BEDROOMS & BATHROOMS: REST AND RECHARGE
• All bedrooms have hotel-quality mattresses and linens, extra pillows, blackout drapes, and smart TVs.
• Two bedrooms with ensuite bathrooms—one with direct pool access for an early morning dip.
• All full baths stocked with shampoo, conditioner, body wash, and hotel-style hair dryers for added convenience.

PET POLICY
• Dogs only. Maximum of 2 dogs under 50 lbs each, with prior approval. $25 pet fee per pet, per night.
• No pets on furniture or bedding. Please pick up waste immediately.
• Do not leave your pets unintended at home.
• Service animals are welcome and exempt from the fee.

POOL HEATING EXPECTATIONS
• Pool heat must be requested 24 hours in advance. The cost is $100/night, required for at least two consecutive nights ($200 minimum).
• The maximum achievable temp is 85°F, and the heating effectiveness depends on outside ambient temperature, especially at night.

ROPANE TANK POLICY
• 1 propane tank for the BBQ grill and 1 propane tank for the fire pit are included per stay. If you need extra propane during your stay, additional tanks are available for purchase at $100 per tank. Please message us to arrange this.
• To conserve propane and avoid unnecessary depletion, please turn off the propane tank valve completely after each use.
• Always ensure flames are fully extinguished and valves are closed before leaving the area or going to bed.

HOT WATER EXPECTATION
• Our home has an on-demand water heater, which might take a few minutes to deliver consistent hot water when multiple showers or faucets are in use. We recommend staggering the use of hot water (shower, washer, dishwasher) if needed.

QUIET HOURS
• 10:00 PM – 7:00 AM: Strict quiet hours enforced by city ordinance. Any sound that could disturb neighbors outside our property during those hours is prohibited
• If the police are called, guests will be responsible for the fine (up to $2,500)

SECURITY
• We have an exterior doorbell camera located at the front door that records upon motion.
• There are one exterior camera pointing at the driveway and two overlooking the backyard (pool and putting green areas).
• These are in place for guest safety and protection. Tampering may result in immediate eviction with no refund for unused nights.
• There is an indoor sensor for noise and smoking detection. There are NO cameras inside the home.
• In compliance with Scottsdale's barrier requirements for short-term rental properties, this home is equipped with audible alarms (1) on the sliding door in the dining room, (2) on the French door in the primary bedroom, and (3) on the half-bath door to the backyard.

SMOKING
• 100% smoke-free property. Violations will result in a $1,000 deep-cleaning fee.

OCCUPANCY
• Only the number of guests included in your reservation are allowed on the property.
• All outside vendors must be approved in advance by the host.
• Unapproved additional guests may result in cancellation of your reservation with no refund.
• Per city regulations, vacation rentals and short-term rentals may host a maximum of six adults, plus their related dependent children.

To help preserve this experience for everyone, we’ve established a set of house rules and policies that we kindly ask all guests to follow. These rules are in place for a reason—they ensure the safety, comfort, and respect of both our property and future guests.

Please take a moment to carefully read through the listing and additional rules before booking. By proceeding with your reservation, you acknowledge and agree to all the rules, policies, terms, and conditions outlined in this listing and below. Failure to adhere to the rules may result in deductions from the security deposit and/or other penalties.

Please respect the home. We ask that all guests treat the property with care and courtesy. This includes:
- Keeping the home clean during your stay
- Washing dishes as used
- Taking garbage to the outside bins
- Leaving towels in the bathrooms or laundry room and sheets on the beds
- Reporting any problems or damages promptly
- Returning all amenities, furniture, toys, and remotes to their original spots before checking out

No parties or commercial events are allowed. Bachelorette gatherings are permitted, but must be respectful of house rules, occupancy limits, and neighbors.

If excessive wear and tear is found or additional cleaning is required due to spills, decorations, stains, or trash left behind, guests may be charged accordingly. Receipts will be provided upon request or as required by law.

Do not use tape, sticky dots, adhesive strips, or any wall adhesives. These damage the paint and repair costs will be charged to the guest. Nothing may be stuck or hung on the walls. Confetti or glitter, including confetti balloons, are not permitted indoors or outdoors. If used, an additional cleaning fee will be applied.

Swim at your own risk - Pools and hot tubs can be dangerous. Lifeguards are not provided. CHILDREN MUST BE SUPERVISED AT ALL TIMES.
- Glass is strictly prohibited in or near the pool area
- Do not tamper with pool equipment — a minimum penalty of $250 will apply for any violations
- Guest assumes full responsibility and risk for use of the pool, spa, and all surrounding areas

Recreational equipment use is at your own risk. This includes, but is not limited to:
- Pool equipment and floating devices
- BBQ grills and fire pits
- Backyard games and sports gear

Exercise caution on decks and patios. These surfaces may be slippery when wet and can cause injury. Use at your own risk.

Do not set the thermostat below 70°F. Lower settings will not cool the home faster and may damage the HVAC system. Guests will be responsible for any repair costs if damage results from improper use.

If there is an amenity that has an issue during your stay we reserve the right to fix it before issuing a refund, which will be up to a max of 10% off for the nights affected.

The guest, on behalf of themselves, their heirs, assigns, executors, and administrators, hereby fully releases, discharges, and agrees to hold harmless the homeowner, as well as any agents, representatives, or affiliates of the homeowner, from any and all claims, demands, causes of action, or liability arising out of or related to any injury, loss, damage, or incident of any nature that may occur to the guest, their invitees, or any other occupants during or as a result of their stay at the property. This includes, without limitation, injuries or damages occurring on or around the premises, regardless of cause, unless caused by the gross negligence or willful misconduct of the homeowner.
