The house was really nice, a great location and perfect for our group of 9 people. The neighborhood was quiet and had plenty of parking space right next to the house for us. The hot tub was nice and clean; however, we never could get the jets to work as they should in it. We loved the screened in back porch to sit on and keep bugs away. The Wi-Fi never did work, which was not a huge deal unless we were trying to order an uber from inside the house. For some reason the service we had was not great for apps like that but worked fine for all other things so Wi-Fi would have been nice to help with that as we used uber to get rides and food a few times. All in all, we had a great trip visiting for Lake of the Ozarks Bikefest and we can't wait to come back and stay again next year! Would recommend to friends and family to stay here!

We loved the house and the neighborhood. All 3 bedrooms very spacious. Located in a gorgeous setting. Hot tub was a treat!

A group of 10 teachers on a summer girls weekend... We had the BEST time. Property was big enough for all of us, great decks and beds. Property manager checked in on us a few times and was very helpful! Would definitely recommend and will be staying again!

It was roomy enough for 12 people. We enjoyed the hot tub and bring close to margaritaville.

Girls weekend away

Property manager was very quick to respond to any needs or concerns over the weekend. Our only major complaint would be that if you over stock the fridge it would not stay cold. Property manager had to come and bring us a cooler and ice for our things to help the fridge cool down. A few other things around the house needed some updating/ fixing as well but overall we had a good stay.

Great location with lots of room!

We had a group of girls stay this weekend and had a wonderful experience! The home was clean, and well furnished and decorated. Everything worked well and was just as listed! Will be back!

Great photographer and helpful host!

The place was OK and definitely has seen some fun times! The photographs and description were technically accurate but a fire pit is not a heater in the corner with a cover over it. “Technically” everything was as described and if I was of a different age group it would be a wonderful place. (I am 40 for reverence) I think this is a great cabin for a large group of people not caring about aesthetics or lake views. It was very clean and the host was very helpful and kind! The host answered when I messaged just twice the day we arrived. Very very nice party house but if you’re looking for something a little more upscale this might not be the location. I would 100% with this host/Evolve team again tho!

Priced right for the time of year

As all properties there are things that need to be fixed we enjoyed are stay Could not figure out TV in living room that is something that should be addressed but with that being said we really didn’t need it

Great house with lots of space

We enjoyed the home very much. There was plenty of space for everyone and the atmosphere was very relaxing. There were a few small hiccups but they were addressed and hey, it's life. Stuff happens. Will for sure stay again!

Quality Did Not Meet Expectations

I want to first start with the positives of staying at this location because they should not go unnoticed: - The host was very friendly, super accessible and addressed most of our issues immediately. She made every attempt to make sure we had a great stay. - The location was perfect for getting to popular bars, the lake and anything else you would want to do while in the Osage Beach area. - The space was comfortable for a group of 8 to enjoy our stay. However …. The house did not seem like it had properly been prepped for guests to be arriving. -When we arrived there was no toilet paper in any of the bathrooms (the host corrected this promptly) - The floors were very dirty. They had been partially swept but there was food crumbs, confetti and other dirt left behind under the tables, chairs and couches. If you walked barefoot in the house your feet turned black. - The shower in one of the bedrooms did not work and needed to be fixed. The host did address this quickly as well. - There were left behind items under multiple beds that our group cleaned up. As well as poorly made beds (bed skirt wadded up under the beds, etc) when we arrived. - One of our guests found food in the bed she was sleeping in that was not from our group and had been there from the time we arrived. - It did rain a lot during our stay but the bedrooms on the lower level smelled very mildewy and the carpet felt almost damp during our entire stay. We dumped multiple buckets from the dehumidifier but this didn’t even put a dent in the humidity levels within the house. No one ever wants to feel like the place they are staying at isn’t clean however that’s what our group got. This is not a “value” stay but the quality of what we experienced more aligned with a cheap hotel. The issues we had could be resolved for future guests by better housekeeping measures. Overall it was, okay at best.

We had a great time. The property manager was awesome to work with from the moment we booked all the way through our stay. Everything was exactly how we expected it to be. We will definitely be back!

Relaxing stay

We loved the hot tub, whirlpool tubs, bathrooms (one per bedroom...nice), fireplaces, fire pit, kitchen items (pots/pans, etc.), wifi, streaming, and cable. There is a lake view, but it’s a bit far, so if you want to be right at the lake, this is not for you, but again the view is nice. The beds are comfortable and two in each room. We had fun and would stay again. The living area is smaller than the pics, but still nice. It may need a little bit of updating, but it’s nice nevertheless.
