Just 15 minutes from the park, this 1.5-acre riverside hideaway has room for the whole herd to roam. Mosey down to your private river, cool off in the 30' saltwater pool and spa, or kick back on the wraparound deck as the sun sets behind the mesas.

Inside, 5 bedrooms, vaulted ceilings, a gourmet kitchen, and spa-like baths bring luxury to country living. Round up the crew, pack your boots, and come stay awhile, y’all.

Set right along the river, this country hideaway was made for kickin’ back, gathering the herd, and staying awhile.

Cool off in the saltwater pool and spa, mosey out to the spacious deck, or swing open the glass doors and let that fresh country air roll in. Inside, vaulted ceilings, hardwood floors, a gourmet kitchen, and plenty of room to gather make it easy to feel right at home.

The main-floor king suite is a retreat of its own, with a stone soaking tub and rain shower. Head upstairs to find a cozy loft and 4 more bedrooms with queen and twin beds—plenty of room for the whole crew.

Come sunset, pull up a chair on the wraparound deck and take in those sweeping Zion mesa views.

Slow mornings, starry nights, and a little taste of life out West—just the way it oughta be.

The whole spread is yours to roam, kick back, and holler yeehaw!

Make yourself at home and enjoy the property from sunrise to sunset.

The only spot off-limits to the herd is the garage.

Our friendly crew is just a holler away, 24/7 by call or text, should you need anything during your stay.

A few house rules before y’all settle in:

Camera Disclosure: For the safety and security of our guests and property, exterior security cameras are located around the home. Cameras monitor exterior areas only and do not monitor any interior spaces.

There is no BBQ and no pets at this property. For pool safety, no head-first diving and please supervise little cowpokes at all times.

Do not open the pool cover if water is on top—give our team a holler for help.

The outdoor shower is winterized.

Pool Heating:

Nov–Mar: $300 initial fee + $100/night
Apr–Oct: $35/day upon request
Hot tub at 104°F is included year-round.

Give us at least 3 days’ notice to heat the pool. Once pricing and payment are confirmed, we’ll get things warmed up for your stay. Weather may affect how warm the water feels.
Our prices include all fees. No hidden fees.

We were 3 families (ages 70 thru 4 years old)…Some of us visiting Zion & Bryce Canyon’s for the first time. This VRBO is in a great location & is well appointed (like new). We would definitely recommend this house.

Hiking vacation

The property was beyond our expectation. Beautiful view and gorgeous home! Hot tub was awesome after a long day of hiking! Appliances were all top of the line and there were plenty of toiletries and various products available for use such as coffee, teas, spices, etc… Easy drive to town to catch shuttle for hiking. Grocery store not too far away. Our group did not want to leave.

Beautiful Home

My family and I had a great time staying for a week. Our group consisted of 6 adults and 2 kids and we had plenty of room for everyone. The home was one of the most well outfitted rentals I have ever stayed at! They had everything we could have wanted in the kitchen and supplied plenty of things like paper products and laundry soap. My only hesitation is that it doesn't feel really well suited to younger children. The room with twin beds is upstairs, while the master bedroom is downstairs, and there are a lot of white carpets and surfaces for them to mess up! It was a little stressful having to be so worried about them getting things dirty or breaking something, but if they were a bit older I don't think we would have had any concerns! It was a beautiful home inside and out and was a great spot for getting to Zion and Springdale throughout the week. I would highly recommend for anyone traveling with a group that didn't include younger kids!

The place is gorgeous but my review is mainly due to the bad experience we had with them withholding the entire deposit. We enjoy BBQ’ing and one of the things I confirmed with the property manager that the place had a BBQ grill. She confirmed it was in the garage. We got to the place pretty late and bought a lot of meat and food to grill. Later found out the grill didn’t work and hence was put away. We were clearly disappointed but thought of moving past that as the place was still a great one in terms of convenience and space. We were asked to take the trash out on Thursday night. It was so heavy that people who stayed there prior had not emptied the trash as we had to push it all the way up to the street. This was still okay. But the main problem was the property manager said we left the place not clean enough. I’ve stayed in several Vrbo and vacation rental places but this was the first time had such an experience. We told the management should have informed us that they needed us to send them pictures of before and after if they holding us responsible. The stains they reported were the ones we observed prior to checking in. I have disputed the credit card charge and clearly dissatisfied with the way this was handled!

We’re sorry for the confusion with the BBQ and that the previous guests had leftover trash making the bins heavier to move on trash pickup day. As mentioned before, our cleaning team conducts a very thorough inspection of this home after every guest stay, especially given the lighter colored carpets. They reported the carpet had several stains, a piece of furniture was damaged, extra cleaning was needed due to urine on a bathroom floor, and some duvet covers required specialized treatment. Because of the additional cleaning and repairs, we retained the security deposit as we always strive to keep the home in great shape for future guests.
