Your spacious One Bedroom apartment (largest in complex) is a private near-end unit with central air condition, free wi-fi, free phone calls to anywhere in the U.S.and gated indoor parking. With its 9’ plus high ceilings and large lanai (porch) it is quite spacious.
A welcome kit of soaps and paper products makes you first days very convenient.

A full-size kitchen and dining bar is stocked with appliances and utensils. A large refrigerator, microwave, dishwasher, and stove with a large oven are perfect for cooking and baking. The full closet and dressing area has a convenient Washer/Dryer and a separate vanity area.
The full-sized bathtub/shower has it's own private room. The apartment is wheel-chair accessible.

You’ll certainly be spending a lot of time on the lanai, with its tropical garden and horizon ocean views. And a nice patio set with four chairs for refreshing dining. Along with a couple of nice lounge chairs.

As much as I want to give Tom a gracious review, I also have to be honest to potential renters. This unit is out on the Ali Road, about as far away from the pools as possible. The Lanai overlooks a parking lot. Musty-smell in the apartment. The "free wifi" is terrible, we fought it all week. It's not a dedicated streaming service typical these days, instead a shared Spectrum WIFI that's very unstable. The TV's are old and only one allows for any streaming at all, if you can figure out a ethernet cable. The bed mattress is older, but instead of replacing it with a new mattress, they just covered it with a 3 inch foam pad. The fan in the bedroom did not have a remote so we had to have the fan on the entire stay. It's a large lanai, but it's cluttered with extra planters and beach stuff so it's a bit of a mess. The overall condition of the apartment is aged. ON THE POSITIVE: The apartment is spacious. All of the appliances are newer and nice. There's sufficient utensils and amenities to make your stay nice. There's a nice work desk, and covered parking is so convenient.

We had a wonderful few days at this condo.....wish it had been longer, and hope to visit again in the future!! The condo was clean, spacious, nicely furnished and "relatively" accommodating for my husband who is in a wheel chair (a little tight in the bathroom area, but do-able). The owner was easy to talk to and made every effort to make our stay enjoyable and relaxing. We enjoyed the amenities the Royal Sea Cliff provides (and it is wheelchair accessible in all areas), and the two pools and hot tub, and BBQ areas are wonderful.

Beautiful condo great location

The condo was very beautiful and the location was wonderful! We were able to walk into town. The condo had everything we needed for a relaxing vacation. The kitchen was well equipped for us to prepare our meals. We were able to use the beach chairs and the towels at the beach. The pools at the resort over looked the ocean and were very beautiful. As an added bonus, we actually met the owner while we were standing in line at the car rental place. Thank you, Tom!

Lots of good & a bit not so good

Good: communication with owner was top notch. He responded to all of my inquiries & was very helpful upon check in & check out. Unit location was great & neighborhood is quiet. The grounds are absolutely lovely & the pools are right on the ocean so great views. Unit was well equipped, (including beach essentials), lots of towels, extra linens, kitchen ware, etc. Unit had air conditioning ( a real necessity as it was very hot the week we were there) & full size W/D in the unit, which was a real plus. Free ice. Free garage parking out of the sun & rain also a plus. Staff are helpful & friendly. They have an orientation several times a week to help visitors get the most out their time on the island. We didn't attend so not sure if it turned out to be a timeshare presentation which we are definitely not interested in. Not so good: Unit is quite dated & could use a refresh or at the least a very good professional deep cleaning. Things are a bit dirty. Smoke alarm looked ancient, hopefully it works. Unit smelled of mildew although I didn't really see any. We understand that due to the heat & moisture in Hawaii, it's hard to keep things dry but we've stayed at several condos on the Big Island & never experienced this smell.

The condo was clean, very pleasant and comfortable. It had all the amenities we needed. Morning coffee on the deck was wonderful with all sorts of colorful birds stopping by to say hi. The condo complex was clean, well maintained and beautiful. The views of the stormy ocean from the common areas was incredible. We enjoyed our time there despite the very bad weather that caused us to stay inside more than planned. The hot tub and deck areas became wonderful social gathering areas for all of us visitors. The unit is very centrally located to all of the Kona side attractions. We found it very easy to get in/out of town. Parking at the condo is very convenient. In town parking is expensive unless you do not mind walking a bit.Tom, our host, has made check-in and check-out real easy. He was always available by email or phone and was quick to respond to any questions or concerns we had. He also gave us some ideas for adventures when the weather was rough. He is a great host.We would definitely stay here again.

First stay on the big island

We had a great stay at this property. They had beach chairs, towels, snorkel gear - pretty much anything you would need. The location was good - just know you do have to walk a little to get into downtown, which was a bit scary at night with there not being a side walk the entire way. The pool was awesome and never super crowded, and the view was beautiful. The only thing I wish was different was a slightly earlier check in time, other than that everything was great!

Very nice place that was clean and comfortable. The bed was very nice and a nice view from the lanai. A bit far from the ocean, but we weren't in the room too much either. But parking was super convient and quick to get in and out. Tom was super helpful and answered all our questions. Definitely nice to have a quiet place with the comforts of home!

I sold it and moved to the San Francisco Bay area.
I invested in homes in San Francisco, Ca. and Park City, Utah.
Loving the outdoors and nature naturally drew me to Hawaii.

Beautiful maintained and superly designed and on best part of the Ocean and Coast. It is the closest Resort to Kona, (easy walk) that still feels like a tropical paradise.

What makes this property unique

This Architecture is the best of the modern styles. It works so well with the Land and the Ocean, and the ancient Lava Flow Bluff. Though the buildings look imposing, they are not over 25' tall at any one place. Only a few Studios were built, and are special since they are always at the end of the wings, surrounded on three sides with lush tropical vegetation. Very private and very peaceful.
