Enter through the front lobby of a stately Victorian home into a peaceful, private flat. Beautifully appointed and comfortable, the apartment opens into your own patio leading to a shared, verdant garden oasis. The suite is on the ground floor of an owner-occupied 3-level home situated in the sunniest part of San Francisco— the Historic Dogpatch neighborhood of Eastern Potrero Hill, just minutes from all the Bay Area has to offer.

Completely furnished with linens, blankets, towels, and kitchenware, the flat has a comfortable living/dining room simply decorated in a modern, relaxed style including original artwork. PLEASE NOTE: there is NO TELEVISION in the unit, but with wireless access, movies and TV can be accessed through your laptop, if desired.

The fully equipped kitchen has new high-quality cookware, utensils and appliances, including an electric stove and oven, fridge, dishwasher, microwave, toaster oven, coffee maker, blender, juicer and food processor. The intimate bedroom features a king-size bed with a new custom mattress and pure cotton linens. The bathroom has a shower over tub. Every room has adjustable dimmer lights. 3MBPS Wi-Fi internet access and adjustable baseboard heating are all included.

Ideal as a hotel alternative for vacationing or business, the very convenient location is 1/2 block from 22nd Street's growing assortment of restaurants and coffee shops including Piccino and Serpentine, and just down the hill from Potrero Hill’s 18th Street shops and restaurants (including Turkish, Vietnamese, Sushi, French Bistro, Pizza & Mexican) plus a bakery, wine bar, groceries and laundry. We're located two blocks from the bay, where the Blue-Greenway bike route traces the water's edge 1/2 mile to the Embarcadero downtown, then out to Fisherman's Wharf--and for ambitious riders, to Crissy Field Park which leads over the Golden Gate Bridge.

TRANSPORTATION & PARKING: We are a 3 minute walk to the TK-3rd tram line 20th street stop to downtown, as well as the 22 bus line that travels up to the top of Potrero Hill and directly into the Mission, then to the Fillmore and the Marina. Downtown is 5 minutes by car via two nearby freeways (101 and 280). PARKING: There is ample street parking after 5PM and daytime parking is 2-hour in front of this address, though all-day street parking can usually be found close by. Daily guest parking passes for all-day street parking on our street are available in the flat for $10 a day.

Made of up charming Victorian cottages and historic warehouses, it is a hip multi-use area with a growing restaurant scene. Bustling by day and quiet at night and on weekends, the T-third tram to downtown is around the corner and the airport is a 12 minute, $30 cab ride away.

Parking ind Dogpatch: During M-F business hours, parking directly in front of the house is free for 2 hours. Half a block to the north the parking is free and not restricted. Across the street there is a parking lot that empties out in the evening and is at your disposal from Friday about 4:30 PM through Sunday evening. For your convenience we now offer daily guest parking passes for street parking for $10 a day. Please note street cleaning which is enforced: on Sunday night there is no parking on the east side of the street. Tuesday there is no parking on the west side (our side) of the street.

Perfect Location

When staying in San Francisco one of my top priorities is location and this property has that with easy access to CalTrain and Muni. No car needed. Another thing is quiet at night as I'm a light sleeper. I didn't have any trouble sleeping at all.

The pictures are accurate in showing you what you're renting. Extra thought was taken in making sure you had a few basics such as coffee and kitchen staples. There were large containers of shampoo and conditioner is the bathroom in case you forgot those. To me it's a little small for an extended stay but it worked well for the 4 nights we were there.

When I walked through the backyard garden with its water feature I could picture myself in one of the lounge chairs reading a book in warmer weather. The internet worked well.

The reason I rated this property a four instead of five is because every sound from upstairs carried down. I worried about disturbing our hosts with our noise so I constantly told my husband to speak softer and keep his tablet turned down.

Although I didn't meet her Katherine was prompt in answering any questions I sent her. I'd stay here again on a short trip. The location will be hard to beat.

Loved It!

Loved the flat. Very clean with a comfortable bed. We enjoyed our stay and the location was within two blocks of family. Plenty of places to eat within walking distance. We felt safe in the neighborhood and secure in the flat. No TV, but WiFi was fast and we were able to stream movies without issue. Would love to stay here again.

Just perfect!

Katherine was a fantastic host! She greeted us with roses and champagne, we were staying there to celebrate our Honeymoon. She and her husband were very helpful and knowledgeable. The flat was 1 block from the tram and very easy to navigate to and from. It's was clean, well kept and just what we needed. The room was nice and cozy and the king size bed was extremely comfortable. We would stay here again in a heartbeat. The kitchen although we didn't use it was perfect size. Katherine and Jared were amazing and so was their flat. Book this place while you can!

Excellent location

The Garden Flat was perfect for us. The neighborhood has excellent food venues and entertainment opportunities. Although we missed not having a TV to see what was going on with hurricane Irma, we were comfortable with all the amenities.

Dated and could be cleaner

People are nice but kitchen and bath are in need of cleaning, updating and softer towels.

Garden is lovely but benefit from power washing.

That said, I am very concerned about your remark on the cleanliness of the apartment. We pride ourselves in offering our guests a very clean, comfortable, quiet space in which to enjoy San Francisco. I either clean or inspect the flat myself between stays, and am therefore very surprised to hear there was something amiss. I would very much appreciate if you would contact me directly and let me know exactly what was amiss so we can ensure an enjoyable experience for our future guests.

Dogpatch Fun

We had a great time in the Dogpatch neighborhood. You can do anything for happy hour or dinner, etc. on foot within 5 minutes walk or less - Mexican, Japanese, Italian, southern comfort food, barbeque, craft beers and other drinking establishments. The Tennessee Street property that we stayed in was terrific and as advertised. The full kitchen with fridge is so handy for cold storage and meals. Why get a hotel with no fridge??? The bed is also very comfy. I really think that it HELPS you enjoy your vacation more NOT having a TV in the flat. The only negative (does not detract from the rating at all) is the parking situation. Either don't get/bring a car, or park it somewhere legal, leave it there permanently and Uber or train around. The train and bus stops are about a 3 minute walk away.
