  peaceful -good - like home - everything supplied - much better than gatlinburg - nice roads for motorclyes bald river falls - good people - eat at the dinner bell in sweetwater - very cool.

  The cottage was great. Loved sitting on the front porch and listening to the creek. The cottage is very well kept! We had a great weekend just relaxing and enjoying the quietness!

  The cottage is very nice and comfortable and the porch and patio is awesome. The weather was terrific and the scenery is incredible. The area has many nice places to visit and shops all around. You'll love it there for a laid back and restful vacation.

  Visited Tellico Plains for some hiking and mountain biking, but we were rained out. After exploring the area and the visitors center, and a little side trip to the NC border and back it was great to come back to the cabin to warm up in front of the gas fireplace that night!. The cottage was very clean and well equipped and Woody, the owner, took pains to make sure our stay was as uneventful as possible by providing very detailed information about everything from directions and access to the cottage as well as the TV remote controls, the fire pits and grills - even the emergency flashlight in the kitchen :) We enjoyed it very much and plan to come back a couple more times this year to explore the new found trails discovered on our "reconnaissance" mission! Would whole heartedly recommend a stay at Stoneybrook Cottage.

  I just got back from 2 nights stay at this cottage and it immediately felt like home. The house actually is far more beautiful and cozy than it looks in the pictures and the nearby areas present quite a beautiful scene. We came here for a family get-together and this place really made our reunion a special one. We liked it so much that we wish we had booked this cottage for few more days!

  We had an awesome time! Thank you so much! My hubby had a fabulous time driving the roads *I think I heard the General Lee car horn at times*. Would love to visit more in the fall time to feel the breeze and the see the colors.

  My wife and I stayed at the cottage this summer and enjoyed it very much. We were greeted by Hummingbirds and the quiet was absolutely wonderful. In the evening and morning deer appeared across the road to feed and were fun to watch from the front porch. The cottage had all the amenities one could need for a country vacation and then some. As I mentioned we were there this summer and the great air conditioning was a plus. The surrounding town scenery was beautiful together with the Tellico River and the people were extremely nice. We would reccomend this to anyone wanting to get away and relax, and hope to do it again ourselves.

  We celebrated our 30 year anniversary at Stoneybrooke cottage. It was such a great atmosphere of peace and relaxation. The owners lad left a card and a cake to help us celebrate. We plan to go back maybe in the fall and enjoy the colors and do some motorcycle riding on the awesome trails in the area. We loved it and would reccomend this vacation spot to everyone.

  Had a wonderful stay. Everything was just as described. Cottage is very quaint and clean. The rockers, porch swing, fireplace patio and fire pit swing really invite lounging around. Had planned to sit at the fire pit swing but didn't get to it (spent so much time hiking that evenings were just shower, eat, and collapse into the very comfortable bed). Maybe next time...

  Wonderful cottage, love the area, beautiful time of year and gracious/efficient landlord! What more could you ask for? Thank you Woody for opening up your home away from home to us, and making it our home too. Had a really good time and enjoyed getting to know you and your neighbors, fellow dog lovers! The cottage is very clean and decorated beautifully. It was stocked with all you need, including firewood for evenings by the firepit, perfect! We rode our motorcycle, awesome roads! We hiked Joyce Kilmer Memorial Forest with our dogs. We checked out the area waterfalls and went off the beaten path on the forestry service roads. The Cherohala Skyway did not disappoint with fall color and since we've been coming to the area for 30+ years, we will be back!! Thanks again!

CHECK-IN TIME IS AFTER 2 P.M. EST AND CHECK OUT IS 11 A.M. EST. NO Early Check-ins. 2. There is absolutely NO SMOKING permitted within the cottage. Cigarette butt receptacles are provided outside. 3. Pets are permitted in Stoneybrook Cottage only with prior discussion and approval. A $30 per pet fee applies. All pets must be under their owner's control at all times. Pet owners are responsible for cleaning up of any/all pet refuse (pooper scooper is provided). Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets left unattended must be crated. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cottage owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises . 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $150 is required. This must be received within TWO (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to cottage or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the sink and cleaned. d. All keys are left in the lock box and cottage is left locked. e. No linens are lost or damaged. f. NO Early check-in or late check out. 6. RENTAL PAYMENT - FULL RENTAL PAYMENT is due TWO WEEKS (14) days before your arrival date. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Woody Mason. PAYPAL is accepted for your convenience. The advance payment is not a damage deposit. Upon receipt of Full Payment, guest instructions including key codes and directions will be sent via e-mail or the USPS, whichever you prefer. 7. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 8. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 9. MAXIMUM OCCUPANCY - Rental rate is based upon TWO (2) person occupancy. The maximum number of guests per cottage is limited to FOUR (4) persons. An additional charge or $10.00 per person per night for guests in addition to two (2) will be assessed. 10. STONEYBROOK COTTAGE REQUIRES A TWO (2) NIGHT MINIMUM STAY; 3 nights during peak and holiday seasons. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, guests will be charged the three-night rate. 11. INCLUSIVE FEES - Rates include a one-time linen-towel setup. 12. NO DAILY MAID SERVICE - While linens and bath towels are included in the cottage, daily maid service is not included in the rental rate. Please use one set of towels and linens per visit. We suggest you bring your own additional towels and linens if so desired. We do not permit towels or linens to be taken from the cottage. 13. RATE CHANGES - Rates subject to change without notice. 14. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 15. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. 16. PARKING - Vehicles are to be parked in designated parking areas only. Trailer and/or motorhome parking below the cottage is permitted. 17. FIREPLACE and FIRE PIT USE - No children under the age of 12 are permitted the use of the fire bowl at any time. When using the fire bowl, remember there is certain health risk associated with this facility. Use at your own risk. NEVER LEAVE THE FIREPLACE or FIRE BOWL UNATTENDED; Remember, ONLY YOU CAN PREVENT FOREST FIRES. 18. STORM POLICY/ROAD CONDITIONS - No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to road conditions. 19. This cottage is privately owned; the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
