OPTION 1:
This spacious, comfortable, and elegant (2,500 sq ft) Lower Level walks out on to covered and furnished patios with views of the city, mountains, and eastern plains. Enjoy morning sunrises and evenings of twinkling city lights, while deer and rabbits visit often and sometimes bighorn sheep can be spotted on a nearby ridge.
The landscaped back yard is home to a new and unique Observatory which we'd be happy to show all interested guests! We also added a game alley for playing corn hole and ladder golf.
Enter in to a great room (key coded private entry) where the leather couches are the perfect place to relax, converse, or watch the 55" HDTV (cable, Netflix, dvds, and Play Station 3). There's an expandable 9' trestle table and chairs with leather seats for everyone to gather.
The well appointed kitchen has an island for food prep or serving, has a walk in pantry complete with extra small appliances, additional folding chairs, and booster seats. . There's a coffee station, microwave, toaster, and dishwasher. All that you need to prepare and serve meals is provided. (except the food!)
Through wooden castle-like double doors is a game room with a quality combination pool and ping pong table, and an air hockey table.
There are 4 bedrooms sleeping 10 guests. All are large, comfortable, and well decorated.
One master bedroom has a massive king bed with marble top nightstands, a vintage secretary desk, a side chair, and full size closet.
The other master bedroom (the Royal Room) has a king bed, nightstands, a bench, a full size closet, and a turret sitting area painted with a mural (by the artist/owner) and furnished with a round table and velvet chairs.
Another very large bedroom has a queen bed, a trundle bed with 2 twins, a matching desk, a mirrored dresser, trunks, and full size closet.
The fourth bedroom features two XL Twin beds with vintage barn door headboards and a full size desk. This room contains a linen closet and a clothes closet.
All bedrooms are provided with necessary bath towels, hand towels, and washcloths for each guest.
We also have 2 pack n plays for toddlers and babies, as well as a safety gate for blocking the steps or for containment inside or out.
There are two full bathrooms, with double sink vanities, and rain shower/bathtub combinations, and private/semi private toilets. Each bathroom is centered between 2 of the bedrooms. One of the bathrooms has a laundry closet with a stacked LG front loading full size washer and dryer using HE detergent.
The landscaped back yard is home to a new and unique Observatory which we'd be happy to show all interested guests! We also added a game alley for playing corn hole and ladder golf. Enjoy the views from porch swings and rocking chairs, multiple outdoor eating areas, and from under the observatory.
Option Two: Lower Level Walkout plus Studio Apartment
This newly added industrial themed adjoining studio apartment (1,000 sq ft) under the garage sleeps 4 people. With its own entrance, it is light and airy, open and inviting, comfortable and relaxing. This new and fun space features concrete ceilings, half stone walls, and custom Edison bulb light fixtures.
There's a comfortable king wall bed with built in reading lights that's easily raised and lowered. Heavy privacy curtains can be drawn around it at night. A daybed with a pop-up trundle has two twin beds. A portable lightweight screen can be set up for more privacy.
The bathroom has a walk-in rain shower with colored lights, a double sink vanity, private toilet, and a closet with hanger rail and drawers.
The kitchen area has a microwave/convection oven, a 2 burner induction stove top, a large refrigerator, dishwasher, drip coffee maker, toaster, and a butcher block island with stools. All you'd need to prepare and serve meals (not the food) is provided including spices! There's also walk in pantry for storing groceries and odds and ends. The glass top table and 4 stools are elevated to maximize the great views from the windows.
A large screen Smart TV with a blue ray player (dvds available) are in the comfortable living area with a cushioned settee, wicker chairs, and a desk with a rolling chair. A lighted and mirrored cabinet is filled with card, dice, and board games.
Through a sliding barn door is a small room with a Precor treadmill from which you can watch TV as well. This is also a great place to store suitcases, coolers, etc.
There's also a laundry closet with a full size front loading washer and dryer, a rack for air drying clothes, an iron and ironing board.
While being totally private with its own wheelchair friendly entrance, it can adjoin the lower level through a lockable door.
Option 3: Studio Apartment Alone

About the host
Hosted by Joan and Bryan Gibson
Natives of Wisconsin, Bryan and Joan Gibson moved to the Springs after a stay of 6 years in Phoenix. Both taught in public and Christian schools for many years, Bryan in the science and math fields and Joan as an art teacher. Now they pursue their interests in art (the home showcases a mural and hand painted furniture by Joan), photography, and astronomy (just ask Bryan for a 'star party' from the deck!). Now, semi-retired, Bryan's an Adjunct Science/Mathematics Professor for a local college and host the local Astrophotography group for the Springs. They have 3 grown children and 3 grandchildren who live in Arizona and California. Bryan also enjoys artisan bread making and custom roasts his own coffee. If you're a coffee lover ask for a cup of what he believes is the world's best roasted coffee beans (Kenya and Kona)!
Why they chose this property
Why Colorado Springs? Compared to the extreme cold of Wisconsin winters and the extreme heat of Arizona summers, coming to Colorado felt like Goldilocks landing in the 'just right' state! We love it here with its mild and sunny, yet variable seasons. We located to the foothills on the city's northwest side to be near Bryan's job as a photographer/videographer and eLearning developer for an international brain training company. Our home was chosen for its views of the city and the mountains. In 2012, the Waldo Canyon Wildfire took our original home as well as those in our immediate and extended neighborhood. After nearly 2 years, our neighborhood is almost 100% rebuilt and is beautiful. We were able to move 'back home' in 2014 and are enjoying our new dream house. While we occupy the main level, we've decided to use the lower level walkout for when our family gathers and to share with others desiring a spectacular home away from home in beautiful Colorado Springs. For four special weeks during the year we are making our entire home available for use by the Air Force Academy parents or other large family groups who need a nice place to stay in Colorado Springs. For most of the remaining balance of the year, the Lower Walkout Level will be available for those needing a very nice place to stay, at a moderate price, for a family of up to 13 individuals.
What makes this property unique
Great location and breathtaking views! A quiet, safe, and newly rebuilt neighborhood that's minutes from the most visited (free admission) park in all of Colorado...Garden of the Gods, as well as Flying W Ranch (chuck wagon dinner and entertainment), and the Navigator headquarters at Glen Eyrie with its beautiful and historic castle. Not much further south is Old Colorado City with its unique shops and eateries, Manitou Springs with its shopping and the challenging incline, the Barr Trail, and the Cog Rail up to Pike's Peak . Many popular destinations in Colorado Springs like the Olympic Training Center, the beautiful Broadmoor Resort, the Air Force Academy, Focus on the Family, and the unique downtown are easily accessible with I-25 a mere 3.5 miles away. Denver and all it offers is only an hour to the north.
Built in an impressive Tuscan style, this new home has an easy access circular driveway, and a wheelchair accessible private entrance to the lower walkout level and studio apartment. Although "events" are not allowed, it's the perfect home to keep the family together for weddings, reunions, graduations, or vacations.
The home now also has a 48A, free to use, Tesla Charging Station and an Observatory with personalized tours for those interested. See wonderful Colorado from our lovely and special home away from home! We'll leave the lights on and the welcome mat ready!
