Beautiful, 5 bedroom/3 Bath with option of renting as a 3 Bedroom or 4 bedroom at a lower rate, three Bath (that will sleep up to 18 people), cedar home on five acre wooded lot, secluded but convenient. Located just four miles from the ski area, one mile from shopping. Bring your portable corral and you can access the National Forest off of our property. Great for mountain biking and snowmobiling too. Non-Smoking home and No Pets allowed! Guest must have their own transportation. Fully-equipped kitchen, wood-burning fireplace, three TV's, DVD, WiFi, solarium with hot tub (Nov. thru Apr. and June thru Aug. only), and wet bar. The kitchen has all the modern conveniences along with an 1890's era cook-stove for atmosphere. Come enjoy the gorgeous panoramic views, From the fully enclosed observation tower on second floor in a peaceful setting with all the comforts of home. Check-in time on day of arrival 4:00 PM. Check-out time on day of arrival 10:00 AM.

Bedding: Bedroom #1 - one queen bed; #2 - two twin beds; #3 - one queen bed;The other rooms that will be locked out with option to purchase access to are #4 - two queen beds and two sets of bunks; #5 - one queen sofa sleeper and 1 queen bed. Total capacity: 18 people.

DEPOSIT POLICY: A deposit equal to ONE NIGHTS lodging is due within ten days of booking. The balance is due 45 days prior to arrival date, (60 days prior for Holiday and month of March).

CANCELLATION POLICY: Cancellations made more than 45 days prior to arrival (60 days prior for Christmas and month of March), will forfeit one night's lodging. Cancellations made less than 45 days prior to arrival (60 days prior for Christmas and month of March) are subject to full forfeiture, unless the unit can be re-booked (any refund will be pro-rated), but the one night's cancellation fee will still apply.

SECURITY DEPOSIT: A security deposit in the amount of $500 for School and Youth Groups, $250 for all others will be due at the time of final payment. We will keep your credit card number on file until you check-out and the house is inspected. The credit card number will be shredded as long as there are no missing or damaged articles, damages to the home or excessive cleaning necessary. Normal wear and tear excluded.

We will notify you of any potential charges prior to charging your credit card.

Hot Tub: (Winter only) We have no control over the mechanical operations of the hot tub. Please notify us of any problems encountered as soon as possible. We will do everything in our power to have the problem fixed immediately, but will not offer any compensation for the inability to use the hot tub.

Rates and availability are subject to change until your deposit is paid. Tax rate is subject to change up to and including your stay. Night minimums may apply, please inquire.

We enjoyed our Spring Break ski trip and stay at the Sitzmark Rancy! Spring skiing conditions were great and we enjoyed our comfortable, spacious accommodations at the Ranch. Hope to return again someday soon!

Great cabin with tons of space

The cabin was wonderful! It is well maintained and has a really cool layout with lots of character. We stayed in September so the hot tub was closed, but there is a nice game room with bar. The kitchen has all utensils and supplies. There is alsi a lot to do outside with a play set for small kids, volleyball/badmitten, firepit and even a teepee. Great place for a group. It is really big so would recommend for larger groups. The only thing i wish i knew is that the caretaker lives in the basement. I didn't know this going in and it was not a problem, but caught me offguard. He was very quiet and did come introduce himself.

As far as the caretakers go we do have this information on the Welcome Letter that was included with your final confirmation. It reads as follows: "Caretakers live on-site in a separate apartment at the rear of the garage with a rear entrance. If you need anything they are there to help. Their names are David Campbell and Brandi Hoffer." They are not able to access the house from their apartment. It is a separate entity, not a basement apartment. Thanks again for posting! Perfect winter vacation!!

Thank you for helping us give our family a dream winter vacation. Our stay was absolutely beautiful and everything we had hoped for. The house is huge! The living room is a great place for a family to gather in front of the cozy fireplace with a couch large enough for all of us to be very comfortable. The large flatscreen TV was great for us to watch our traditional Christmas movies. The hot tub room was an amazing way to end a day in the cold winter snow. The house is situated in a secluded very private neighborhood with tons of trees and beautiful snow surrounding it. the caretakers brought us warm cookies to welcome us on our first day and gave us complete privacy for our entire stay. Everything was perfect and we can't wait to come back again!

Family vacation

The home is in a beautiful location and fairly secluded, however, the caretakers are living in an attached apartment. This made it feel less private since there was a lot of traffic and out of the driveway. The caretakers were very prompt in responding to our needs though.

The fourth and fifth bedrooms smelled of smoke and were too warm, with no way for us to regulate the heat.

This is a beautiful house with character, but it could use some touch ups and a deep cleaning. It was very convenient having internet and laundry on site. Our kids enjoyed the play structure and swings.

Weekend Traveler

The house was in a location very convenient for our weekend plan. Lots of space for 3 families to spread out.

However, a few little touch ups would improve the property. New linens for the beds would be nice. The sheets were thread bare and barely fit the Queen sized beds. Also a mattress pad would make for a much more comfortable sleeping arrangement. Or there are removable washable mattress covers available. There are no amenities so bring everything you need for cooking, showering, cleaning up. There are dishwasher tabs but the dishwasher cannot be run unless you are on site (not the owner's fault since Well Water is unpredictable).

One of the families stayed in the lock off accessed from the balcony (outside) or the bookcase (inside). This suite of rooms reeked of cigarette smoke as if a smoker was living in that part of the house.

If you are unconcerned with the comforts of home then this is the place for you. However, if you would like something a little less "cabin" feeling, I would recommend another spot.

Owner's Response: We appreciate your review of our home. Since we live in Kansas we do rely on our guests to let us know about any concerns that they have. We are taking your concerns to heart and will be sending new sheets, dishes and pots and pans there within the next couple of weeks. We do have mattress pads for all of the beds, although they are not pillow top covers. We would like to address some of your other comments. First, we do have the kitchen stocked with pots and pans, cooking utensils, plates, bowls, eating utensils, coffee maker, microwave, toaster, etc. If there weren’t some of these items in the kitchen, then we were not notified of any missing items. In the future, we will make sure to have the caretakers take an inventory after each guest checks out. We also provide paper towels and basic cleaning supplies. Since our guests are not responsible for cleaning the house we do not provide a full line of cleaning items. Second, we do provide (as you noted) dishwasher soap, hand and body soap, and toilet paper. We do not provide shampoo, conditioner, or any other personal care items. If you rent many private homes, or condos you will notice that this is the rule rather than the exception. Next, it is true we do request that you do not run the dishwasher if you are not on site. Not only is this due to well restrictions, which are much better now that we’ve dug a second well, but it’s been in the news more often that dishwashers are a huge fire hazard. To err on the side of caution, we do ask that the dishwasher not be run unless someone is there. Your comment about the bunk room smelling of smoke is truly appreciated. Our home is a non-smoking home and it is made clear in more than one piece of paperwork we send to our guests. Occasionally, we have had people break this rule, but not often. We will definitely be more vigilant to prevent this from happening again. Lastly, we are somewhat baffled by the comment “if you are unconcerned with the comforts of home then this is the place for you”. Our most frequent comment from guests is how much our home feels like home. We have a guest book in our home for people to leave comments, and we invite all of our guests to write a little something in it. We have many people who rent our home every year, year after year. We strive to make everyone’s visit as enjoyable as possible. We are truly sorry that you felt our home was found lacking.

excellent accomodations

my familky and i stayed 8 days in the house. the kitchen is great and we cooked a lot to save money. the location is close to the highway but rural enough where you dont have to worry about noise. having laundry on siote was alsao a great help. the caretaker was great a nd was realkly helpful.

Sitzmark Ranch ( Has no Booking Fees) We do offer lower rates depending on how many people you have. We start at a 3 bedroom rate for 8 people, and then there is an additional per person, per night rate added if you get more people. Example; if you want to book it as a 3 bedroom for 8 people on Spring Break dates then the rate would be $390.00 per night, plus $35.00 per person, per night for each additional person up to 18 total.
