Private Waterfront property Guest House, with private Beach, Dock and Hot Tub!
Kayaks AND Paddle Board Included!! Completely renovated in recent years, this guest home located on Seconsett Island where you can come to relax. The entire island is family friendly, where you can relax in on the water and Beach in the back yard or stroll to the beach on Waquoit Bay. Ride bikes, Kayak, Paddle Board, Boat or swim safely right from home! Kayaks and SUP included for family use. A day trip to Martha’s Vineyard is always fantastic wither on your own boat from our dock or take one the local ferries!
The island is very quiet and semi-private so no traffic but just peace and quiet. Only a short drive to Mashpee Commons, New Seabury, South Cape beach, Falmouth, Falmouth Heights and Woods Hole! If you have a boat, you can leave your personal dock and be on Martha's Vineyard in minutes!
This “guest house” is a separate full residence/home on a waterfront lot with a “main house”. The main house is vacant with interior unfinished, but I do stay in main house on occasion when I go boating and at this moment may be doing some interior work to complete home. You have complete use of the guest house, beach and hot tub. I do make myself scarce any time I may be around to boat, do yard maintenance, or work on interior of the main home. Many times, I may just invite guests on a boat ride!
Since Covid most guest have been bringing their own sheets, pillows and cases and towels (linens). Want to have everyone comfortable and SAFE! I am willing to supplying all items upon request.

Such a super cute place.Beautiful granite and amazing shower. Very Private. Everything near by. Lots to do right on the property. David, the owner, is just the nicest guy. Perfect spot for your pet too. Rare find!!!
Our host was exceptional, providing rapid response to questions before and after booking. All amenities were as advertised. The hot tube was terrific for sore muscles. The guest house was just the right size for us. The is a great way to spend a few enjoyable days on The Cape.
Everything was awesome! David was a great host. We felt more than welcomed with our dog along. We loved the view, the hot tub, a great kayak trip to the beach.
Nice cozy secluded guest house right near the water. Dave is an excellent host -so friendly and accommodating! Made us feel welcome from the start and gave us info on where to go. Looking forward to coming back someday!
We had an enjoyable stay at this property! It exceeded our expectations, very clean and amenities were plentiful. It was everything promised and more. Host was amazing, truly made us feel at home. Great spot for r&r but also for exploring Cale Cod! Highly recommend.
The landlord gives a great description, but I think his home is nicer than the pics and the rooms are bigger than I thought. Great location and we had a lot of fun. And our Lab loved swimming in the ocean close by.
We checked in and had a few days of wonderful weather. We took short walks to the ocean front that the house faces and looked out on the water. Very peaceful and relaxing with all the comforts of home.
We spent 11 days at David’s beautiful little guest cottage. We had every amenity needed and the hot tub was a wonderful way to end long days of visiting family and seeing local sites. Seaconsett Island was gorgeous and access to a private beach, dock, and water sports equipment just made it extra special. It was also an easy drive to local restaurants and shops Would definitely stay again!
Very peaceful location with high privacy- nice patio with chairs and picnic table down by the water and a small private beach. The guest house is small but nice and well appointed.
Nice little guest house. Very comfortable. Owner is working on his home periodically but is incredibly nice. We hit it off and ended up spending time with him and his girlfriend. He graciously took us out on his boat. Wonderful experience and meeting a super nice couple was the added bonus. We hope to come back in the near future. Thank you Dave and Kara- your hospitality was an added bonus to our long weekend, honoring our sons life.
The location and property are really nice. We enjoyed the water views and kayaks. The hot tub is aso waterfront and amazing. This was one of very few properties that is okay with dogs and it has lots of amenities that will make them more comfortable. The Moonakis cafe, which is very close, has really good food. Overall we had a great time. The owner is easy to work with and responds quickly to any questions you may have.
Lots of kayaking, paddle boarding and swimming. We loved our stay at the cottage on a salty pond away from busy streets and city noise. The owner was very friendly, helpful and easy to communicate with. The cottage was clean, the kitchen had everything necessary. Perfect getaway during hot summer days!

Both kids qualified for the Annual x-Country race at the Cape Cod Fairgrounds this year. Great except one ran at 6:00 pm and the other at 9:30 PM.
This was the perfect place to stay. 15 minutes to the fairgrounds, quiet neighborhood, easy drive to plenty of things to do and a Hot tub to soak sore muscles :)
My husband and I stayed here for a mini-moon after our wedding. Dave was so kind and communicative! He even left us a congratulatory gift basket! We had a great time enjoying the hot tub while our golden retriever enjoyed playing in the water every morning. The neighborhood was very safe and quiet yet close to a lot towns and beautiful beaches. We had a wonderful time during our stay and couldn’t recommend this place enough!
The place was small and perfect for me, the hubby, and two teen (16 and 17) girls. The hot tub was the best. The pond that the house is situated on is so clear and was amazing for using the kayaks! The view every morning from the hot tub/picnic table area was just beautiful and was set up under the deck of the main house so when it was a little drizzly it didnt affect us. When the fog rolled in over the water it was so cool and a great time to enjy a cup of coffee with a view. Would definitely visit again. Out first time in Cape Cod and won't be our last!
The guest house is to the rear and side of the main house. An adorable cottage with most amenities. We stayed for two weeks and they were quite relaxing. The owner was very kind and helpful. He checked in occasionally to see if I needed anything. The view was serene. Cocktails in the hot tub at the end of the day were just what was needed. It was very peaceful. About a twenty minute drive to restaurants, bars, shopping.
This spot was peaceful for the most part. Some work being done next door for a couple of days that caused some Noice/loud music. Cute little guest house but could use updated couch and beds (very worn and not comfortable). Use of the hot tub a HUGE plus and the beach area is great. The host was very nice to work with and was accommodating and responsive. We would definitely stay here again with updated couch and beds. :)

Currently I live outside Boston in a town called Walpole. I have been coming to Seconsett Island since I was a very young boy. My Family had a place there for many years. In 2004 I was able to purchase my own Waterfront home so that my two girls could experience the Island growing up as I had. Never had the intention of renting but due to recent divorce I decided/needed to rent out for the summer to help pay for while I regroup and start my new life. I am a CPA by trade.
What makes this property unique
Safe Social Distancing with one of New England's favorite locations to boat and Kayak and enjoy summer activities! I fell in love with this island many years ago. The peacefulness of being here and then all the activities you can do right from the property is hard to explain in words. If you have young children and want to feel safe yet allow them to explore or play on the sandy beach, this is a great spot! There is fun for the whole family!
