This cosy and chic apartment is ideally located just steps away from Haymarket Station, right within the heart of Edinburgh.

The property is surrounded by vibrant restaurants and cute coffee shops, and located within a delightful and historic tenement building - perfect for visitors looking for a touch of class and authenticity during their visit to this breathtakingly beautiful city.

This stylish, elegant and beautiful property boasts delightful open spaces, with traditionally high ceilings and long windows- an idyllic setting for a couple or a solo traveller. The apartment consists of:

A light-filled and elegant living/dining room with a chic L shaped sofa - perfect for lounging on in front of the TV after a long day exploring.
A large dining table, ideal for home cooked meals to be shared with your party, cups of coffee or laptop space - comfortable, homely and versatile!

A modern and fully equipped kitchen, with essentials like an oven, kettle, toaster, cafetiere and even a vintage radio - what more could you need to cook the perfect meal!

A double bedroom with a luxurious king size bed, hotel quality linen and ample storage space.

A bright and well-decorated bathroom, with a shower and complimentary toiletries.

Our listing warmly welcomes guests for stays of over 21 nights, whether you're visiting for business or pleasure. Enjoy a comfortable, well-equipped space designed to make extended stays both productive and relaxing. Important information:
* Standard check-in time is 4pm onwards, and check-out time is before 10am.
* Please note that a fee of £100 will be charged for lost keys--please be careful with them.
* My property is professionally cleaned and is set up to be remote access, ensuring there is no direct contact with anyone needed. The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. We also provide single-use and individually wrapped items such as shampoo, conditioners and soap.

From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.

Here’s what guests should know:

The levy is 5% of the accommodation cost, calculated before VAT

It applies to the first 5 nights only of a stay
(for example, if you stay 7 nights, the levy only applies to nights 1–5)

The rate is 5% year-round, with no seasonal variation

It applies to stays from 24 July 2026 onwards

Bookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026

Why this may feel unclear

Across Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.

At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.

We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.

Our commitment to guests

As required from 1 October 2025, we are legally obligated to inform guests of this upcoming levy in advance. Our aim is to be transparent and ensure there are no surprises.

We expect further guidance well before the levy comes into effect and will update our listings accordingly. By the time this applies, we hope the process will be clearer and easier for everyone.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

Perfect Location for a Quiet Stay

Quiet neighborhood. Close to grocery store, restaurants, bakeries and more. You can walk to all the sites. Street parking is challenging, but workable. I hope to stay here again!

Comfy stay

The apartment was great, clean and cozy—with a great washer and dryer!! We had some difficulty getting our check in instructions and they had old information for the lockbox, but a quick call to the management company resolved that issue. It is easy to get to all attractions in Edinburgh from here with a quick walk to the bus stop. And if you are going to eat in, great access to groceries.

The Appartment was easy to find, but we had trouble entering the property, as we received the wrong code for the keysafe. After a few calls with the agency we were told the code and could enter. The Appartment is not as bright as photographed, but everything was in place. The appartment could be cleaner, especially when you keep in mind that we had

schöne Unterkunft für kürzere und längere Aufenthalte

Die Wohnung bietet alles Nötige für kürzere und auch längere Aufenthalte. Sie ist nicht nur super ausgestattet, sondern liegt auch relativ nahe am Zentrum, sodass man dieses gut zu Fuß erreichen kann. Alternativ gibt es auch mehrere Bushaltestellen in der Nähe. Außerdem ist ein Supermarkt und viele nette, kleine Lokale in der Umgebung. Weitere Pluspunkte dieser Wohnung sind sicherlich die Sauberkeit und die ruhige Umgebung.
