Come enjoy this beautiful timber-frame cottage on the quiet, dead-end, South Lake Road. The property is approximately 2 acres backing onto South Hill. There are beautiful views of Canandaigua Lake from the vaulted ceiling Great Room and truly spectacular views from the 'Eyebrow' balcony above the front door.
The kitchen is fully equipped and is open to the great room and dining room. The great room has beautiful timberframing, a stone fireplace and couches that are great for napping or enjoying the view of the Lake. There is a screened in porch off the great room to enjoy sunsets over the lake while eating dinner. Completing the main level is a master bedroom and bath (lake views of course), a den/bedroom, full hall bath and mud room. On the lower level there are two more bedrooms; one with 2 sets of bunk beds and the other with a Queen bed - both bedrooms have lake views. Completing the lower level is a full bath, a family room area with TV, ping pong and games as well as a garage.
You have 150 feet of private lakefront to enjoy including a permanent dock and buoy for your boat. There are about 20 steps down to the lake. The water depth at the end of the dock is about five feet dropping off to about 10 feet another 20 feet out. There is a refrigerator, picnic table, chairs and a fire ring for your use Lakeside. Also included are two kayaks and a small rowboat for your fun. The lake front beach is screened from the neighboring properties creating a very private feel.
The house is located at 1003 South Lake Road, about 1/2 mile south of Vine Valley (probably 4-5 miles north of the south end of the lake on the east side). The house is located across the road from the lake which is typical on South Lake Road. South Lake road is a narrow, dead-end road with very little traffic. Many people from the neighborhood enjoy walking, biking and jogging along the road as it has great views of the lake and many interesting houses.

Location is amazing and this house is a dream home. Absolutely loved the property and would return in an instant. Only downside was the lack of towels and this was missing from the listing. House feels like a home rather than a full time rental. This was perfect for us but may turn off some renters. Loved this vacation spot. It’s so relaxing and beautiful.
Evergreen is a beautiful property. The house is very spacious and comfortable. It is also well-equipped for cooking in and having multiple couples stay. The view of the lake from the kitchen/great room and screened in porch is fantastic. Mark was immediately responsive to our questions. The beach area has ample sun and shade and great space for swimming, paddle boarding etc.
My family and I had a great week at this very comfortable and well appointed lake home. Beautiful views, spacious rooms and living areas for all to congregate or have quiet relaxing times. The lake front can also accommodate the entire family for seating and a campfire. The owner is responsive and very helpful.

Mark's home on Canandaigua lake is nothing short of spectacular. The indoor spaces are perfect for gathering and fun times with friends and family. Down by the water there is a complete set up for hanging out right on the lake-- replete with kayaks, a rowboat, and a beautiful dock for watching the sunset. Would highly recommend this beautiful space for a getaway of any length!

I can't recall if it's been 3 or 4 years that we have been coming to this lovely spot for a long weekend with friends, but this home is a gem, and we plan to keep coming back. The layout works perfectly for our blend of couples and singles, but would also work for kids with the bunk room.
The view is amazing, the amenities cover all the bases, and the host is extremely accommodating and easy to work with.
We came a little too late this year to be able to utilize the fire pit, but other than that, it was perfect!
A group 7 adults, a mix of singles and couples, stayed at this lovely home for a long weekend. We have a friend who lives a short distance away, so the location was just where we needed it. Being lakefront was a super plus. We had enough space to be together for meals and such, but also enough to spread out if folks needed a little alone time. Being able to cross the street and go right down to the water was so nice! It was a bit too cold and windy to make use of all of the outdoor amenities like the fire pit, but we hope that we’ll have better luck with that on future visits…we’ll be back!!
Beautiful views of the lake from every room. Well equipped kitchen though we only did breakfast and snacks at the house. Great restaurant choices, but you do have to drive a bit. Fun having direct access to the water and use of 2 kayaks and a stand up paddle board. The ping pong & pool tables were a big hit with the teenagers and their dad. Be aware that no towels or wash cloths are provided for the bathrooms. All bed linens and kitchen towels ARE provided. Current listing indicates additional futon as a sleep space in loft area, but there was no futon in loft the week we were there, June 2024. Overall, a beautiful spot with lots to do or just relax in the beauty of the setting. We enjoyed Watkins Glen State Park, Letchworth State park, mini-golf in Penn Yan and the lake setting.

Wonderful House!
We enjoyed our week here and it was very relaxing. We visited with friends (and their 3 small children - 2yrs., 5 yrs., & 8 yrs.). The house is set up perfectly for 2 families, or like us - 1 couple and a family. The entire 1st (lower) floor was for the family - which gave the kids a place to be (adding to our enjoyment). The maser on the main floor was ideal for us, with our own bathroom. The kids had a large TV, ping pong table and many games, which kept them entertained. We all enjoyed the screened in porch! Perfect for meals and/or just enjoying the beautiful view. The beach and dock were perfect for the kids and adults. Having the water across a small, quiet road meant that the kids could not wander there on their own, which was also relaxing (not having to worry). We would love to come back. One FYI - towels, bedding, etc. is not provided. There is a TJ Maxx home store in town in case you get stuck without bedding as we did.
One of the things we enjoyed about this property was that it was "lived in". This was a place that had been built for the owners and did not have that sterile feel that homes that are purchased as rental investments can have. We really enjoyed that homey aspect of the property. It was everything we had hoped for. Only delight, no disappointments. We would definitely stay here again and recommend it to my friends.
House was very well stocked with amenities such as dishes, grills (including gas and charcoal) and even firewood. Beautiful view overlooking the lake with a nice permanent dock. The house is located across the street from the lake on a little traveled road. Having small children, it felt safer than being right on the water. We brought our boat and kept it at the dock all week and there was a boat launch just down the street. The beach there has rocky bottom so bring water shoes, but our kids had a blast! They allow pets and we had our 14 year old family dog with us which was great.
We loved this property. Views of the lake from living area as well as screened in porch were magnificent. The area was quiet and great for walks. Dock was exceptional for hanging out and enjoying the lake. Owner was very accommodating and he was responsive to the few questions we had.
We spent a Thanksgiving with three generations at Mark's stunning house. Everything was perfect, comfortable space, well-stocked kitchen and beautiful views. Mark's communication was excellent. We would definitely stay here again. Thank you, Mark!
We had a wonderful week at this beautiful home. The house was well-stocked and had everything we needed. Evergreen is a comfortable and well-designed home and was very clean. We had waterside bonfires every night, used the kayaks and boat every day and enjoyed the stunning and tranquil views from many vantage points. Our stay exceeded all expectations and we would love to return someday.

This is one of the most impressive properties we've stayed at on the lake. The views of the lake from the house perched on the hill is simply stunning and its hard to find such tranquility and privacy on the lake today. We stayed at Mark's place for a week to have a mini family reunion and had a wonderful time together due in large part to the great accommodations of Mark's place. The kitchen was supremely well stocked and we found everything we needed to cook up many great meals. The open space of the family room, dinner table, and kitchen provided ample room for all of us to mingle and listen to music on the great speaker system set up in the family room all while looking out at the very impressive view of the lake. I would definitely recommend anyone to stay at Mark's place who is looking to enjoy a tranquil and quiet time on the lake.

The property has all the things we were looking for. Views, comfort, and activities we wanted. There were great spaces for relaxation to enjoy the magnificent views as well as read or nap if desired. We enjoyed the waterfront for viewing the lake as well as a great campfire during the evening. We will return again.
This was the second time we were here. We love ‘this place. It is quite and yet it’s not that far to wineries. There is easy access to the lake and you are on a dead end road. For us it is perfect.
We built this house in 2004 and have enjoyed many many wonderful family times here. We have family in the area but currently reside in Baltimore so can not spend the entire summer at the Lake. Rather than let the house sit empty we enjoy sharing it with families so that they can create their own happy memories like we have. You will find the house very open and there is very little that is off limits. Eat, drink or use anything we, or other families have left behind, as the next family will do the same.
