Charming Historic Home Near Waterfront Restaurants

The best of both worlds: our 1870s house fits right into its historic Rondout neighborhood, but with funky modern design, style, comfort and amenities. Relax in a beautiful zen-like outdoor oasis with koi pond, seasonal stream feature, and dining and lounging areas. Walk just a few blocks down to the waterfront where you’ll find cafes, restaurants, antique stores, boutiques, and museums; grab a freshly fried donut and coffee, and watch the boats go by from a bench in the park.

On the first floor, the living room features exposed stone walls and wooden ceiling beams from the historic house, with comfortable contemporary furnishings. A step down takes you to the eat-in kitchen with coffee bar, espresso maker, and all of your cooking basics. The full bathroom is also found on the main floor. Upstairs there is a spacious master bedroom with a small seating area and adjacent workspace nook. Four steps down, there are the second and third bedrooms, with more exposed beams and unfinished natural pine floors from the original structure, and modern decor throughout. The small, cozy second bedroom features a floor-to-ceiling sliding door, and the larger third bedroom opens out directly into the garden.

There are stairs in many different areas of the house and property. Please consider this if you or anyone in your party have issues with mobility. Also, please note that the bathroom is on the main floor (while the bedrooms are on the second floor).

My husband and I bought our first house in Livingston Manor in 2002 when we were living in Manhattan and desperately wanted some more space and a place that was open to the outdoors. When we bought it, it was barely half finished. We worked for seven years to make it the special place that it is: cozy and private, but full of quirks and personality. We recently purchased our Kingston house because we saw the house had the same potential for comfort and individuality, in an area that we just love, and we know that you will too.

Why they chose this property

The Rondout is in the National Registry of Historic Places. Originally settled by the Dutch in the 17th century, it’s retained much of its original historic personality. Our small, residential street is just a few blocks walk from the restaurants, boutiques, and museums that give the waterfront area its charm. A two mile drive down Broadway is the Stockade District, the first seat of New York government, also known for its rich historic character as well as its fine restaurants and shopping. Hiking trails, a rail trail for biking, and boating are available both inside and outside the city of Kingston.

What makes this property unique

The first time we saw this house, we were taken with its unusual combination of the historic, with the original 1880 stone walls, and the clever design updates that give distinctive character and modern comfort. The large outdoor area is really special, too, with the koi pond and bluestone giving it a zen garden feel.
