beds are very comfortable. We have small child and very much appreciate convenient check-out time!!! Cannot thank Alan and his family enough for their hospitality and for making our stay so pleasant. Next time we're heading this direction, I'll check this home's availability first thing. Would love to return. THANK YOU!

Great stay in Yosemite!

This is a slightly delayed review, but we truly enjoyed our stay at the Miller home! The house was clean, well maintained, and had everything we needed for a perfect weekend getaway. It was close enough to the park that we were able to drive back in even on the day we were leaving. Alan and Susan were very communicative throughout the entire booking experience and offered lots of helpful tips. I would definitely recommend this home if you're making the trip to Yosemite!

Beautiful, spacious, modern home. An Oasis after a day in Yosemite.

Beautiful spacious home with large master bedroom, separate bedroom, lots of extra room downstairs that we did not even have time to use, because the surrounding area is amazingly beautiful. The kitchen is large and modern. The surrounding neighborhood is quiet, with lots of greenery and wildlife. Very comfortable place to come back to, after a day hiking in Yosemite.

There is a bocce ball court at the main Marina and there is normally a get together there every Tuesday evening weather permitting. People will generally also bring food to grill and a dish to share. We have enjoyed this numerous times and it's always fun. There are also pickleball courts located near the country club. Please see our community website for more details.

For the quoted price occupant limit is SIX. There is an extra charge of $10 per person per day for each person exceeding this maximum.
One night stays are not usually available. Normally TWO nights are the minimum.
Weekly rates are NOT available for peak summer periods. (Memorial Day through Labor Day)
Weekly rates may be requested for other periods but may differ depending on the number of guests and time frame. Holiday rates are normally THREE night minimums at $175 per night.
Cancellation Policy:
100% refund if canceled at least 30 days before arrival date. Cancellations with less than 30 days notice agree to forfeit all rental fees. Your security deposit and housekeeping fees will be refunded. Some leniency may be given if the cancelling party agrees to re-book and come during the off season (non-holiday) of the same calendar year. Off-season is defined as after Labor Day, but not during a holiday period. During 2013, we refunded several thousand in rental fees due to the "nearby" Rim Fire and would willingly do so again if the air quality in the local, Groveland area is unhealthy. However, this policy does not apply to fires in further away places like Yosemite National Park.
PMLA FEES: Pine Mountain Lake Association charges a $27 fee to ALL renters entering the community. Under the rules, you must check in with the guard at the main gate on Pine Mountain Lake Drive and state that you are renting our home. The gate is always open 24X7. Other roads like Mueller have card access only barriers which are only accessible by home owners. The guards are helpful and will even give you a map or directions upon request, but they also will charge you the $30 fee, good for the duration of your stay. We ask for your understanding in this matter. Home owners also pay such fees, but much larger ones, approximately $2,200 per home each year. These fees help maintain the PMLA system of private roads, beaches, pool and other facilities.
