This rental is "Strictly an Animal Free Zone" Owner has Animal Allergies and for that reason this rental cannot allow animals under an circumstances. I understand and respect that individuals have and need their service animals and support animals but this property must stay allergen free due to these circumstances.
All overnight guest must be registered prior to check in. If you fail to pre-register a guest you must do so immediately prior to allowing them onto the premises. The maximum overnight registered guest is (6) unless given prior authorization and minimum age for the person booking is 30 years of age.
In order to book the rental I do require a list of overnight quest including there names prior to check in and any expected guest that will be visiting during the daytime hours also. The are no visiting guest allowed at this property unless you have prior agreement in writing for host/owner.

Weekdays is 10:00 PM to 9:00 AM
Weekends are11:00 PM to 9:00 AM
No Parties or events allowed on the premises. Violators agree to forfeit the security deposit of $1000.00 and may be held accountable for additional fees for excessive cleaning and any damage done from violating the house rules.
Parking is only allowed in rear of house behind the large entrance gate. We allow up to 4 vehicles in rear of home. No parking is allowed in the garage. No trailers without prior approval, no motor-homes. recreational vehicles or campers just vehicles and only 4 on premises. NO PARKING IS ALLOWED ON STREET and if guest fail to follow this rule you can be asked to vacant if this rule is broken. Short term rentals biggest complaints by neighbors is excessive cars and parking issues. Please be mindful of this very important house rule.
Fireplace Usage
Fireplace is not allowed to use on property whether for log or wood we do not allow burning fires indoors.
We have a grill located outside on back patio and guest use all items that have gas running at their own risk and gas charges can be charged additionally for damages or excess use from leaving a gas grill, fire pit or anything connected to the gas lines running and excess gas charges are made from guest abusing or forgetting to turn off gas items when not in use.
Fire Pit Hours are from 10:00 AM to 10:00 PM and allow 2 hours per day usage.
The fire-pit area can only be used for a 2-hour time frame per evening and is not to be lit and burning for any time over 1 hour per day. If you’d like to pay for additional time, you can let us know how long per day and we can do a separate charge for additional gas fees to be accessed. This request must be made prior to arrival so gas meter can be read pre and post check in.
Pool Hour are 10:00 A.M. to 10:00 P.M.
Pool Hours and use are strictly enforced and anyone caught during pool closing hours using the pool can and will be asked to check out immediately. Similar to a hotel pool this property for the safety of all guest requires a closure time daily from guests usage.
All guest must agree to a hold harmless agreement in order to rent the property. Anyone renting agrees whether the booking guest or any other registered or visiting guest that enters the backyard area to use the pool or enter the pool area where fire pit is also located that you enter and use them at your own risk. Owner is not responsible for individuals hurt, drownings or burns or deaths in any way. There is no lifeguard and anyone near the pool or entering the pool does so at his own risk.
Because there is not a fence or containment on the pool area the rental is not suitable for children under the age of (12) and would need owners approval to agree to allow them before booking the rental.
Pool is available year round for use but during the winter months it is very cold without heater. There is a cost to turn on the gas heater for he pool and takes up to two days during Dec thru March to get the pool up to the mid to high 80's which is more comfortable to swim in. The cost to heat the pool during you stay is initial cost of $150.00 and a per day cost depending on time of year and temperatures. Please inquire prior to your arrival so a cost per day can be provided.
"For the security of our guests and the safety of the home is equipped with (10) exterior security surveillance cameras. On all entry points of home, back yard, pathways in and out of yard and pool area"
Please try to help us in keeping our cost to guest low by allowing the HVAC to run in following program if at all possible. If to cold in summer feel free to turn up thermostat and same in winter. We do ask that the low settings in Air-conditioning is No Lower than 70 degrees and Heating No Higher than 72 degrees.
Wednesdays are trash days at the rental and guest are asked to assist in this process. If you are not able to put the containers out and back up please let the host or co host know so we can make arrangements for the trash to go out every Wednesday. Even if its not full we must put them out on Wednesday to insure that the trash does not build up in the rental for the next guest that will arrive. Sometimes you may have just arrived on on Tuesday and not had any trash you put in the bins but we like to say this is "Paying It Forward Motto" you put theirs out and the next guest puts your out. Thanks for assisting in keeping the rental clean and free of unwanted odors and smells.
We may need to make access into the inside of the rental for maintenance, pest control or other reasons and will try not to disturb you but will let you know always prior to arrival. But emergencies can arise and we do have the rights in these circumstances to make entry if needed.
We want to remind you that we are a short term rental not to get confused with a house rental lease. We only allow guest to bring travel type necessities and personal belongings We do not allow guest to move all clothing and closets from a home they are displaced from into the short term rental property. That basically means suitcases with clothing, hanging clothes, children's play stuff and strollers and stuff and just personal belongings you would travel with. What we do not allow is storage boxes of belongings, furniture, file cabinets and so on.
EXTENDED STAYS OVER (10) DAYS
Bookings longer than 10 days have required cleaning to be performed by our cleaning services. The mid stays are required every 7 to 10 days maximum and the cost is $150.00. We want to provide a rental that is top notch in the industry and with regular cleanings we can insure our guest the cleanest and well kept rental that we can offer. The cleanings do require the guest to vacate for a period of 2 to 3 hours usually depending on the condition of the unit. If this is not something you are interested in we understand but that is our extended stay policy and we wish you the best in your search for a rental that works for you.
