The Autumn Cottage has been lovingly designed to offer our guests the full flavor of Bend. This cozy heritage home also provides you with many modern ammenities for your comfort. Consistant upgrades and our personal touches will ensure that your stay in Bend is as special as the area itself.

This Cottage has two bedrooms (one king size, one queen size) a nice bathroom with shower/tub combo, a well appointed kitchen with stainless steel appliances, and comfortable living space with gas fireplace, flatscreen TV/DVD/I-pod dock, desk area, and free Wi-Fi to keep you connected.

You can also enjoy our fully fenced backyard that has a gas BBQ, outdoor bistro table, and private HOT TUB for your 'end-of-a-fun-Bend-day' soaks under the stars.

As an added bonus The Autumn Cottage is just a short 1 block stroll into the historic downtown and the fine dining, galleries, brew pubs, shops, and the Deschutes River. You can walk to it all....or ride one of the 2 vintage bikes we have for your use during the summer season (Memorial Day to Labor Day) The basket holds a growler of local brew or a loaf of fresh baked French bread just perfectly!

It was everything you and your web site said it would be and MORE! You were right about my sister (who favors cookie cutter motel chains) being hooked once she stayed there....she loved it. Nice place, but noisy heater... And rental contract terms a bit much.

Nicely equipped place, overall - and the owner was very prompt in addressing issues.

However, in winter, the main heating source is a gas "fireplace" with a fan that is surprisingly loud. When off, the temperature in the unit can drop pretty rapidly. When on, it is frankly too noisy to sleep.

Cleaning fees and policy are a bit high and over the top, in our opinion. Used only one of the two bedrooms and did not use the hot tub, so this impacts our perspective.

The booking process through VRBO also caused some concern. We asked, through the "tell the owner more about you/your visit" messaging that we were a couple, planning to use the one bedroom, and asked if a break on the price was possible. We had no response to this, but simply received a "your booking is confirmed" and "you'll lose the deposit if you cancel". Along similar lines, the owner sent a separate contract with terms that frankly went beyond what we'd expect for a VRBO vacation rental. We were also informed that if we did not sign and return the contract we'd lose our deposit. A bit disingenuous, in our opinion.

On the plus side, Internet access did not work when we arrived, but the owner had a person take a look and corrected the issue quite rapidly. (She might also note to refill a pepper mill sans grinder with ground pepper, as opposed to peppercorns...!)

Owner's Response: I'm happy to be able to tell you that our cute Vermont Castings fireplace is scheduled for a "facelift" with her brand new quiet fan being installed this Monday, so that will make the cottage even more comfortable. The charm, and that special deep heat of a gas fireplace just cant be beat on a cold winter night here in Bend! I'm sorry you have some issues with VRBO and their operations. Very simply they are a reliable third-party booking system that offers the ability to book immediately online. If you have questions, concerns, special requests, or need further information regarding a property, pricing, or policies then you pop a note through that site to the owner/manager or call direct to speak to us....BEFORE you make a reservation. However (as in your case) when you opt to make an immediate booking online they assume you have already read and agree to both the conditions and the costs, and immediately book that time for you. The separate in-house contract that we then send via email, contains details about the reservation that The City of Bend requires we send to all guests in advance of a stay, so they can comply with City regulations regarding safety, parking, property use etc. I am not only a local Bend VRBO owner but also a frequent VRBO user when I travel, and find this system works really well when used correctly. I always appreciate the local information that comes from the owner, and try to take full advantage of their local knowledge about "the fun stuff". Hopefully it will be easier for you next time around. The one real benefit of having a good local manager on the ground in Bend, is that we can respond quickly to any problems that may arise. The internet access issue upon your arrival stemmed from Bend Broadband's system and our tech person was able to facilitate their re-setting the modem remotely almost immediately. We continue to pride ourselves on our good local reputation, our personal customer service, and our well-run properties that are in superior locations.

The cottage is perfect. Clean, warm, cozy, and a few blocks from everything. I had a peaceful few days of work and rest. Loved my time there, and appreciate Lisa being so responsive!!

BEAUTIFUL house in a prime location. Enjoyed the spa pool and short walk to shops, breweries, and all Bend has to offer. Can't wait to book again for next year!

Wonderfully cared for Cottage

Proximity to walking downtown is second to none.. many excellent restaurants and shops are a 5-10 minute walk. The cottage is situated on a very quiet street which is also a plus. Lovely to have a well-maintained jacuzzi, bikes and grill. The backyard patio is in the summer shade in the afternoon so even on hot days it was pleasant. And the fenced back yard is wonderful for doggie visitors!

Only wish list items would be

1. screens on the bedroom windows so we weren't dependent on the loud A/C unit; we attempted to shut off the A/C and use the cool evening air, but we had a nice assortment of moths and bugs flying into the cottage

2. a quieter A/C unit. Don't get me wrong, it was much appreciated to have it in the first place, as daytime highs were in the 90s. However, it's an old in the wall unit that makes so much noise you have to turn the TV way up to hear it (the A/C is right next to the sofa and TV) and in order to get any cool air into the 2 bedrooms, the doors need to be left open all night , resulting in being kept awake until we got used to the A/C noise.

Making arrangements was easy and Lisa a pleasure to deal with. The following comment is not Lisa's (the property owner) fault...when did VRBO start charging a fee? Not only did we pay a cleaning fee and pet fee (both expected), but we were charged an $82 "Service fee" for our 3 night stay! Seems excessive...

Owner's Response: Greetings all--- Sounds like you really enjoyed the Autumn Cottage and her great location---and yes----NOT getting in the car to go to dinner or other fun Bend stuff is always a plus! Gotta love those cruiser bikes too...always FUN! I apologize about the screens gone missing---we had just washed windows and merely ran out of time to re-install screens prior to your check-in. I truly wished you had called me and it would have been such an easy fix to make you more comfortable. That's the very best part about having hands-on local managers...especially during a heat wave! When its 95+ degrees here in Bend the A/C's always works overtime to try and keep us cool. That specific A/C unit is just 2 years old and is rated to cool a home even larger than this cottage so it works pretty efficiently there. Its a hard balance though --- in a modest size cottage there is just no good place to put it that you wont hear it humming I'm afraid. I'm sorry you were bothered by the noise of it, but I do remember that roasting week and I'm sure you were glad to have it---so many vacation homes in Bend don't have that luxury. And don't we all hate fees----VRBO is a third party booking agent (like a travel agent) connecting those looking for places to stay with those that have them. They are quick, concise, and convenient and that's what they charge the fees for. We always welcome direct bookings at our homes as well, but you have to call us directly rather than touch a button. I'm looking forward to hearing from you guys again the next time you head to beautiful Bend hopefully---till then---happy Summer! Thanks again-- Lisa

Great Bend base

This house was the perfect base for us to explore the Bend area. It was clean and pleasant with a nice kitchen. The location was ideal, giving us foot access to downtown and the Old Mill. Would definitely use it again.
