It offers comfortable and elegant accommodations ideal for families with 2-3 children or two couples and a friend looking for great mountain access.

This is a charming and renovated studio condo with a loft bedroom located on Four O'clock Road with fantastic mountain views. The Snowflake lift is 200 yards from this condo's front door, and an exit from the Four O'Clock ski run is only 50 feet from this condo's front door. This condo has a lockable ski box for all of your skiing equipment and comes with its own heated garage parking. This condo also offers exclusive access to heated swimming pools and hot tubs at the New Upper Village pool facility.

The main level is 377 square feet and the loft bedroom is 140 square feet.

It has a customized queen murphy bed on main floor, and loft bedroom with a queen bed to easily sleep four people, and the couch on the main floor instantly converts to a comfortable twin size bed (providing additional sleeping accommodations), along with a new 37' flat-screen wall televisions installed on each floor of the condo, perfect for unwinding after a day of hiking or skiing. The wall television on the main floor comes equipped with cable, and WIFI internet access is provided. The wall television in the loft is set up with a DVD player to accommodate all of your movie needs. Downstairs in the living room, there is a gorgeous fireplace with wood inlay. Full kitchen with everything needed for cooking, complete with dishwasher, microwave, and oven and breakfast bar seating. Main Street Breckenridge, with a variety of restaurants, is only 2.5 blocks away as well. Renovated bathroom with a large walk-in shower, pedestal sink, flexible showerhead, and high ceiling. Common laundry room downstairs with two pay washer and dryers.

The heated community swimming pool with 3 hot tubs at the New Upper Village is only a three minute walk from condo. Complete changing facilities with lockers at pool area. Summer/Winter hours open till 9PM. There is also a climbing playground complete with slides next to the New Upper Village pool facility, which is great for children to play on.

Nice condo in great location.

The location is great. One block from the Snowflake lift and even closer to the Four O'Clock run. It's only a half mile from downtown. So once you park your car in the heated garage (a very nice perk), there is really no need to drive. There is no onsite hot tub, but you get free access to the Breckenridge public pool and hot tub. And if you take the short cut through the condos across the street, this is also a nice short walk. Inside, the condo is very cozy. I can't speak on the murphy bed as I did not use it. The fireplace does a very good job of heating the entire unit. The loft is very comfortable, but will be hotter than the downstairs. My only complaints (and the reason for my 4 rather than 5 star (I wanted to give 4 1/2, but that is not an option) review) There is a lack of storage. The downstairs closet is good, but the only dresser is up in the loft and you need to crawl across the bed to get to it. If you don't mind setting your suitcase in the main area (as I did) and living out of it, this isn't a problem. The only other thing, and this is minor, was the upstairs tv does not get cable. I would definately stay there again.

What a wonderful stay we had in Breckenridge. This condo suited all our needs perfectly. Ms. Ballard was very helpful and responsive to every question, concern and need before and after booking. Loved walking to everything especially the lift! Thank you for the use of your condo.

Good location, but uncomfortable.

My wife, teenage daughter, and I stayed at this place for 4 nights in January 2016. The best thing is the location, about 1-2 blocks from the Snowflake lift, so it was an easy walk (uphill) to start the ski day and a similar walk downhill from the Four-O-Clock ski trail at the end of the day. The worst thing is that we just couldn't get comfortable in this place for several reasons:

1. It's advertised as "sleeps 5". This assumes 2 people in a loft with a very, very low ceiling, 2 people in a pull-down Murphy bed, and 1 person on a hard sofa. Ok, the loft has such a low, sloping ceiling that it's impossible to walk around the bed. And there's very little space to put your suitcase and "stuff". There's a bit of floor space and a small dresser on the opposite side of the bed, but you have to literally crawl over the bed to get to it. The Murphy bed (downstairs) is a humungous piece of "furniture" and occupies most of the floor in the "living room" when it's folded down. Furthermore it has very large doors that take up even more space and block access to bits of floor space which might be used to place a suitcase and "stuff". Storage and access to "stuff" is a major, major problem. Finally the very hard sofa is also very lumpy -- nobody will want to sleep (or sit) here!

2. The only seating in this place is the very hard, lumpy sofa, and some hard wooden dining chairs. The sofa is positioned UNDER the TV! UNDER it, so there is no way to watch the TV while sitting on the sofa. You won't want to sit there very long anyway, it's so hard and lumpy -- you'll want to pull a hard dining chair around to watch TV or "relax". (Also the TV is not HD if that frustrates you. Also there is a TV in the loft, but no service there -- DVDs only.)

3. The heat/furnace does not produce enough heat for comfort. The owner supplies several plug-in heaters which help a lot, however you can't leave them on while you go out of the place, and we didn't feel safe running them overnight while we slept. Also the bathroom never did get warm, even after 3 hot showers. Also the floor covering is tile and very cold -- bring some warm slippers or shoes to wear around the condo -- socks are inadequate.

There is a small heated garage if that's useful to you. It's big enough for our Prius, but probably not for an SUV, and no other parking possibilities that I could see.

The kitchen is nice and well equipped.

Owner's Response: I am sorry to hear that our condo was uncomfortable to your taste. Since your stay, we have made a few changes to help resolve some of the issues you stated. We have added two luggage racks (one downstairs and one in the loft) so that guests can easily keep their luggage off the floor and make more efficient use of the space. We also added a new futon chair that accommodates two people to sit besides the couch in the living room area, so that guests can relax better and view the television from a different angle. Regarding the heating in the bathroom, we actually had disconnected the ceiling heater intentionally as it is a potential fire hazard. But we are in the process of placing a heating unit in the wall to properly address the bathroom heating issue. Regarding the heated garage, most guests have found that this is an added convenience for our unit and have been able to park SUV's and minivans in the garage with no problems. I really appreciate your honest and direct review about our condo, and I hope some of the steps we have taken resolves some of the concerns you had. You are welcome back anytime as our guest and your opinion is deeply appreciated.

Cute and cozy Breckenridge condo

This condo was cute and cozy for our family of four (two adults and two teenagers). Plenty of comfy places to sleep. A warm fireplace to sit next to after a long day of snowshoeing and hiking in the snow. The condo was within walking distance to ski rental shops, great retail stores, and delicious dining. We only pulled the car out of the garage once while we were there because the location was so good that we didn't need a vehicle. This condo was clean and had everything that we needed. It made our winter wonderland vacation complete!

This condo was perfect for a family of 4. Great location for summertime in Breck! Short walk to town, easy access to bike rentals, short drive to horses in Keystone, and plenty of outfitters for rafting in town or down in Frisco. We couldn't figure out the garage door? But really liked all of the other detailed instructions provided. Loved the keyless entry!! The toilet requires two flushes. Cooked almost every meal in the well-equiped kitchen. Great family time! Thank you!

Owner's Response: I really appreciate your honest feedback about the condo - I was not aware that you had any issues with the garage nor that the toilet needed additional flushing. Since your review, I have personally inspected the garage and made sure everything is in working order, and I will have a plumber come out to check out the condo bathroom next week to make sure the toilet is working effectively as well. Again, thank you for your honest and direct feedback - it really helps me to know what areas I can fix or improve on. We would love to have you as our guest again anytime you return to Breckenridge!
