Welcome to a Sunny Upscale Vacation Villa, furnished to a high standard, with lots of space and very close to the Disney Theme Parks, Universal and Sea World theme parks. We pride ourselves on offering a villa which is above the rest not only on amenities, but also on spaciousness and luxury!

**We offer specific cleaning protocols to safely mitigate Covid19 risks. We don't take back to back reservations (no new check ins within 24 hours of a check out). We provide sanitizers and our cleaning team's personnel wear gloves and masks.**

For the Coronavirus situation, we offer more flexible terms in terms of cancellation. Contact us for more information before you send a reservation request.

Royal Palms Mansion is located in Kissimmee, Florida near Route 192 (one minute away). It is 10 minutes from Disney Theme Parks like Magic Kingdom, EPCOT and Disney MGM studios, in a upscale neighborhood. Close to Sea World, Universal dinner shows etc it is ideally located for exploring the central Florida region. There are many restaurants on route 192 ranging from McDonald's to Medieval Times that cater to every palate and budget.

This luxury villa has space: about 2350 square feet to spread out in with 4 bedrooms (of which 2 are en-suite Bedrooms) and 3 bathrooms, Living Room, Kitchen and Game Room. The villa can sleep 10 people and it is furnished tastefully to a high standard. It is fully air-conditioned, there is free unlimited Wi-fi internet access in the Villa and free unlimited phone calls to Canada and USA. Any Boats or RVs are not allowed in the development.

The Game room features Pool, Air Hockey, Playstation 2, ping pong, darts etc. A fresh set of Towels, Coffee maker, Toaster, Microwave and conventional ovens, quality fresh linen in bed and all pots and pans are furnished for your use during the stay in the villa. we have a Washer Dryer for laundry and the Villa is fully air-conditioned. There is a TV in every bedroom along with a drawer chest and the family room has a TV and a DVD Player as well. There is a pack-n-play for kids, all free. Additionally, we provide a digital safe for your use. The pool is larger than usual, not overlooked, and it gets the sun pretty much most of the day.

Great house for the money

This home was a great space for the money. It was close to the Disney and allowed us to have plenty of space to stretch out and still get to the parks within 25-30 minutes each morning. Great for our needs.

We stayed in this Villa for a week. It was a great location....close to attractions but out of the high traffic of Orlando. The Villa was very comfortable and provided a great space for my family! We will be staying again!

Adequate for what we needed.

House was spacious for our family of 7. Needed a little TLC but we weren’t buying it so it didn’t matter much. Didn’t use the pool but it looked nice. Had everything we needed and owner was extremely responsive. I’d recommend some larger TVs.

Getaway!

The house was wonderful. However with the temperatures in the mid 80s, having to keep the air at 75 made the house warm. We bought fans and left them at the house. We could not use the pool because the water was very cold.

We note that the pool water was cold, and that was because the guests did not choose the pool heat, which we offer to all of our guests at a nominal price of $17 per day. The house was comfortable but needed some refreshing. Had all we needed for basics.

The house needed a thorough cleaning but was mainly clean. Could use a major dusting, walls and carpets needed deeper cleaning. The pools was nice, used the washer and dryer often. The bed could use a new mattress. The neighborhood was a bit sketchy but we had no problems except extremely narrow streets. About 30 minutes to universal and a bit closer to Disney and sea world. Overall a comfortable house to stay for our 6 people.

We thank the guests for choosing us and for their observation that the house was comfortable and the pool was nice and that the house had a washer and dryer. The bed actually *has* a new mattress which is about 6 months old. The neighborhood has been consistently mentioned by other guests as being very nice and quiet: and the guests who immediately preceded this guest mentioned our house as the "Nicest Rental Property in Kissimmee area": so the observation about the neighborhood is not true. "Narrow streets"? Of all the other reviews, this is the first we're hearing of it. Perhaps this guest had a different motivation for mentioning certain things that are not true. Our villa is about 12-15 minutes from Disney Ticket and Transportation center, subject to traffic conditions.

Clean and enough space

We booked for 5 nights in Kissimmee and this home was OK in location/distance to Hwy192 and clean. Beds are good, Bathroom of Master Bedroom is large and nice shower. We have rented several times houses in Orlando region. They are all pretty similar, in this home we missed a bit the garden (actually no green, it is on corner) and in kitchen is very little available (which was for this stay now not an issue for us but in comparison with other houses we stayed it is much less complete...) Value for Money is good, you get what you pay for

We appreciate the guests comments about the spaciousness of the villa and the large Master Bedroom washroom. As they mentioned, the beds are good and large. The kitchen is a fully furnished kitchen with Microwave, Fridge, Oven Range, coffeemaker, Mixer/grinder, plates and glasses for 6, forks/spoons/knives for 6 and gloves etc. which makes it a fully furnished kitchen. the villa is located within about 2 minutes of Route192 which offers a large variety of shopping and restaurants.

First time renting a home for a vacation!

This is the first time I have rented a private home for a vacation as opposed to staying at a hotel/resort. I cannot express how happy we were with this type of vacation. The home we rented was perfect for our needs. We stayed for almost two weeks and would definitely return. It is very close to Disney, shopping, etc and has practically everything you could need. My husband and I travelled with our daughter, son-in-law and grand daughter (3 yrs old). The screened in pool was a big hit with all of us and used daily! I will certainly recommend this property to anyone travelling to the Orlando area and should we return I will certainly stay again, should the property be available. Thank you for sharing your home with us.

We are also glad that the location of our villa was good and that the guests found the attractions close to the villa and the facilities in our fully furnished villa was such that they found everything they needed . Good trip

The house was nice and clean. It was little hot because we weren't allowed to turn the ac down past 75 (apparently it freezes up when it gets too low) but not too bad. The beds we a little uncomfortable, but we slept soundly. The pool and patio area was extremely nice. The kids really enjoyed the Scooby- Doo room. There was no laundry detergent or extra toilet paper which was a little annoying but a Walmart is very close to the house. The location is very convenient for stores and restaurants and very easy to get to universal studios. Everything worked well and correctly in the house. Overall, it was a nice and comfortable stay for me and my family.

We are very happy to know that the guests found the house nice and clean and that the air conditioning was acceptable. We appreciate their comment that the Pool and Patio area were extremely nice and that the Kids enjoyed the Scooby Doo room. The house is self catering, and we do provide starter soaps and 4 rolls of toilet paper to start off the the guests. Wal Mart being very near, it's good to know the guests found it useful. We thank them for their comments about the location being very convenient for stores and restaurants and the closeness of the house to Universal Studios. We are happy to know everything worked well in the house and it was a nice and comfortable stay for the guest with their family! We hope to welcome them back in the future!

Great home for my family

This was our first time at the property and my family and I enjoyed it. There was plenty of space and the pool and deck was great. The game room provided great entertainment as well. The house was just as described. It had something there for everyone. I do wish the ceiling fan in the master room would have worked. I did have 2 issues. The first one was the property management company didn't have our dates correct and the house was not cleaned before we got there. I called and they came within the hour and had the house cleaned within 2 hours, however this was not something we anticipated. We had to dine out and entertain the kids after a 12 hour drive. The second issue is the house needs a deep cleansing. Due to the dust in the home I ended up with an allergic reaction which has now flared into a sinus infection. The dust is on top of the cabinets and other high places. Overall it was a great experience and we will rent again in the future.

We have already taken up the suggestions by the client about the deep cleaning and it is scheduled to be completed at the next gap the house has between the bookings. We have also passed on the comments about the house not being ready to the Property Mangers, we take this very seriously. Disappointed

As veteran vacation renters, I would say we were a bit disappointed with this property. We walked in to soiled carpets, dusty corners and decorations, tube televisions, and dirty walls. While the addition of the new couches are nice, it doesn't make up for the fact that this property is in need of a serious update. There was a lot of room, and the kitchen was nice, but the bedroom mattresses were uncomfortable and squeaked with every movement. There was a serious bug issue in all the bathrooms. We had the exterminator come in, and they went away for a few days, but came back with a vengeance. There was a broken grill on the side of the house and the house was too warm. When we complained to the maintenance service, they promptly dropped off a new one, which was good, but advised the owner would have to approve turning the thermostat below 78 degrees, and he was in India and could not be contacted. We've stayed in Florida at this price point before, and we've had much better results than what this property offers.

We would like to thank the guest for the positive comments about the new couches and the spaciousness of the villa. We also appreciate their comment about the kitchen being nice. We have an e-mail to us from the guest right after check out stating that they had a “great vacation” and we would like to thank the guest for that input too! The Property Management Company didn’t receive any complaints about bugs during her stay, and neither did we. Our TVs in the living room and bedroom are LED now. We value the comfort of our guests in the house above all else, and even if we are on vacation overseas, we always instruct the caretakers to comply with all guest requests within our power. We believe that the previous reviews of 12 guests, including repeat guests, speak for themselves.

Good value for the price

Convenient location, very close to Walmart, Disney, shopping, food, etc... The owner is quick to respond to emails. I asked a couple questions prior my family's stay. I didn't need to contact them at all during the stay. Nice, spacious house that was clean enough...maybe could have been a little better but nothing too alarming. The pool/patio area was nice; pool reasonably clean. The house looks pretty well cared for. Fresh paint in a couple spots would go a long way, BUT with many tenants coming and going it's totally understandable that there will be signs of the house being lived in. We used the provided stroller and high chair often. Thanks for having those available!! It was nice that the ice cube bin was full upon our arrival. Overall I would recommend this property and would stay here again.

Amazing Time!!

The house was beautiful and spacious. It was clean and well maintained. We did not have any problems. Pool was spacious and clean. Would have liked to see a trash and recycle schedule, but just went off from the neighbors putting theirs out. Would definitely rent again.

Perfect size house. Pool never warmed enough for use. Pool table in game room was broken. Wasn't enough to play ping pong because of old dusty sofas in the way. Seems house hadn't been cleaned in quite a while. Dust on lamps. Decor and appliances old but very roomy sized house for guests. Was close enough to main attractions and food.

Thanks to the guest for their comments about the big size of the house and it's location near the main attractions. However, we would like to respond to some points raised by the guest. She never paid for the pool heat, so it's not much of a surprise that the pool wasn't heated! Pool table is just fine, as is the cues: this was checked by the Property Management company specifically after we asked them to check it after reading this guest's comment. It's strange that we never got a call from her about the "dusty lamps" or "unclean house", because in our confirmation we encourage our guests to call Management if there's a necessity, so the cleaning team would've corrected the situation within 24 hours. The house was clean, and we do a deep clean every 6 months.

Made for an awesome family vacation

Once in a lifetime vacation with the family. Kids loved having a private pool to come home to and get cooled off. Plenty of room for all of us to sleep, and having a kitchen saved us time and money eating out every meal. Very clean and well maintained.

Family Vacation June, 2019

There was 5 adults and 4 children from age 7 to 14. This home was very roomy and we enjoyed our stay. We all enjoyed the pool and pool table. The only things I could think of that could have been better would be some kind of air in the game room, also some lighting in the pool, so you could enjoy the pool more at night, after a long day after being at Bush Gardens or Sea World and getting in late. But over all this is a great home and location.

Well suited to our needs

The accommodations were more than sufficient for the 4 adults and 3 children in our party. The pool was awesome.

We thank the guests for their comments about the villa. The villa is spacious and well suited for a great vacation experience! The pool is larger than usual pools and the pool deck area is ideal for having a good time. We look forward to welcoming back the guests in the near future.

Comfortable and fun

Our stay at Royal Palms Mansion was a memorable one. The house is located very close to the Disney theme parks, Walmart, Mc Donald's . The house itself is very comfortable. The young ones enjoyed a lot in the pool . Overall it was a fun experience.

We are delighted that the guests found their stay in the villa comfortable. We appreciate their words about the location of the villa near to Disney, the Super Wal Mart and the restaurants. The pool is bigger than usual, and gets the sun in mornings and afternoons too. We hope to see the guests back in the near future.

Property needs some attention stayed April 2019

First day, the house had quite a few ants on the counters, kitchen table and floor, contacted the pest control company noted in the book and they responded the next day. Same day, refrigerator was leaking all over the floor, cleaned it up but it continued to leak. Called property manager, they were very responsive and sent someone out the next day also. Next day, washed a load of clothes which caused back up in two of the 3 toilets and all of the tubs/showers. Again called the property managers who got someone to come and clear roots in the sewer line as a temporary fix, they indicated more would need to be done to permanently fix. Pool level kept dropping and we put water in it to keep the level up, when pool maintainance came, they advised there was a leak that had been reported but not fixed. Mattress in second master needs replaced it is not newer. Our party had an air mattress and placed it on top in order to sleep. Area rug in living room is a trip hazard, we finally rolled it up and set it aside after one of our party fell. Two large stains were found underneath the rug. Overall the house was clean but did not appear so because the whole place needs woodwork and walls repainted, and carpets and flooring professionally cleaned. The property managers were very responsive but the owner needs to approve some much needed repairs and routine maintenance. Stayed April 13-21st 2019, left 2 days early booked for 10 days.

We thank the guests for choosing us and for their observation that the house was clean. It's truly interesting that we never heard from the guests about the bed when they were in the house, as we would have replaced the second Bedroom Box spring, which we have done now. The plumbing backup issue was solved within 4 hours, and it was a permanent fix, we are happy to say. There was no call to pool maintenance during their stay, as pool maintenance people are directly employed by us and we'd have known about it. Maybe the guests were talking to the pool guy who cleans the pool: his information is inaccurate. The pool leak is fixed. We even have the receipt from the pool leak detection company for sealing the pool leaks. The water level drops a little bit in 10 days simply due to evaporation: which is a completely normal phenomenon especially in Florida. We regularly do and will do again the carpet deep clean: but in a house that's shared buy people, there are bound to be one or two stains. We feel that the guest has just been too picky about reviewing the house: and was looking for an opportunity to criticize it. More than Fifty other guests who have stayed in the property, up until now, have found our house to be very nice and enjoyable, as can be found in other reviews about our house except this one.

Ein bisschen in die Jahre gekommen, aber trotzdem ganz nett

Als "luxuriöse Villa" würde ich dieses etwas in die Jahre gekommene Einfamilienhaus zwar nicht bezeichnen, aber für uns waren die Lage und Ausstattung sehr angenehm. Das ganze könnte mal einen neuen Anstrich und eine neue Einrichtung vertragen. Aber es war alles so wie beschrieben und der Kontakt war angenehm und es hat alles gepasst.

Great stay.

Vacation with family and friends. The house was near Disney and shopping outlets. There's lots of space and very clean. Will recommend.

It is BIG and Sunny. The pool gets the sun almost all day (if it's not cloudy, of course)! One guest wrote that her entire bathroom was as big as our shower stall. It really is big and offers plenty of room to spread out in.

Location: our home is located near all attractions: Disney, Universal and Sea world. Villa amenities: Our house is bigger than other comparable 4 Bedroom houses and the pool is definitely larger in size than others. Our guests have remarked on these features on their reviews which we invite you to read. Also, our home is furnished to a high standard.
