The sandy beach and beautiful Atlantic ocean are only steps away in this traditional Edisto beach house. Everyone will love the open floor plan and all the room for spending great quality family time. And with two bedrooms and baths on each side of the great room everyone can be guaranteed quiet time as well. The floor plan works great for families or couples, and particularly well for extended/multiple families vacationing together. Two of the bedrooms open onto the deck for spectacular sunrise vistas.
This home sits closer to the water than the surrounding homes, giving it some of the best views on the island - guests have compared the views from the ocean side deck to being on a ship. It also has one of the shortest walks to the beach available on Edisto - just down the steps from the deck. The deck even extends over the beach, so guests love setting up chairs on the sand under the deck for a shady beach experience.
This home now has a hot tub, nestled under the house on the beach side with views of the ocean from the tub.
This home is close to the pavilion/pier, shopping and restaurants, and sits on an expansive stretch of pristine Edisto Beach with unobstructed panoramic views of the Atlantic Ocean. Abundant off street parking.

The home has been updated and remodeled, and features an open kitchen with island, beautiful wood ceiling in great room, hardwood floors throughout, the addition of a 3rd full bathroom, and more updates to the original traditional Edisto floorplan. The deck was also renovated, with new railings and the addition of a dog gate. An exterior, enclosed shower has also been installed under the home.

The owners are actually two families - connected for years through business and friendship, and now through this rental property. We are all from the Charleston area and share a love of our children and the natural beauty of the Lowcountry and our wonderful beaches.

Why Tommy Smith chose Edisto Beach
Living nearby in Charleston, we wanted a vacation retreat that was easily accessible, yet still afforded us a feeling of getting away. Edisto Beach was the answer. We can be at the home in less than an hour, yet feel much further away from the every day. Much of Edisto Island is under conservation easements, and will always remain unchanged and as beautiful and unspoiled as it has for generations. We particularly enjoy the home’s close proximity to both the beach and to the Edisto Island business district. As nearly everything we need is within a short walking distance, we can park our cars under the house and not use them for a week if we don’t want to.
What makes this House unique
With 4 bedrooms separated by the central great room, the home has a traditional beach-style layout that is both functional and practical. It is perfect for vacationing with family and friends, as everyone can have their own space. My favorite space is actually under the ocean side deck. I can hang out there in the shade with my feet in the sand while the kids enjoy the waves just a few feet away.

Great Vacation Home!
I loved this place! Great location for my grandkids. Step off steps, walk down a sandy spot and your on the beach. Best part was deck provided a shady spot from the sun. The house had a great floor plan and kitchen was well equipped. If u love shells this beach is the place to be. If u love bike riding the island has great biking areas. At night sitting on the deck was like being on a ship with the water and waves right below you. As u fell asleep at night the waves provided the perfect sound! Charleston not far to visit for the day or to go to the movies. Bingo at the lions club is family fun. Memories were certainly made for our family!

Pros: right on the water at hightide, roomy house, great floorplan, hot tub
Cons: NO DIRECT BEACH ACCESS, owner told us to cut "stairs" in the sand, illegal to do that, then he got permission for us to use the neighbors access but we had to walk onto the road andaround a fence
On arrival had great difficulty with lockbox, called the numbers given to us but after several calls no one called us, we eventually got it and did leave them a message but no one bothered to followup. Hot tub had clogged filters, owner told us to clean them, he finally came out himself and then apologized for no beach access but never offered a partial refund. Furnishings worn and dirty in living area, one bedroom the bed slumped in the middle. Pros: Linens provided were clean and seemed new...overall house not bad but not as advertised. Did see live baby turtles being born and going out to sea and dolphins off the porch
Regarding the beach access issue mentioned, we have added several new photos showing the beach access from the home. Edisto Beach is in a constant state of erosion and build up, and often can carve out (or build up) several feet in a matter of hours, days, or weeks. In this renter's case there seems to have been an extreme situation during their stay - with the beach level much lower than we have ever seen it before. The situation seems to have resolved quickly, as when we visited the home a week or so later there was no problem with beach access, and we have not received any other reports of issues from other renters (on the contrary, the guests that we have asked have reported an easy walk to the water). When contacted by the renter regarding the issue, the homeowner recommended scooping a step or 2 out of the sand to allow for easier access (not illegal so long as sea oats are not damaged), since the descent to the beach was steeper than usual. The beach has since built back up, and is scheduled for re-nourishment this year, which will build up the sand level significantly.
We purchased the brand new hot tub this spring, and have experienced very few issues since installing the hot tub. We have been warned that using the tub with suntan oils, lotions, sunscreen, etc., can clog the filter which will shut down the motor. Because the homeowner lives over an hour away, he was unable to go out to the house immediately, but was out the very next day to repair and clean the unit. In the meantime we talked the renters through removing the filter and rinsing it out, in the hope that this would allow the renters to use the hot tub that very day, rather than waiting until the next day. Additionally, we have since looked into different chemicals and cleaners in an attempt to help avoid a repeat of a clogged filter issue.
However, we are very apologetic for our renters’ bad experience, as it is important to us that all of our guests enjoy the house to the fullest and have a great experience while on Edisto at High Tide. As we have no control over the level of the beach, and fixed the hot tub issue as soon as possible, we did not offer a refund. If we had realized how displeased and disappointed the renters were, we would have considered a partial refund.

Amazing value RIGHT on the beach!
True beachfront houses are hard to come by at a fair price, and High Tide is the exception to the rule. Such a well done, cozy, spacious and convenient home to stay with the most amazing view. Looking out the back porch it is as-if you are on your own private yacht! Pros included the shaded spot under the deck, easy access to everything, ice cold A/C, privacy privacy privacy, tons of appliances & tools in the kitchen. Cons were the cleanliness of the kitchenwares, salty water out of the faucet (not expecting that), and travel time to Charleston (Edisto is out there and untouched). We would definitely come back!
This home couldn't get any closer to the water. Very nice property without being too grand. You feel at home. Everything was is great shape and the owners were very nice and accommodating. A real private feel to the beach, but close to the restaurants and shopping.
