⚠ Please note: This is a townhome, and the bedrooms are located on the second floor. You will need to use stairs as there is no elevator.

🚗 Parking: There is designated parking in the driveway for two vehicles. Please note, boats and trailers are not allowed to be parked overnight.

1. For reservations of 30 days or longer, a separate cancellation policy applies:

• Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
• A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
• No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. If you are local and/or under the age of 23, please notify us before making your reservation.

3. Guests acknowledge they will keep noise levels to a minimum after 10:00 pm as sound may travel through the walls.

4. No parties or events are allowed on the property.

5. Pets are not allowed.

6. Guests must provide a valid working phone number and notify us within 2 hours of arrival if any cleanliness issues do not meet their standards so we can address the situation promptly.

7. Smoking and fire use are not permitted. This includes vape pens and marijuana, as well as candles, incense, or sage. A $350 charge per day will apply if this rule is violated.

8. The maximum number of guests must not exceed the allowed limit. Violating this rule may result in immediate removal from the property without a refund.

9. A $50 late check-out fee will apply if check-out is after 10:00 am (unless authorized). This fee is necessary to accommodate our housekeepers’ schedules.

10. An additional cleaning fee will apply for excessively dirty units, as documented with photos.

11. Midterm Cleaning for Extended Stays:

• For groups of 4+ guests or those traveling with pets, a midterm cleaning is required for stays of 30 days or more.
• For smaller groups (1–2 guests) without pets, a midterm cleaning is required for stays exceeding 6 weeks (42 days).

The midterm cleaning will occur on the 15th day of your reservation. This cleaning is mandatory and ensures the cleanliness and hygiene of the property.

12. The cleaning fee for the midterm clean will be deducted through Airbnb resolutions.

13. For your security and protection, the property is equipped with an exterior camera.

14. Guests staying over 30 days must sign a standard lease agreement and agree to a background check before check-in (agreement will be provided).

15. Please remember to take all your belongings upon check-out. Items left behind will incur a $50 mailing fee (separate from postage). We will do our best to return your items within a week.

16. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

17. If our rules cause us to issue a refund or discount to another guest, you will be responsible for the associated costs.

18. If you were a past guest who did not respect the rules or property, we reserve the right to decline your next reservation.
