1232 Sutter St. was built in 1914 using bricks salvaged from a city devastated by the 1906 Earthquake. This property was the former home and studio of Robert Hutchinson from 1961-2008. Mr. Hutchinson worked as a designer in San Francisco for over 45 years and believed in working closely with craftsman in many fields to create unique living environment. Many of Mr. Hutchinson's most dynamic pieces remain in the home, such as the burl redwood dining table. The facade was also created by Mr. Hutchinson in 1977 and is unique to San Francisco. The entire building underwent a complete renovation/remodel/earthquake retrofit, from basement to roof in 2010-11. The loft has a private entrance on Sutter Street and a private garage entrance on Fern Alley, which runs behind the building. As you enter from Sutter there is the great room which is compromised of a spacious living and dining area. The guest bedroom is also located on the Sutter end of the flat. As you go further in the apartment there is a guest bathroom which includes a vanity designed by Mr. Hutchinson. The kitchen has been completely updated and remodeled and fit for a chef. Toward Fern alley there is a master suite. Many elements in the master suite were designed by Mr. Hutchinson, namely the custom couches, custom built in shelves and drawers. There are hardwood floors throughout, exposed 'earthquake brick' walls and massive steel columns. The type of earthquake retrofit used on the property is call Moment Frame. There are four moment frames that begin in the basement and reach to the roof and are connected to each other across floor and ceilings. The flat has a 1,000 square foot deck with full Southern exposure. The deck is surrounded by precious orchids. There is a private garage included in the price and a washer/dryer. Although the loft is in the center of town it's peaceful and private. The vibe of Sutter Loft is relaxed San Francisco with a New York, Mid-Century Modern twist. WiFi throughout, TV in master suite and in guest bedroom. Nob Hill, Russian Hill, Lower and Upper Polk restaurants all within walking distance. The blessedly uncrowded cable car is three block away. This line whisks you to the waterfront and the Ferry Building. There are buses one and two blocks away from the loft which will take you anywhere in the city. A unique space you will love. Please note there are 23 steps from Sutter to the flat. Also be aware that my flat does not have air conditioning.

I moved into this property in 1996. Lower Polk is one of the most diverse and lively of all the neighborhoods in San Francisco. If you enjoy walking as a means to get to know a new city than Sutter is the place for you. Robert Hutchinson was an inspiring man who bought 1232 Sutter in 1961. He used his home and office to experiment with architecture and design. The latest incarnation of 1232 Sutter has minimalist edge grounded by the beautiful designs of Mr. Hutchinson. There are many pieces of furniture that were designed by Robert Hutchinson. Many of the art pieces come from his collection. The loft is not precious, it is made to be lived in and enjoyed. Its location allows easy access to the city's main attraction by foot, bus or cable car. If you're staying longer and desire a car, there is a private garage accessed by a private stair from the flat. Ever since moving in here I would look out the front window to see the weather. Often there would be a person across the street capturing the brilliant facade with their camera. The neighborhood around the house is rife with hip restaurants that are listed in the house book. You'll love returning to the peace and tranquility of my home after a busy day exploring the city. My home allows you to experience the city in an atypical, urban setting. But rest assured that every person who has stayed at my home has remarked that it is way more spectacular in person than in pictures.
What makes this House unique
The building is architecturally significant and is filled with unique furniture designed by Robert Hutchinson. There are art and antiques that create a sense of drama and excitement. The 1,000 square foot deck is a room unto itself and since the buildings are so low around my home the deck is in full sunshine all day. Most of the furnishing in the loft were designed by Mr. Hutchinson, or were collected by Mr. Hutchinson. The flat has amazing cross ventilation as my home takes up the entire second floor of my building. There is also a private garage which is entered from Fern Alley. You can walk, bus, cable car to every location in the city from 1232 Sutter. The building also has two great tenants on the ground floor that you may enjoy. There is an art and antique shop and a facial and body spa.

We go to San Francisco every year and this was the best place for us, we couldn't enjoy it more!.
The booking and check out process were really easy, we had a couple of questions and the responses were really fast. Steve is very friendly and he gave us a warm welcome.
The apartment location is great, you are a walking distance to almost everything. It was clean and well equipped and if you love design this is your place. A super plus feature for us was the garage, it is so convenient to have your own space in San Francisco and the comfort to get in directly to the apartment.
We highly recommend this place and we will come back next time in San Francisco.
Funky Art Filled Loft Apartment in San Francisco
Well designed apartment, like living in an art gallery but functional too. We had to take photos of the amazing wooden table and petrified wood plinth. Comfy beds with the best sheets we have come across, would like to buy some for home. Wifi worked well and easy TV to use even for Australians. "Sutter Fine Foods" a few blocks away sells Muni cards, we got a 7 day passport allowing travel on cable cars and Muni buses for a week.
2 bathrooms, one has a black shower but with a light and fan inside and 2 elegant basins. Kitchen ready for a chef, there were 4 types of whisks and 4 frying pans coffee and tea supplied. Washing machine and dryer already loaded with washing products. Much appreciated after our long train trip.
Good location for access to Cable Cars a few blocks away. The nearby Van Ness and California cable station is never crowded, we took it to the ferry wharf for a trip to Sausalito. Another day we changed cable cars at Powell to get to Fisherman's wharf. We had no need of a car although there is a garage at the apartment. Buses to Fisherman's wharf go up Van Ness less than a block away. There are restaurants of every nationality nearby, we found a great Indian Dosa place and a French patisserie up the street from it. Japanese centre a few blocks up the street.
Awesome, communicative property manager
We booked a last-minute stay for some business meetings that came up. Unfortunately, we had to cancel due to health issues of one of the team members. When I say last-minute, I mean it– we booked just two days before we were expected to arrive and canceled just one day before! Steve, the property manager, is extremely accessible and communicative. It was so nice to have someone who would answer my calls and questions, work with me on a late booking, then work again when we had to cancel *just* before the reservation would have started. They had the apartment cleaned and prepped for us, so we paid for that and a little for Steve's time and he refunded us the rest with no fuss. Very nice experience. I was sad when I couldn't book the rescheduled trip here--someone else had booked it before us. Thanks, Steve! Putting 4 stars here because we didn't actually get to stay there so I can't speak to what the apartment is like. 5 stars for service!!
Night At The Museum - actually 3
Steve, the property manager, greeted us warmly and enthusiastically. He willingly accommodated our earlier arrival. He then showed us through the house while identifying and explaining many of the interesting pieces of art and sculpture, from the wallpaper of grade 2 children's art and letters, a wall-sized painting to the statuary in front of the fireplace. The dining table is a work of art unto itself. Even the facade of the building is unusual for the area, being inspired by Gaudi. The master bedroom is spacious with a pleasant sitting area and adjacent bathroom. The guest room is smaller and down the hall from the bathroom. The kitchen is fully stocked and spacious; however we only made breakfast there. The property is well situated - an easy walk to the Civic Center area, Union Square, Japan Center and even Chinatown. This is a 5 star-plus property. It made our visit to San Francisco memorable.
A hidden gem in Nob Hill
My wife and friends spent a few days at the home and enjoyed every minute of it. The space is very roomy and is decorated wonderfully. The design is extraordinary. Location wise we were within walking distance of our favorite restaurants. The outside balcony was an added bonus. The property manager Chef Steve was awesome to deal with, responding quickly to inquiries and he made us feel at home as soon as we arrived. Looking forward to booking this location again.
Looked great at first. Large area space. Needs to be cleaner especially as the cleaning cost are quite high. Dust and dirty shower (brown gunge). Needs that door in the bedroom as there was no privacy in there or anyone getting up in the night woke you up with the light.
No sound system or speaker.
Not enough wardrobe space as clothes of owners are in that space.
Few silverfish not expected.
Area was ok.
We are not big tv lovers but a tv is needed in living room. Just a chill and a film after a day out. The one in bedroom is too small of a space.
Generally quite good but could be better.
