"The fun & quiet place to stay on Lake LBJ.”
Designed for fun, this home offers Wi-Fi, NEW WOOD FLOORING, two bedrooms and two baths, a spacious eat-in kitchen with everything you need. Features include a large dining area, an open living room leading to a sun-room with a view of the Llano River and the Hill Country.
Sleeping accommodations include a queen bed and a twin bed in the master suite, a full bed and a bunk bed set in the second bedroom, drawer storage under bunk beds and a full sofa-sleeper along with a twin bed in the sun-room.
Step outside to covered decks for relaxing, with a BBQ for grilling, and a fire pit to roast marshmallows and to keep warm while stargazing. The grassy yard slopes down to the Llano River arm of Lake LBJ where you can fish, splash or float in the water. *Keep in mind that the water levels do vary based on the amount of rainfall in the area.
Suitability: We welcome kids and adults who play like kids. We will consider only the most wonderful furry friends and we are open to long-term renters.
Restrictions: non-smoking only. Minimum age requirement for renters.

Amazing we absolutely loved our stay, we enjoyed fishing and enjoyed swimming ! House smelt great nice beautiful views we look forward to future visits !
We had a blast! The river was perfect for catfishing and habing fun on the kayaks. Woth the water lvl being shallow in most spots (3' to 6') it was a perfect swimming spot for the kiddos. Neighbors were nice and welcoming. Our families will definitely be booking this location again for a get away.

Very quiet, house was beautiful will try and book this next year for sure
We thoroughly enjoyed our stay. Fishing in the morning behind the house and drove 5 minutes to Llano Slab in the evening. Peaceful and quiet. The house has everything you need. Food options close in Kingsland and Marble Falls only takes 15 minute drive. Easy check in process. We will be back!
Relaxing Location, with a great view. Enjoyed our stay as the house was spacious and accommodated everyone. Toddlers and older kids loved the place and open living room. The river was flooded with all the recent rain but it looks like it’s a great spot to get in the water once it slows down a little bit. Would definitely stay again!

This was a great location and kids and dogs loved playing in the water out back! The house was immaculate and living room so comfortable for relaxing after being out all day. We will definitely come back to this place again if we are in the area.

The house was exactly as pictured. The beds were very comfortable. I slept in the twin in the sunroom, and it was great. We booked a fishing guide and needed a place to stay. We enjoyed sitting on the back porch and telling stories. We found spices in the kitchen, but no oil. Also, bring your own bath wash and shampoo. The neighbors are nice and we enjoyed brief chats.
Quiet neighborhood with the perfect area to get in and stay in the water all day. Excellent for small children, because the water is not too deep. The house also has everything you’ll need for larger groups as well. Will definitely be back!
We absolutely loved our stay! It was a great getaway with plenty of space in the house. The waterfront was beautiful and the water was amazing. Just as described - sandy beach & clear water which was perfect for our 18 month old.
We also rented the kayaks from the homeowners, which were so fun to explore the area. We will definitely be back!

It was very nice and quiet. We liked the back deck to sit and relax! The front door lock was a little difficult to open, but Julie was called and it was taken care of. The location was great for meeting other family members, we all had a great time!
Had a fun week! The kitchen is stocked with most everything you could need. There was a blender and even a crockpot along with all the pots/pans, plates, bowls, spoons, cups, ect you could ever need. The water was great! It was about waist high to ankle deep depending on where in the river you were.

The house was clean and well equipped, - plenty of kitchen items. Our only complaint would be the numerous cob webs under the covering of the deck. Spiders came down from the covering onto my husband twice. I understand Texas has bugs, but spraying the deck and under the covering a day or so before guests might help.
We loved coffee on the back patio in the AM's; AMAZING view!
The water depth at the property is shallow making it easy to explore/walk all around the area. Across from the property there were awesome rocks; I am a "stacker" and had a blast. We loved looking for interesting rocks/etc. The river setting at this property is serene/very peaceful (NO boat traffic!). The house was great; we liked cooking out on the grill(s)!
Definitely had a wonderful time and would like to come back soon!

We enjoyed our stay, beautiful yard, beautiful view, perfect water level for small children. Only problem we had was the stairs in the house. Four of us fell from the stairs, we think due to the laminate trim catching our shoes or toes. No one was hurt, just bruised.

This is a fun property off the water. Property is an advertised. No surprises at all. I definitely enjoyed watching the sun go down on the back patio. You will also enjoy watching the hummingbirds in the backyard.
The home is located in the shallow end of the lake, which is great if you want to rent a canoe from the owner. The beach area is very close if you want to paddle there.
Overall, definitely worth the price, and you won’t be disappointed.

Disappointed
The location was nice. The house was nice, but lacking in amenities. We walked into a cold, dark house. The inside of the house was basically clean, with the exception of the centerpiece on the dining table that was stuck to it as a result of improper cleaning. I’m not much for plastic, so finding that there was no glass plates, or glasses was also a disappointment. Glass coffee cups were provided, but were stuck to the liner inside the cabinet. I was hesitant to use anything without prior washing on my part. Most of the serving dishes were also plastic I found this a concern as plastic is hard to sterilize. The patio cushions were dirty and the lights were covered with spiderwebs. The appearance suggested that it had not been cleaned in a really long time. The previous B&Bs that I have stayed in offered shampoo and soap for showers; this one did not. Since this was a lake house, I did expect to at least find a hairdryer, but this was not the case. The Wi-Fi and password did not work. I was finally able to get this access by using a different network which accepted the password.
This B&B has so much potential as it does have nice access to the water. The visit with family made it possible to overlook the things that I had expected from this B&B.
