Exciting Palmetto Dunes days await at this 2BR/2BA villa in the Queens Grant community! Walk or Drive a very short distance to the Private Beach Access, then dip in one of five on-site pools. Situated next to the Robert Trent Jones Golf Course, golfers will appreciate having easy access to the resort’s three world-class golf courses. Back at home, our villa boasts an inviting and newly renovated single-story floor plan. Highlights inside include a modern kitchen and a private courtyard.

LIVING AREA

Relax in the comfy living area after a fun-filled day. The 55” TV sets the scene for at-home movie screenings. Plush furnishings include an armchair, a love seat, and a sofa that converts to a 6" queen-size memory-foam sleeper.

KITCHEN & DINING

Chefs will appreciate the updated kitchen, newly appointed with sleek quartz countertops and stainless steel appliances. When it’s time to eat, gather around the table for six in the dining area. Kitchen has all of the utensils and items that you will need including Coffee Pot and K Cup Coffee maker

BEDROOMS & BATHS

This villa sleeps up to seven guests between two bedrooms and the sleeper sofa in the living area. The tranquil master suite features a King-size bed, a 43” TV, and direct access to the courtyard. The en-suite bathroom is configured with a luxe walk-in shower. The second bedroom is furnished with a Queen-size bed and a Full-size bed. You’ll also find a 40” TV. The adjacent bathroom has a walk-in shower.

Escape to the private courtyard to sip morning coffee and enjoy the beautiful island weather. Fire up the grill and enjoy an afternoon cookout around the outdoor table.

THE LOCATION
Located in the Queens Grant community, this villa offers excellent access to the best of the Palmetto Dunes amenities! Walk 0.8 miles to the sugar-white sand at the resort beach. Travel 1 mile to the Shelter Cove Marina to rent a boat and explore the resort’s 11-mile lagoon system. Golfers will appreciate having access to the three professional-grade courses, which include Robert Trent Jones (0.7 miles), George Fazio (0.9 miles), and Arthur Hills (2.5 miles). Voted the top tennis resort in the Carolinas, you can play like a pro at the tennis center, located 0.7 miles from your door.

DO NOT STAY HERE! This property looks nothing like the pictures. Upon entering the villa, it was not like the pictures. There was a foul order and within 20 minutes my daughter was sneezing from allergies. There was urine on the main carpet in the bedroom. Asking upon check-in regarding the issues we were told it was probably just spilled beverages. They called in a cleaning crew who added some chemicals and the urine remained on the carpet and the unit remained worn and filthy. There was also bugs on the bed and upon an image search the results came back as carpet beetle larva. There were also many ants on the floor. The washroom was filthy, and the owner took no responsibility for the issues at hand. In fact he went one further by saying that we ruined his Sunday because he had to deal with our issues. Meanwhile, we had just come in from a 18 hour car ride from Ontario. He returned our payment and we were able to stay else where, luckily.

After having hosted in this industry for over eight years and serving well over 3000 guests, you certainly live by the hospitality philosophy that the guest is always right. But in this instance, I will have to say that there are some things about this review that are not factual that I feel need to be addressed for this review. First off, let me start by saying that it is rather sad that somebody would tell you not to stay at a condo that 100’s of other people has been very happy and more than unsatisfied with. First - the guest who wrote the review booked a dog friendly Condo as a place for their vacation with their own dog in the month of March at the height of Pollen and Allergy season. I was notified upon arrival that they felt that the LIVING ROOM carpet was stained and that in their opinion it was dog urine. Within 15 minutes I had a member of the cleaning company in the condo to address the situation. He worked on getting it cleaned with the products that he had, but they are not a carpet cleaning company. To satisfy the guest we had the rug removed from the condo and the floors re-mopped. As for the Bathroom floors, I advised them that their complaint was noted, but the floors were not “dirty” They are discolored from 3-4 years of use on them. A towel could be run over them and there would be no dirt to be picked up on the towel. At that time, they said they understood. So, bringing it up in a photo to sabotage the condo is disheartening. Overall they wanted to find a different place to stay and it was agreed that we would accept that and have them fully refunded. The very next morning, I was in the condo with the cleaning supervisor, and we went through every inch of the condo and found no bugs nor ants when in fact ants were never mentioned to me (this review is the first time ants were mentioned) What I did find was that the beds were pulled back and some of the towels and showers were used so we had to have the whole condo re-cleaned and beds made to get it ready for the next guest. Please also know that after the following guest had departed, we Had the whole condo deep cleaned at every square inch. This happens at least twice a year and for every stay, the condo is checked by cleaning company to make sure that there are no unforeseen situations for a guest to walk into within 24-26 hours before checking in. In South Carolina a roach is a real thing that all home and condo owners must deal with, which is why the condos are sprayed for insects by the HOA every other month. They can get in the smallest of cracks anywhere. But just because one is found does not mean a property is infested with them. There was another bedspread that could have been used, and we would have been happy to have present one washed. (which we ended up doing) As for the comment about me…that is a false statement. What I did say to them is that I have been working from my phone for 4 hours because I was out of my office for the day doing my best to handle the situation and make it right in a professional manner. When they asked for a full refund, I also told them that I would be happy to process this for them but to please wait until I could get back to my office so I could process it on my computer instead of my phone. I never take a day off work. As for the photos, they are 100% correct and accurate and find comments odd because they were just taken 12 months prior and nothing to the condo has changed. We would NEVER try and mispresent a unit. It is always our goal to make every person 100% happy with their stay and the condo that is being offered. We certainly do understand that we cannot satisfy every guest, but we have satisfied hundreds of them that we have accommodated with this wonderful condo and sadly we feel that this guest was just not happy from the moment they arrived. Maybe it was their first time on Hilton Head.

The place was clean and we had ample amount of room for the 3 of us. We just had an issue with the tv not connecting to wifi, not a huge issue as we connected to our personal hot spot on our phones. Slight odor from the master toilet, could have been from the rain, we reported it and I am sure the owner will have it checked out. Kevin communicated great with us. Location was about a mile walk to the beach.

Our family of 5 spent Thanksgiving here. We had a fantastic stay. The kitchen was really well equipped which can be rare in a rental and we really appreciated that. It's walking distance to the beach and we enjoyed the pickleball courts. It was also amazing that it was dog friendly. We would definitely stay here again!

Just a few things I would suggest is cleaning the shower door stripping in bathrooms, cleaning the cold air return in the ceiling and checking the smoke alarms. I didn’t see any flashing lights to indicate if they were working. I looked for a step stool to try and check batteries but didn’t find anything sturdy to stand on. This was our third time staying in this condo and we really enjoy it!

Very nice place to stay. My only issue was the Air Conditioner couldn’t keep the set temperature inside durning the day. Also the internet wasn’t working properly but that wasn’t due to the people over the property. The property manager communicated quickly when I had questions.

Justin, Thank you for your stay and your feedback. It is always welcomed. I just wanted to address the 2 issues that you mentioned. Yes, there were technical issues with the internet off the Island as there was an outage that affected HHI. It was corrected and everything is running smoothly. Unfortunately when there is a 115 degree heat index, many of the AC units on the island are going to suffer to keep units cooled to 70 degrees during the middle of the day, but as the sun goes down the AC units keep the the Condos cool for Evening Life and Sleeping. The HVAC units were checked and everything is working as it should....there are no specific problems. Thank you again, and we hope that you will come again. Kevin

Wonderful stay in a great location

My family stayed for a week in this wonderful little villa. It is updated and perfect for a family of 4. The villa is in a great location to jump on a bike and head to the General Store or to eat at Sea Dunes and then head to the beach. We loved it so much that it made us think we want one of our own!

Lorraine, Thank you so much for staying in this wonderful Condo.. We were glad to hear from you on how much you enjoyed the unit and the enjoyment you had while staying in Palmetto Dunes. We are sorry that you did not like the Primary Bed as much as nearly all of the other guests have. Deciding on the right mattress type can be tough because everyone has a different comfort level between Soft & Firm. Without more input we cannot decide which meets in the middle, so that is why we love your feedback and we are willing to make any changes that are necessary based upon such feedback. Great Spring Break Location

Had a really nice stay for Spring Break with our family and pooch. The condo is an easy walk to the beach and to Shelter Cove that has a bunch of food and shopping options. We made good use of the beach toys, wagon, and chairs and knowing they were going to be available me really helped with packing for the trip. Communication with the property manager was easy, and he was really responsive when we ended up needing a second parking pass after a last minute change in our travel plans. Highly recommend the location, property, and island in general.
