Mary I am terribly sorry that the “non privacy” was a hardship. I try to make it abundantly clear in my listing description and I remind every single guest that the house has a completely open floor plan. It is a ski lodge style post and beam with open loft bedrooms. It has zero auditory privacy anywhere except in the downstairs powder room. There is visual privacy for the sleeping arrangements but no auditory privacy. You were a wonderful guest and we would be delighted to have you back but we understand that the openness did not work for you. I welcome the fact that this review will remind people to consider the clear description of our unique setting and appointments in the listing, though in this case it cost me a star. I send explicit notes as reminders on this topic at or even after booking. I want this to be a good fit for everyone. Please read the descriptions carefully before booking, or note my candid reminders. There is no auditory privacy! It is the trade off for a unique space.

Thank you Peter. I have tried to highlight the layout of the house in all of the descriptions, I have even resorted to reminding each and every person of that when they book. It is a ski lodge style post and beam log house, with two loft bedrooms, and a dual purpose “library” third bedroom that can be converted to a bedroom. There is visual privacy for all sleeping arrangements but no auditory privacy to speak of. So it’s a unique property, and we want to be sure it is a good fit for you and for your group before you book. Ask me questions, examine photos and descriptions (I will send more).

Thank you for your kind words, it was wonderful to have you, you were appreciative and responsive guests. My apologies for any surprises that you might have experienced due to the completely open floor plan, I’ve tried to emphasize it elsewhere and during the booking progress i may not have done so with you. We did put a description of the completely open floor plan into the section called “the space”. Normally we’ve had conversations with our guests before or immediately after booking to specifically alert them to the nature of the space, especially the “no auditory privacy” aspect, in order to double check that they had not missed it in the written description of the house. Do you think that this stronger version would fix that? Here's how it is presented so far “The house has a completely open floor plan, it is ski lodge style with loft bedrooms with a bathroom between the two loft bedrooms that is partially open to the shared cathedral ceiling. There is visual privacy or potential visual privacy for the sleeping arrangements and in the bathrooms but no auditory privacy to speak of except in the downstairs powder room which is enclosed but also has two doors (one which can make it potentially en-suite to the “third bedroom” off the great room which can be converted from a little library by drawing heavy Pendleton (trade blanket Indian robe) panels. Please keep this in mind for larger groups. If it’s a good fit for your group, and if after hearing my “open floor plan speech” you still find it so, the larger groups that come here (from couples up to eight) do have a wonderful time!” The upstairs bathroom has two glass doors with two heavy Pendleton panels each. They easily cover the doors but you do have to draw them. The effect is that if you don’t need privacy on one side, beautiful light comes in. When they are closed it is also aesthetic. So we decided not to change the doors. We thought about enclosing the top which is open, cathedral ceiling style, directly above the soaking/whirlpool tub, in order to create more auditory privacy, but decided against it as a trade off: again light plays in the room, and also, there is never any steam because of the excellent air circulation it provides. Please keep all this in mind when booking but if it’s seen as an adventure and an aesthetic experience you will not regret it. Again my apologies if it’s less conventional features took guests by surprise but we decided that it’s integral to the charm of the house

Thank you Steve you were wonderful guests. Please set your heart at rest that I’ve made it a habit to ride around on the “very open floor plan” even with guests that have already booked. I make sure that no one comes here without a crystal clear idea of what to expect and I make sure they understand. I used to remind guests only when the party was greater than a couple but these days I remind even a single person! Perhaps i failed to go through that with you? The couples (and one single) guests were very happy here but began to worry about larger groups and would mention that fact in reviews. Please rest assured that everyone gets my “very open floor plan speech” and gets reminded that it is ski lodge style log post and beam with loft bedrooms with visual privacy or potential visual privacy for the sleeping arrangements; but no auditory privacy except in the downstairs powder room. Guests who get past that, even large groups up to eight (we’ve had many over 14 years!!) are self selecting and they end up having a blast. It creates closeness in a unique environment for the right group. I tell people only you can know your group! We ourselves have had family and friends of all ages here on winter weekends all together. Yes, please be aware of the openness; but it can also be a very very special time here which we ourselves have experienced as have at this point hundreds of guests. We are always full in the summer months and shoulder seasons (we do not rent in winter) with groups of every size from 1-8. My apologies for the incident with the new air conditioner we are installing a much more powerful circuit breaker this week. I’m sorry that you had any trouble like that during your stay and had to go hunting for the box while trying to enjoy your anniversary. You took fabulous care of the place even the birds will miss you. Thank you Steven please come again.

My apologies that we did not direct you to that information. We normally remind guests that it is a very open floor plan when they book, with no auditory privacy except in the downstairs powder room. It is a ski lodge style post and beam log house with lifts open to the great room with a bathroom between the two lofts, which is ventilated through a cathedral ceiling that is open at the top to let in light and air. Once you are aware of that and only you know your party, if that works for you, the people who come here tend to have a blast…but one must consider all of that. My apologies for the air conditioning problems you may have had. There is an air conditioner in the door stairs area. It is located in the “library” off the living room which can be converted to a third bedroom. Our second unit was struck by lighting in a storm that our last guests endured. Unfortunately this time of year with supply chain issues it cannot be replaced right away. Also when the weather is cool it is better to be able to open the windows next to the bed and have room to move around it…but yes there is at least one working air conditioning unit in the house. It is a very large one on wheels that vents out the window. Sorry you were not able to find it or make it work. We were unaware that that was the case; we would have sent someone to help. You were wonderful guests and thank you for your understanding and the favorable rating despite these inconveniences. We appreciate your candor and your kindness. You left the place in meticulously beautiful shape; thanks for everything. We hope to see you again

Thank you for your kind words I am sorry you had trouble with your dogs and cars though. We are on our seventh German Shepherd they average 90 pounds and our Honda Pilot SUV and Ford F-250 Superduty Diesel truck are able to park side by side and turn around up there. If we have a third vehicle it does have to back down. But there are several parking spaces in addition on the lower part of the drive if you have extra guests or a larger group. For dogs, there are endless acres to run right outside the door if they are under voice command…it’s the entire Camden Hills and we own the land above the house…and below it….there’s also an easement across the blueberry fields and a network of peaceful roads and mountain trails. I’m sorry you did not reach out to us….we allow dogs because we have big dogs and did not have the heart to turn them away as they travel with us often….we do advertise that it is a very steep drive….Fair Winds safe travels…
