The suite does not have central air conditioning. Summer cooling is provided by three portable Whynter ARC-14S dual-hose portable AC units and bedroom ceiling fans. • Biweekly Cleaning & Linen Service Included: For qualifying extended stays, biweekly professional cleaning and fresh linen service are included. Guests handle daily housekeeping between visits.
• Supplies & Care: Starter supplies provided at arrival; guests replenish consumables. Routine exterior and snow removal are handled via KFR's property-care system.

• Garage Access: Accessed from 12th Avenue (just east of Yosemite Street) through the garage using the suite key.
• No In-Person Tours: To protect resident privacy, KFR does not conduct in-person tours. Virtual tours are available before booking.

🔒 Booking Requirements
API-INTEGRATED: We are a REQUEST-TO-BOOK listing using OwnerRez property management software. Entering card details submits a request; it does NOT instantly book or confirm your stay.
Our 24-hour booking process: Screening → Mutual Fit → Request Approval → Payment → Secure Onboarding confirmed and communicated as complete by host.
Guests who prefer an Instant Book experience completed entirely within the platform should select a listing offering that option.
• Pre-Approval Screening: Requests are individually reviewed for occupancy, purpose, and property fit before approval. No payment is collected until initial screening is complete.
• Payment & Calendar Lock: Once approved, payment must be processed to secure your dates on the calendar.
• Secure Onboarding: WITHIN 24 hours of payment, government-issued photo IDs and valid email addresses for all adult emails, full names for any minors and pets, a signed Residency Agreement and an SD Hold are required. Adult emails are used for substantive residence, property-care, maintenance, and emergency-entry communications.
• Security Deposit: A temporary $750 (for guests traveling with pets – 2 pet max) electronic authorization hold is required (AMEX not accepted).
• Long Stays (30+ Nights): Travel insurance covering the full stay is mandatory.
• Policies: Pet-friendly (approved cats/dogs only - 2 pet max) and smoke-free residence (outside, designated area smoking only). Early departures are non-refundable. We are not affiliated with Houzlet.

• Children & Visitors: Welcome with close adult supervision within shared property boundaries.
• Pet Supervision: Approved pets must remain supervised outdoors; pet waste must be promptly removed.
• Wildlife: Wildlife and community cats may occasionally be present outdoors. Guests traveling with pets should supervise them in shared outdoor areas.
• Smoking, Vaping & Cannabis: Not permitted inside the residence, garage, or other enclosed areas. Use is limited strictly to the designated outdoor smoking area, with smoking materials disposed of in the provided receptacle.
• Security: Exterior cameras monitor common outdoor spaces, parking areas, and entrances only with audio/video recording. No interior devices monitor living spaces.
• Overnight Occupancy: Unverified overnight guests are not permitted.
