Hartnett's Bluff House sits above a private rocky beach, close to the surf of the Atlantic Ocean. The house is a new construction (built in 2010 by the owners), cedar-shingled post and beam home that boasts an open concept layout. The main floor is open space flooded with views of the ocean from every angle. It contains a well-appointed kitchen with granite and butcher-block countertops and stainless steel appliances. There is a beautiful dining area with a large granite table that seats 6, and a living area with a comfy sofa and chairs perfect for lounging with friends and family, and gazing out at the ocean sunset. The main floor is complete with a powder room and a playing space for games and toys.
The upper floor reveals a gorgeous master suite with a heavenly king-size bed overlooking the water. A peaceful on-suite bathroom is complete with double sinks and a classic antique claw foot tub. There is also a cozy sitting area with comfortable chairs, ottomans, and reading lamps perfect for curling up with a book at the end of the day. A separate space off of the master has a small room with two twin beds that can be joined to create a king-sized bed, and makes a great kids room.
The lower floor contains a third bedroom with a queen-size bed with ocean views. The third bathroom is complete with a large open tiled shower, double sinks, and more windows looking out onto acres of rosa rugosa. Guests will also find a bonus entertainment room with a flat-screen TV and an L-shaped sofa which pulls out into a double bed for additional sleeping accommodations. There is also a laundry room with an energy-efficient washer and dryer for guests' convenience. Doors lead out onto a large deck complete with lounge chairs, a BBQ, a cold-water outdoor shower, and hammock, perfect for cooling off and relaxing after a long day at the beach!
Adjacent to the house is the path down to the private rocky beach, an excellent place to surf-cast and catch striped bass and bluefish, hunting for driftwood, shells and beautiful beach stones. Later in the season, this serves as a popular surf spot on the island, and provides a great spot to watch the surfers brave the waves!
The house has back up solar-power, and generator so you will most likely never lose power even when everyone else does. This will ensure the most comfortable and enjoyable stay in our home!
The property is located on the southwest corner of Block Island at the end of a rather long dirt road. The road is usually kept in good condition, which should allow easy access by any car. Since the house is located about 3 miles from town and the swimming beaches, a car is necessary. Due to the location of the property, the home allows for the privacy and tranquility that is most prized on Block Island.

Why Cullinan and Erin Hartnett chose Block Island
We built this house on our 10 acre property in 2009/2010. The property itself has been in the family since 1946.
What makes this House unique
Our property is as far as you can get on the island from the crowds in town. It is very peaceful and quiet except for the sound of the surf. Since we are at the end of the road, there is no passing traffic.

This house is amazing every time I stay here! It is a favorite place on earth.
Erin is a perfect host. There are not enough words to describe this property. I spent the first half of the week with my husband and the second half celebrating a friend's 50. The house is great for both. The sunsets are amazing!
The home is lovely with a beautiful view and lots of privacy. However, it does have some issues as I will explain here. The house is run on solar and wind power, which is a good thing ... if the weather cooperates. Unfortunately, we were there during the gray weather of a tropical storm which caused the solar and wind power not to work efficiently ... so, if we used the toaster and coffeemaker simultaneously we would lose power. There is a generator that was suppose to kick on when there was no power; but it did not work great either. My husband is a mechanical contractor and had to manually start it many times over the course of the week, even though it was suppose to come on by itself. And, once he did get it started, it created so much smoke and oil burning, we had to shut it down. We were told the owners knew of the problem with the generator, but that there was no one on the island who knows how to fix it. So, the generator does not start automatically. My other complaint is that I twice saw a mouse in the kitchen late at night. My husband and I slept in the downstairs bedroom which has a little tv room and bath. The entire downstairs smells like mold. I personally found it hard to take. Also, there were no fans in any of the bathrooms. The shower in the downstairs bathroom is nice ... but it is the only one in the house. The second floor "shower" is a stand-alone tub without a shower curtain, so water goes everywhere ... it could not be used. So six of us had to share one shower. It was too cold to use the outdoor shower. The downstairs bedroom could use a fan above the bed also, as the windows don't open in that room. I dislike having to spell all this out ... for such a pretty house its a shame that these things haven't been taken care of, as they all can be fixed quite easily. The folks who own the house are very nice and were fine to communicate with. I wish I could leave a better review ... I am just being honest.
We are so sorry that your stay was uncomfortable. We have taken a number of measures to prevent these issues from occurring again. We have taken the generator out of service and connected the house to the main power grid. An exterminator has visited the house several times to deal with the mouse issue which was rampant all over the island this past season. We installed all new underlayment and flooring into the basement/lower level of the house which has eliminated all mold/mildew issues. These are all renovations to the property that we hope will make for a much more comfortable stay moving forward. We greatly appreciate the feedback.
Great house in a great location. Couldn't have been better.
The home was beautiful and clean upon arrival. We enjoyed every bit of the house especially the incredible sunsets in the back yard. They had all the amenities to have a family of 6 live comfortably for a week. A bit off the beaten path so you definitely want a car to get around. Regardless we are looking forward to re-renting this house next year.
Absolutely stunning and beautiful home right on the water
My wife and I spent many summer vacations on BI, first on our 30' sailboat and when our children arrived, renting houses mostly in this same area of the island. This house is at the top of the list for views, privacy and an overall magical experience. The house is well equipped and we were very comfortable as were our guests. It is a winding road to the house, so be ready for an adventure, although it will land you at the edge of the world.
A beautiful, peaceful slice of Block Island paradise.
We just spent a week at Bluff House and couldn't have asked for better accommodations. The house is just as pictured and very well-equipped. Having a private beach, sitting on the deck to enjoy breakfast and falling asleep to the crashing waves were just some of the many gifts of staying here. We highly recommend and have definitely found our Block Island "home away from home". We'll be back! Thank you, Erin, for an effortless visit to your very special home.
