STUNNING RIVER RETREAT IS PARADISE ON THE WATER
Location: Reedville, Virginia, USA (near the mouth of the Potomac River and the Chesapeake Bay)
Accommodations: 4 Bedrooms + 3 Baths
Beautifully landscaped, custom tri-level home with vaulted ceilings. An arbored rose garden leads to the sandy waterfront and deep water dock. The surroundings provide a warm sanctuary on the water. This spacious waterfront home offers a beautiful view of the water with your own private 80' dock with moorings for large boats.
Upper level 16’ x 20’ deck overlooks the water is located off the fully equipped gourmet kitchen. The deck has 2 gas grills for outdoor grilling and a large 10 foot table for dining, cushioned swivel chairs and love seat. A heat lamp keeps you warm on those cool nights when a little extra warmth is needed. Sit back and watch the herons and otters catch their breakfast while you sip your morning coffee.
The upper level also offers a master suite with a sliding glass door water view, 42 in. HDTV, and master bath with ceramic tile floors, soaking tub, shower, toilet, double sinks and walk-in closet. There is a second bedroom with a sliding glass door water view, queen bed and 32 in. HDTV. There is a second full bathroom located next to bedroom.
The entry level has a tiled foyer with a living room with 42 in. HDTV, Bose surround sound stereo, DVD/VCR, stone fireplace and hardwood floors. The house has on demand water heater for unlimited hot water.
The lower level consists of a pool room with a great water view, wet bar, 32 in. satellite TV, stereo. There is a large adjoining room with a ping-pong table, dartboard, Nintendo Game System, other games, stereo and extra full size refrigerator/ice maker. The third full bathroom with ceramic tile floors is located next to the two bedrooms. The lower level bedroom has a queen size bed and the fourth bedroom has two full size beds, TV, and DVD. player.
Walk out from the pool room to another deck '30ft by 10ft' and hop in the HOT TUB with seating for 6-7 people or down to the waterside deck with picnic table and large bench at the dock. Sit back and enjoy the natural surroundings and the wildlife along the shore.
Catch crabs with a net or crab pots (supplied) on the dock, or go SWIMMING 'safe for children' as the gently sloping shore leads to deeper water along the sandy water’s edge. Kids can enjoy fishing on the dock (poles provided). Bring your boats and keep them at your own private dock. Boat ramp at Smith Point Marina is available 3 miles away for launching your boat.
Ride bikes through the quiet neighborhood (12 bikes are located in shed for your enjoyment), or play a game of basketball with friends in the driveway! Charter a fishing trip or take a cruise over to Tangier or Smith Island. This home is just two miles away from Smith Point, historic Reedville and both cruise boats.
That's not all! For your enjoyment you can explore the river on the 4 person pedal boat, the 2-person kayak or the 2-person canoe (provided).
Local attractions include: several marinas; vineyards, fishing charters, free public car ferry (2 miles down the road); boat cruises; antiquing; golfing and numerous other activities within the Northern Neck. Reedville is home to the award-winning Reedville Fisherman's Museum which is nestled among the quaint Victorian homes that line Main Street. Main Street also has two of the finest waterfront restaurants featuring fresh local seafood and steaks (one offers marina services) and there's also an old-fashioned ice cream parlor. Come to the river and see where paradise is hidden.

Stunning River Retreat Rules of the Road:
Tenant shall obey all jurisdictional ordinances as well as those set forth in this Lease Agreement to include but not limited to the following:
Tenant shall observe quiet hours between 10:00 p.m. - 8:00 a.m.
Tenant shall not possess or attempt to possess illegal substances.
Tenant shall observe property boundaries at all times (marked with walkway lights)
No on-street parking is allowed. All vehicles must be parked in driveway.
Tenant shall not possess or use fireworks while on premises or within the local neighborhood.
No fires allowed on property.
No public nudity or lewd behavior which will cause disruption within the local neighborhood.
Tenant shall provide accurate information to Landlord. In particular total number of persons, pets, vehicles to occupy premises.
Pets must be leashed and under the control of their owner at all times.
No campers, travel trailers and motor homes allowed.
Failure to comply with the above guidelines may result in immediate termination of this Lease without refund, forfeiture of security deposit, prosecution or any combination therein.

Go and stay and you won't be dissappointed. Everything you need is right here. So much to do at the house on a rain-day, or any-time. Kids NEVER got bored-fishing was good and it was so nice not to have to drive and put the boat in and out. Am planning on going back next year already. One word of advice though- GET YOU FISHING LICENSE BEFORE YOU START FISHING- wife and I took 4 year old for a ride the first day we put boat in water and ended up with lines in the water- cost us each $145.00. Pat had told us before that we could get a boat license for $38.00 but we were too stupid to go and do it. This allows anyone on the boat to fish. GO GET THE LICENSE before you start fishing. Ride on Pat's boat was AWESOME. Pat is a very nice man that was always happy to answer any questions- both before we came down and while we were there. I booked this house for our wedding party to stay in for the weekend and it couldn't have been better. I was a little skeptical at first that there wouldn't be enough room, but there ended up being plenty. It also had every amenity we could have wanted, hot tub, pool/ping pong table, huge deck, and beautiful landscape. The owners were very accommodating and even left us with complimentary wine and goodies. It was really a great house, and the area makes for nice quiet getaway.Did you find this review helpful? WOW is what you will say when you walk in the door, and it only gets better with ever step you take. The home is awesome, the location was great for boating. I have rented other places but I will be returning to this home.Recommended for: Adventure seekers, families with teenagers, romantic getaway, families with young children, girls getaway.

I rent houses multiple times per year for vacations and trips. The house as shown by the pictures is a great place and a true gem (hot tub, patio heater, BOSE surround system, every possible cooking utensil, etc). However, I kind of expect that given the price and it is worth every penny. What sets this one apart from other rentals of similar price/quality is the small things. When you make lunch for a day trip and you need sandwich bags? - they were there. A welcome gift pack including food, complimentary wine, spices for cooking, extra paper towels - all there. An added feature for this particular house was it's proximity to stores - corner store 2 minutes away, grocery store within 15 minutes, WalMart within 30 minutes. I have rented other houses in the area but were 30 minutes just to the corner store. Overall, a great experience and will most likely rent again next year.Recommended for: Sightseeing, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

The house was absolutely beautiful. The house was clean and equipped with all the necessities. I did wish that the house had fishing poles. That I think was the only downfall. It would've been nice for the hot tub to have been emptied and cleaned and the ants all over everything got annoying. Also the wireless internet router isn't quality so using the internet became a difficult task. There isn't much to do in or around this town unless you drive 2 hours. There also weren't any restaurants open. Definitely not a tourist spot but at least it's quiet. But the house was nice.Owner response: Getting away to Stunning River Retreat is just what the name implies...It is a Retreat--a place where families like to get away from it all. Reedville is not the big city and it definitely is not the Outer Banks with souvenir shops on every block. That is why people like to come to Reedville, because it is a small town and a great get-away and fishing spot. Not all the restaurants are open during the winter months (off season). Stunning River Retreat is located on a small river which empties into the Chesapeake Bay. We provide river toys such as a 4-man pedal boat and a 2-man canoe for your enjoyment and soon we will have a kayak. For those days when the weather does not cooperate the pool table and ping-pong table await your play. We personally maintain, empty, and clean the hot tub out after every rental so I am sorry if the water was cloudy. As far as the ants, probably every homeowner in Reedville has at one time or another had an ant problem and corrective measures were taken to resolve that issue. We thank you for your suggestion about fishing poles...that is a great idea and will work on getting some for the kids to fish off the dock. Also a new router was purchased and is being installed this weekend (just not in time for your visit). Stunning River Retreat is a quiet, peaceful spot to relax and enjoy nature and the outdoors and we hope you will visit again.

The house is simply perfect. It has everything you need to have a great time. We were a group of ~ 30 year-old graduate students and we had what we were needing: Time to enjoy ourselves and bound; we played a lot of darts, ping-pong, pool, used the canoe, the hot tub, we also relaxed and did work in the beautiful kitchen drinking some nice coffee while looking at the sky and the river.. We had a wonderful weekend in Reedville. Pat was more than accomodating with all of my questions adn was quick to respond. He providing additional information on some activities he thought our kids might enjoy. This house has absolutely everything you could need. The kids loved the paddle boat and the canoe. We all enjoyed the laugh we got when my brother capsized in the canoe right at the shore, just priceless. The house accomodated our large group easily and we had nightly ping pong tournaments, I see a ping pong table in my families future too. We can't say enough good things about the house and Pat. We will definitely be renting again.Recommended for: Families with teenagers, families with young children, girls getaway.

I rented this house to take some customers striper fishing for 2 days. The house was exactly what we needed! The house if modern, comfortable and clean. The beds are comfortable, the towels and sheets are plentiful and the kitchen is well stocked with the items you need; you just bring the food. The upper level deck has 2 gas grills, and we enjoyed eating on the deck, which gives a great view of the water. Bathrooms are very nice, and the game rooms are a nice addition. I rented this house for 2 days of striper fishing with a local charter boat, and this was exactly what we needed. The house is modern, comfortable and very clean. The kitchen comes with all the items you need; you simply bring the food! We loved eating out on the upper deck, and enjoying the view of the water. Beds are comfortable, sheets and towels are plentiful, and the bathrooms are great. I will definitely rent this property again, and would recommend it to anyone wanting a nice place to stay in Reedville.Recommended for: Adventure seekers, age 55+, romantic getaway, girls getaway.
