About ParkHopper Properties by Carolyn and Charles Hudson
ParkHopper Properties is owned by Carolyn and Charles Hudson. Originally from Mississippi, Birmingham, Alabama has been home for over 39 years. We are the parents of 5 adult children, and we now have LOTS of grandchildren. :o) We cherish the memories we made on family trips to the Orlando area when our children were small. Now that they have their own families, they enjoy bringing their children to the same theme parks they enjoyed as children. Two of our daughters worked as musical performers at Disney both in California and Florida, so even after our children were grown, we made many trips to Disney to see their shows. We have stayed in most of the Disney properties and some private rental properties over the years. Once we 'discovered' Windsor Hills, we never stayed anywhere else! It simply could not be beat for facilities and convenience. In 2012 we decided to buy our first condo in Windsor Hills because we wanted to have a place available to bring our grandchildren. Because our family kept expanding with new grandchildren, we found we needed more room, so we purchased an additional units that suited our location requirements as they became available. With owning multiple units and managing them ourselves, we found that refurbishing the units offered a creative outlet and managing them was somewhat like a part-time job. Now that we are retired (medical and teaching), we decided that managing additional units would be a suitable job for two retirees. ParkHopper Properties now owns and manages a total of 7 condos in Windsor Hills. Five of them are in the building adjacent to the pool, and two are diagonally across the street from the pool building. Having all of the properties close together gives us the flexibility of having properties suitable for larger groups.

Why ParkHopper Properties by Carolyn and Charles Hudson chose Kissimmee
We have stayed at Windsor Hills many times over the years as well as at many other locations in the Orlando-Kissimmee area. When we decided to buy a property, we only considered Windsor Hills. It offers the best location, immaculately maintained landscaping, and many resort amenities. We wanted to have a home away from home that our family and friends could all to enjoy. After staying at many places near to Disney, we found that this was the closest one to the main gate. We can actually be at some of the Disney attractions faster than staying at Disney and using their transportation. The property provided all that we could ask for in a vacation home. It was exciting for us to know that we could share this vacation home with our grandchildren. They love the zero entry pool with the water slide. Some days, they prefer to spend time in the pool rather than going to the theme parks.
What makes this Condo unique
When we were looking for a property to buy, we wanted to purchase a ground floor unit. After staying on upper floors, we found that it was much more convenient to walk from the condo to the car without the hassle of waiting for the elevator, or worrying about small children on the stairs. We completely redecorated the condo after we purchased it so that it would have a fresh look for our family and our guests, and we added a lot extras to make the unit comfortable and convenient for our family, friends, and guests. We had enjoyed Parkhopper Place for 4 years, but we recently decided it was time to change out some of our decor, so on November 19, 2016, Parkhopper Place was reopened with our new Star Wars Room and some other updates. We can't wait for all of the Star Wars fans in our family to see it, and we hope you like it, too!

Location was wonderful, close to the Disney parks, and easy access to many stores, restaurants, and groceries! Home was clean and perfect for our family!
Clean, Convenient, and Comfortable
We usually stay on Disney property when visiting "The Mouse"; but opted to try something different this time. The owner, Carolyn, gave us very good communication that was helpful and eased our minds from the worries of not staying at Disney. The location was close to the parks. The surrounding community had shopping and a variety of places to eat. And the condo was clean and comfortable. The grandchildren especially liked the Disney themed rooms. We had more than enough room and all the "extras" (pool towels, strollers, trash bags, toiletries, etc.) were much appreciated. We will definitely try to book this property again. We stayed January 23-28, 2020.
Great location but lacking basic necessities
The location and amenities in Windsor hills were great, and the condo itself was nice. However, it was lacking the basic necessities that you’d expect in even a hotel room (salt & pepper, sugar, tissues, etc.) and came with two rolls of toilet paper (for a condo listed for 8 people). Overall we were disappointed and would book a different condo in the future.
We feel that this guest either did not read or did not understand the information we provided in the rental agreement that she accepted and signed to finalize the reservation of our property.
Shown below is the information that was provided to this guest and to all of our guests in their rental agreements:
Vacation homes are self-catering accommodations. Trash bags and dishwasher detergent as well as complimentary starter soap, toilet tissue and paper towels are provided. Guests are responsible for replenishing complimentary items if more are needed during their stay. Basic toiletry items such as shampoo, conditioner, toothpaste, etc. are NOT provided and must be provided by the Guest, as well as grocery supplies. Items such as laundry and cleaning supplies may be in the home, but are not guaranteed to be provided. Due to Florida Health Department regulations, no food items may be left in a rental home. This includes items such as salt, pepper, and sweeteners.
Windsor Hills management companies furnish starter bath tissue & soap in each bath. As owners, we also furnish starter paper towels & unlimited trash bags & dishwasher detergent. These items were left in the property for these guests prior to their arrival.
Our management company states that health regulations mandate that consumable items exposed to previous guests in a rental property should be discarded. Our management company complies with all local & state regulations for Florida rental properties. No consumable items are left in our properties.
This guest group arrived to a clean unit furnished & supplied as stated in their rental agreement. All services, documents, communications prior to their arrival, & their deposit refund after their departure were provided to them in a timely manner.
We feel that this 3-Star review & the accompanying comments are unjustified because this guest either did not read or did not have an understanding of the rental agreement terms that she accepted and agreed to with her signature.

Beautiful property. Awesome pool. Definitely staying again!
Very convenient to Disney parks. We used Uber the whole time and got to and from our destinations with ease. If you're staying here, set aside a day or two for the pool.
Excellent location. Excellent condo. Appreciated the quiet community and the fact that the resort is gated. That is something I don’t ordinarily think about but we had just come from a two night stay in Nashville where our car was broken into while in a parking garage.
We definitely wished we had one more day to enjoy the pool. Next time !
