WHY WE LOVE IT
⭐ Surf's Up is a two-bedroom, three-bath cottage-style home that has been completely and lovingly renovated from top to bottom and is gorgeously decorated, meticulously maintained, and ready for your family vacation!!

FLOORPLAN
⭐ You will love the spacious open floor plan, ceiling fans, and private backyard to enjoy grilling, sitting by the fire pit, or playing games with the kids. Perfect for families who love being close to the beach! The large gourmet kitchen with stainless steel appliances, granite counters, a wine fridge, and upgraded cabinetry has a breakfast bar with seating for 4. At Surf's Up, you will have everything you need to cook your family's favorite meal quickly. The dining area also seats three comfortably and opens to the warm, cozy living area with plenty of room to relax. The newly decorated living room has coastal accents, an oversized sectional couch, a Full-sized sleeper sofa, and a large flat-screen TV. Next to the kitchen, you will find a guest bathroom with a walk-in shower. You will find the laundry closet with a full-size washer and dryer for your convenience. Step outside to enjoy a glass of wine on the back porch with a dining table for 4. The master bedroom has a king-size bed, an en-suite bathroom, and a large tub/shower combination. The master bedroom has access to the large private balcony for guests to enjoy the sunshine and fresh morning air at their convenience. The guest room has a queen bed and a one-of-a-kind Murphy bed that turns from a desk into a twin bed. The second bathroom is conveniently located just steps from the guest room and has a walk-in shower.

⭐ While you could surely spend most of your time unwinding by the sandy shore, which is in walking distance from the house, you'll also want to venture out to experience all the surrounding areas offer, including restaurants and fabulous shopping. There is even a new shopping center just a short walk from Surf's Up called The Village with everything you need and more! Need a caffeine fix? Pop into the Coffee Shoppe at 30A. Want to satisfy your sweet tooth? Head over to the Ice Cream Shoppe at 30A. Need a new hairstyle for that perfect vacation selfie? Look no further than Love Salon 30A! And if you're in the mood for some delicious Italian food, Mimmo's Ristorante Italiano will transport your taste buds straight to Rome!

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Parking is available for up to three (3) cars - depending on size. Parking passes are not required.

BEACH SERVICE
⭐ As our guests, you will have access to the 30A Beach Club Beach Access. Just please remember to wear your wristbands. If you would like to access the public beach, it is 11 minutes from our home. You can rent beach chairs/umbrellas through Vacayzen. They can provide delivery, set up, and break-down each day.

POOLS / AMENITIES
⭐ As our guest at Surf's Up, you can take advantage of the fantastic amenities at the nearby Village of Blue Mountain Beach, just a short stroll from home. These amenities include a spacious community pool, fitness center, bocce ball court, shuffleboard courts, a putting green, and corn hole boards! Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! No jumping or sitting on the hot tub cover. Any damages to the cover will incur a damage fee of $500. Please note additional rules for more info.

SECURITY
⭐ Our property does have an entry camera. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ The kitchen has a Fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
