Welcome to our elegant yet comfortable Paris home, nestled within two flower filled, tranquil courtyards in the heart of the city. Everything you need is at your doorstep.

Featured in Gourmet magazine and in the NY Times, the neighborhood, a favorite of Parisians, offers fresh markets, patisseries, specially food and wine shops, well priced warm and inviting bistros and restaurants, medical services and spas.

As you enter the glistening lobby with elevator, you feel the welcoming and peaceful atmosphere. The doorway to this third floor flat opens to a bright foyer, leading to a romantic master bedroom with dual side tables, lamps and spacious storage. By separate doorway from the foyer, you enter an intimate living area, with seating for 6. This area opens to the views from 2 Juliet balconies on each end. Sitting on the west facing balcony, sip wine or morning coffee while overlooking the rose garden and skyline. The plush queen size sofa bed with storage nicely accommodates another couple or 2 children, very privately.

By design and with all its many windows, it is cool on even the hottest of days, however, for those who need additional cooling, there are two 360 degree floor fan units.

Separated from the living area is the heart of the home, the kitchen. It is equipped for any style of chef. It also has a washer/dryer and plenty of champagne glasses!

The modern bathroom, with large bath and shower head, is large enough to meet the hot water and storage demands of 4 occupants. The plumbing in the building is so quiet you would think you are the only ones living there!

One of the outstanding features of our apartment is its prime central location within a very friendly neighborhood community. The neighborhood of rue de Martyrs captures the character of everything that is Paris. From the flat it's an easy walk to the charms and vistas of the Montmartre village and Sacre Coeur, or (in the other direction) the elegance of the Place Vendome and the Garnier Opera and the shopping delights of Galleries Lafayette, Le Printemps, and the Grands Boulevards. Equally close are Sainte-Trinite, Clichy and the Moulin Rouge, and the Gustave Moreau and 'Vie Romantique' museums.

The rest of Paris is easy to reach by walking or from the two metro stations very near the flat. The Notre Dame de Lorette and Le Peletier metro stations have trains direct to the Left Bank, Notre Dame, the Louvre, Place de la Concorde, the Musee d'Orsay, the Madeleine, and all of Paris.

The welcome binder in the flat and the reading library holds lots of resources and suggestions to make your stay in Paris as fabulous and memorable as it is for its owners each time they visit. To add to your comfort, the building guardian is very responsive to any concerns or needs you may have.

Everything was exactly as promised for an enjoyable Paris stay. Julia and Stephen made sure we had all the info we needed on the apartment and the local area and responded to our questions (before and during our stay) very promptly. With two Metro lines (7 and 12) and the RER B, plus Rue des Martyrs and Montmartre nearby, we were able to get to everything easily. This apartment is very quiet and has all the necessities covered nicely. We would certainly stay here again.

We've just returned from a 12 night Paris vacation in our host's delightful apartment. Although modest by North American standards, it was everything we wanted and needed; a clean, comfortable place to eat and sleep, and a pleasant retreat after a busy touring schedule. The photos represent the property well. Although we had considered a few other properties within some of the more fashionable arrondissements (Islands, Marais, 6th, Montmartre), a friend in-the-know recommended this location. It was advice well-heeded. This apartment is easily accessed using public transit, and central to everything (even walking if time permits). The Cadet station on Metro 7 is less than five minutes on foot, and provides ready access to many tourist sites. We used this for 80% of our travels. Notre-Dame-de-Lorette on Metro 12 (< 10 minutes) is a ready alternative for the lines not corresponding with the M7. Even better, there is a bus stop a few steps from your front door for lines 26, 42 and 43. The 42 is a special gem as it takes you through some key sites and neighbourhoods before depositing you at the foot of the Tour Eiffel. Buy yourself a Paris Visite or Navigo pass. It's money well spent. The neighbourhood is clean, safe, and quiet. We walked unworried at any and all hours with our eight year-old daughter. All amenities are ridiculously close (<100m), including a selection of cafes, banks, pharmacies, bakeries, pastry shops, wine shops, and grocery stores. On the other hand, the neighbourhood lacks the vibrant nightlife found in other areas. Your interests will dictate whether this is positive or negative. Nonetheless, shopping, restaurants, bars and other entertainment can be found within easy walking distance, with Haussmann and the Opera to the southwest, and Martyrs, Pigalle, and Montmartre/Sacre Coeur to the north. Lastly, a few apartment highlights warrant mentioning. It faces onto two inner courtyards, with windows on both sides. As such, street noise was non-existent, especially at night. We rarely heard our neighbours. With windows open, a cooling cross-breeze is possible. We're tall. The full-size bathtub with shower, as well as the queen size bed fit us well. After a full day of sightseeing, the value of an elevator to reach your third level flat (4th floor in N.A.) cannot be overstated. Final thought: from CDG, use the Roissybus and 42 buses. Easier than RER B. Great apartment with helpful and welcoming hosts. Thanks!

Everyone considering staying at 25 rue Mabauge should stop thinking about it and just do it! You will not be sorry. Stephen and Julia were very helpful and straightforward regarding all aspects of the rental process and the location of the apartment cannot be beat. The apartment is cozy and comfortable and the neighborhood is very friendly. Although we don't speak hardly any French, communication was not a problem and we even became friendly with some shop and restaurant owners during our brief stay. You can count on this property to provide an authentic and enjoyable stay in Paris. Thanks again and when I return to Paris, I will be sure to check and see if the apartment is available. Take care! ~Caitlin

My friend and I have just returned from a wonderful stay in this fabulous apartment! We arrived on a Sat and pushed the day out to ensure we did not fall prey to the dreaded jet lag (6 hour difference). After a delightful day on the open air bus tour, croque monsier at Sofa (across from Galleries Lafayette), and indulging in incredible cheese and baguette, we each drifted off into a wonderful sleep and awoke refreshed and ready for the new day! The bed in the small bedroom is one of the most comfortable and in spite of the apartment being in a vibrant neighbourhood, the wonderful courtyard surrounding the building serves as a buffer against any noise. Beautiful furnished and well maintained, this small gem of a retreat is a delight to return to after each incredible day of discovery in this magnificent city! The bakery at the end of the corner (or better - the one around the corner) makes to die for croissants and even more tempting - meringues big enough to share (but don't!). Local shops on rue martyrs provide fantastic cheeses/meats, wine, clothing (but of course) so make sure you spend time here. A simply perfect location - walk to Sacre Coeur, to the Opera (try and book a ballet - we saw Paquita - unbelievable), close to all subway lines, etc. Can't wait to return and highly recommend!!!

Once upon a time during the third week of June four good friends decided to venture to Paris and stay at Julia and Stephen's apartment. While we were excited by the trip the experience exceeded our expectations. Our accommodations quickly felt like home. The apartment complex is very clean, quiet and felt very safe and secure. The gardens in the courtyard are beautiful. The apartment itself is beautifully decorated extremely well kept and well appointed. A wonderful breeze blew across the living room/dining room when we opened both balcony doors. The beds were excellent to sleep in after a long day of walking and the duvets/pillows which plush. The location of the apartment is fabulous. The closest metro was only a 5min walk and was an excellent system to get around town. Also on the streets were many bikes that you could rent and ride to wherever you wanted around the city. Just a couple of streets over is Rue de Martyr which was bustling with boutiques, cafes and wonderful food stores for bread, cheese, fruit and meat. Overall the atmosphere of the neighbourhood and the city as a whole was warm and exciting. We can't wait to return. Thank you Julia and Stephan for such a wonderful experience! Year Purchased: 2005

About the owner: While our home is in Toronto, our hearts are in Paris. Having spent many years traveling to Paris it increasing felt like our second home and in 2005 we began our search for the perfect "pied de terre" where we could live like a Parisian in all its wonderful senses and experiences. We wanted a tranquil oasis in the heart of the essence of the city and we were thrilled to find a beautiful sun filled flat nestled within 2 quiet courtyards in the elegant and lively Opera district at the base of Montmartre. With 2 Juliet balconies over looking a rose garden, we sit and sip our morning café au lait and munch on warm croissants from the patisserie just outside the courtyard, before stepping out and exploring the vast delights and spectacular vistas of the city just minutes from our doorstep. The rue de Martyrs neighborhood, with Sacre Coeur at its peak and the Opera at its feet embraces everything that is Paris, from its beautiful architecture, lively markets, aromatic bistros and restaurants and elegant shops, to the joie de vive and passion of its residents. From our flat it's an easy walk to the charms and vistas of the Montmartre village and Sacre Coeur, or (in the other direction) the elegance of the Place Vendome and the Garnier Opera and the shopping delights of Galleries Lafayette, Le Printemps, and the Grands Boulevards. We hope that your stay in our Paris home will be as exciting and memorable as it is for us each time we visit.

Why the Owner Chose Paris Arrondissement 9:
We searched many areas and decided on the rue de Martyrs neighborhood because of its prime central location, its sense of community with friendly, family focused Parisian residents, its lively character, creative history and architecture, accessibility to great markets, bistros, restaurants and specialty shops and neighborhood services.

The Unique Benefits at this Apartment:
The building is occupied by warm and helpful local residents. It is extremely quiet, nestled within 2 interior gardened courtyards. We love to sit out on our balcony and sip wine and enjoy fabulous local fare from the markets. It is filled with sun from its many windows and is cool even on the warmest of days. It is a newer building with modern conveniences including an elevator, interphone and building guardian, providing for a helpful and well maintained environment. This, combined with an air of sophistication and Parisian warmth, makes each stay memorable.
