Why Andrew Liu chose Seattle

Originally we bought this townhouse to rent out because the Seattle rental market is very strong. Upon advice from many friends, we're giving vacation rental a try to see if it will work out. When I used to visit Seattle, I noticed there was a lack of vacation lodging options in Seattle, so making our house available to the vacation travelers seemed like a good idea.

What makes this townhome unique

This house was expertly picked because of location, size, and neighborhood amenities. We live 5 minutes away in Magnolia ourselves. What makes this vacation rental unique compared to other vacation rentals in Seattle:

1. Parking: We have a garage and a driveway to use and there is plenty of free street parking. Other neighborhoods have paid parking on the streets and no private garage to protect your vehicle.

2. The master bedroom has a staircase to another room above (loft) with access to the deck where you can view Queen Anne.

3. We bought a commercial grade tankless water heater that is capable of supplying unlimited hot water to all the showers (3) in the house and handle the other appliances that require hot water

4. The house is heated by radiant heating from the hot water system

The house was more than we expected: clean, comfortable for 6 people or more, location was convenient. There was an unexpected record breaking heat wave and the fans were not adequate. The kitchen was remarkable well equipped. All in all, we like it very much and would recommend this house.

Definitely Recommend!

Andrew's place is clean, quiet and family friendly! We really enjoy staying here. Especially, my mum loves the variety of plates in the kitchen and my wife likes the mattress in the master room. Andrew is also friendly and easy to communicate. He always respond my need timely. We will definitely recommend this place to our friends!

The Worst Homeaway stay experince

We rented properties through Homeaway many times in the past and this one is far the worst one. We met our friends late on July 4th and they ended up staying over one night without giving us time to ask the owner. It may have been stated in the description about the rental rules, since the property had enough rooms to accommodate, I did not think of it as a huge deal since it was just one night stay after coming back from the firework. We slept quite without any party or noises and checked out 11:25 am. The owner came in the morning of the checkout date and pretty much "monitored". While doing his inspection, he realized we had extra guests and he took our deposit as he calls even for us to violate the house rental rule. I am sorry that I did not read this house rental agreement rules and regret very much renting this property. It would have been so much better to check into a hotel near downtown of Seattle with better furnishings and customer services. Be careful on the rules.... There is nothing to do near the property.

Owner's Response: Ronnie booked for only 6 guests and was very hard to communicate with. She never wrote anything in the booking about their stay. I sent a several e-mails to her before the stay regarding house-rules and check-in with no response, but she obviously got them, because the access instructions are with the house rules and she had no problem getting into the place. I also have copies of the house rules on the kitchen counter and the nightstands of the main bedrooms as reminders. Check-out is 11am, as we need to turn the place over for guest check-in at 4pm. I texted at 10:06am to see when they were checking out to see if we could get a jumpstart on the cleaning. She didn't respond until 10:51am saying "OK, We are packing and cleaning to go pretty soon". I came over a little after 11am and they still haven't left yet, so I waited. As they started to leave 25 minutes after check-out time, I was surprised to see 11 people instead of 6 people come out of the house. Ronnie's family of 7 in one car, 4 in another. What happened to the 6 on the reservation? The house rule she violated was "No outside guests unless approved" (there are only six simple house rules). I consulted with HomeAway/VRBO on what to do and they told me to change the reservation and request additional payment for the extra guests, which I did. Ronnie tried to negotiate it down, and I refused, so she didn't pay after 3 requests. VRBO told me to keep the security deposit and took the rest as a loss and chalked this one up as a learning experience on bad guests. I'm not surprised by the bad review given the circumstances. In the future, I'm going to request confirmation/agreement to the house rules before check-in.
