Welcome to River Run, a cozy cottage on the banks on the Yellowstone. Tucked away on 1.25 private acres, this newly renovated escape is perfect for extended stays. Walk to the river, soak in the outdoor hot tub and unwind in the Saaku dry sauna beneath Montana’s starry skies. With 2 private bedrooms and a spacious bunk room with foosball, this dog-friendly haven blends comfort, adventure and relaxation for up to 10 guests.
River Run Retreat is professionally managed by Cole Property Management, a Livingston, Montana based high-touch, high-service property management company. We are available via Airbnb or other booking platform messaging, email, phone or text should guests have requests before, during or after their visit. Please do not hesitate to reach out!
Perfectly located within walking distance of Carter's Bridge and the Yellowstone River, the scenic rural dirt road leading to your cottage is ideal for strolls with kids, pets and sightseeing. Set on 1.25 acres, the cottage features a spacious front lawn and a deck for enjoying morning coffee or BBQs beneath Montana’s Big Sky.

Nestled on the banks of the renowned Yellowstone River in Livingston, MT, River Run Retreat is a modern cottage that perfectly blends stylish comfort and the natural beauty of the surrounding mountains. Whether you're seeking fresh mountain air or a cozy retreat, the home offers thoughtful touches to ensure your stay is both relaxing and memorable.
Conveniently located just a short walk from Carter's Bridge, ideal for launching your drift boat or taking a swim, River Run Retreat comfortably sleeps up to 10 guests -- and even two of your furry friends. Two private guest rooms, each furnished with a queen bed and Montana-inspired artwork. A full bathroom features a marble-tiled shower, custom stone countertops, towels and toiletries.
For larger groups, the expansive bunk room is perfect for fun and relaxation with two XL bunk beds (two queens on the bottoms, two twins on tops), a comfy leather sofa, ample lounge space and a foosball table. Additionally, the bunk room has a 55-inch HDTV for streaming your favorite movies, as well as an attached full bath and direct access to the hot tub and sauna—ideal for a night of fun and relaxation.
If you're in the mood for a gourmet meal, the kitchen is fully equipped to meet your needs. It includes a large butcher block island with seating for a few more, quartz countertops, stainless steel appliances, a farmhouse sink, garbage disposal and all the tools necessary to prepare a meal. Adjacent to the kitchen, wooden dining table seats 10, with wraparound windows that flood the house with natural light and frame views of surrounding mountains.
The spacious living room offers a relaxing retreat with two comfortable sofas, a wood-burning fireplace and a 55-inch HDTV—perfect for gathering with family, watching movies or enjoying a quiet evening by the fire. For added convenience, River Run Retreat features a large laundry room with front-load washer and dryer, perfect for an extended stay!
Step outside, where the kitchen opens directly to a deck with an outdoor dining area and BBQ grill, ideal for summer cookouts. After a day of adventure on the Yellowstone River or skiing at Bridger Bowl, unwind in the private hot tub or enjoy the dry sauna under the stars—truly a relaxing way to end the day. The expansive lawn is perfect for outdoor games, exploring nearby dirt roads or playing with your furry friends. The property offers ample parking, including space for RVs, campers, and boats.
Explore the area by walking across Carter's Bridge to the Yellowstone River, where you can launch your boat or walk along the shoreline. Downtown Livingston is just five minutes away by car, offering grocery stores, shops, restaurants and art galleries. Take a scenic drive down Paradise Valley, stopping at historic spots like Chico Hot Springs and Sage Lodge. For adventure, book a guided fishing or scenic boat trip, a horseback riding excursion or reservations at one of Livingston's fantastic restaurants. Yellowstone National Park is a must-see, located just a 45-minute drive to Gardiner and the north entrance of the park.

A short drive west to Bozeman and Bridger Bowl Ski Area, or head south through Paradise Valley for outdoor activities, dining and hot springs. Wind through Yankee Jim Canyon along the Yellowstone River to the original Yellowstone National Park entrance, just past Gardiner. Enjoy a bike ride or stroll along the paved path across Highway 89. River Run Retreat offers ample parking, space for a large trailer or RV and easy access to town or the mecca of outdoor activities in the area.
PETS: River Run Retreat does allow pets - maximum 2 dogs (pet fee required during booking).
Service Animals (SA) are always welcome. Emotional Support Animals (ESA) require verified documentation from a licensed mental health professional at least 48 hours before arrival. Guests are responsible for any pet-related damages. We kindly ask that you keep your pets off the furniture, and pick up pet waste on the property.
RIVER SAFETY: River Run is a quick walk over the bridge to the Carter's Bridge public access and boat launch. During the late spring and early summer months, the river may be high and the currents strong. Please make sure to supervise children when near the water at all times. Enter the river at your own risk.
FIRE SAFETY: Use of the living room fireplace is permitted. Please follow instructions, and consider the wind conditions before starting the fire. Fire danger is high in our area, please, NO outdoor fires or charcoal grills.
CAMERA: River Run Retreat does have one exterior camera, located near the front corner of the house towards the cut-off road. There is a second camera on the rear northernmost corner of the house.
