Kutsu Point is a family-owned mountain sanctuary designed for the kind of gathering where everyone gets their own version of a perfect day. It is a 6 bedroom, 3.5 bath ridge-top home on 40 private acres at roughly 9,300 feet, designed to feel like a private mountain resort with sweeping, wide open views and give you a true calming sense that you have the mountain to yourselves.

Life here naturally spills outdoors. Mornings at Kutsu start with coffee on the patio as sunrise washes the ridge in soft color. Afternoons unfold into private trail walks that begin right out the back door, dome games and laughter, and kids rotating between the playground and wide-open space to explore. Two expansive patios make it easy to grill, gather, and linger, with dining for the whole crew and lounge seating for stargazing. Soak in the hot tub with sweeping views and true quiet, then end the night where most groups do: around the fire pit circle in Adirondack chairs, wood stacked nearby, trading stories and roasting s’mores under unforgettably gorgeous star-filled skies. Younger guests love the playground with swings, slides, and climbing elements, plus plenty of open space for running around, playing yard games, and horseshoes.

Just off the main house is the signature space guests talk about long after checkout: a sunlit geodesic greenhouse dome designed for play, gathering, and that “we don’t need to go anywhere” feeling. Great place for small children

The playground was a big hit with our group. We had three grandkids with us, aged 3 through 6 and they loved it. Also the marked out hiking trails are great. Beautiful property!

Amazing Home with Everything!

These owners are great and the property is uniquely amazing. Everything in the home is labeled, well thought out, and there are SO MANY amenities/activities on site. We ended up staying at the house on two separate days and just hiked around the trails of the property with our young children. Would 1000% recommend this place!

Our favorite place to stay... ever

I seriously cannot say enough good things about this house. The property is basically perfect. The only thing we struggled with (collectively) was the altitude, which the hosts do warn about, but be aware that acclimation at a higher elevation is a good idea, especially if you're coming from sea level or planning on exercising.

Loved our stay!

The house was fantastic! The owners were accommodating and prompt to our needs. The views from the house are amazing, the kids loved playing on the playground and exploring the surrounding trails and woods. The greenhouse is a fun distraction and offers some nice indoor activities when taking a break from the sun. The outdoor grill(s) are a nice touch as well. Overall our party has a great time and would certainly consider returning in the future.

Best Vacation Ever!

The Greenhouse at Kutsu Point was a great location for us to do all of the sightseeing things that we wanted to do in the area. There was more than enough space for all 10 of us to hang out, whether it was in the beautiful house or gorgeous outside area. The grounds were fantastic, and the views were amazing. We truly had the best family vacation ever! Thank you, Kia, Jamin, and Jacob for sharing your beautiful home with us. We all would love to come back some day!

We had a really great time, so much are hoping to come back next year . The house is so beautiful and clean and fully stock with everything you could possibly need. The views where amazing specially from our masterbedroom valcony. And the owners are really great , any question or concerns they did not take long to respond. Special thanks to Jamin one of the owners he helped us get our truck up to the house.

Gorgeous views!

We booked both levels on this property, which was well worth it! Not only was the main level amazing, but it was great having access to 2 refrigerators and pantry space for groceries. The views from this listing are breathtaking. Only 40 minutes from the Arkansas River for whitewater rafting - a beautiful, scenic drive through the lush countryside. The hot tub was clean and well maintained. You can tell the hosts love this property, and enjoy hosting. There were small touches that put smiles on the kids' faces. Purchased laundry detergent, but the property was otherwise stocked very well. Plenty of condiments and cookware for any cooking needs. We were all sad to pack up - wish we could have stayed longer!

No words to fully express feelings!

What could I possibly say to do this property justice? There are none really. From the minute you pull into the drive way you get the most breathtaking views. When they say 9,300 ft above sea level they mean be ready to drive all the way to the top of the mountain. You are on a secluded property where all you hear is nature. There in no bad views wherever you are on the property. There are so many trails to hike and kid friendly activities. If you are looking for a Spirit filled vacation or to feel like Tony Montana for a bit (for a price that can not be beat) this is the spot for you. The house is huge and enough space to spread out and truly relax. There are so many amenities to partake in. From a dome with pool, pingpong, basketball and a huge tv. There is an outdoor playground, fire pit, hot tub.... I mean the list goes on. The kitchen is a cooks paradise with state of the art appliances, all the silverware and cooking items you would need to feed an army... And we have an army. The host was even kind enough to allow us to have our small 30 person max wedding there for fee that can not be beat (and trust me we looked everywhere). This spot was so relaxing and beautiful we could not have been anymore blessed. I have stayed at 30+ VRBOs and this is so far my favorite. The minute you walk in the door you feel at peace and at home. From the little notes all over the place to the drawers of complimentary items we all seem to forget. Thank you host from me and my family.

You can't do better than Kutsu!

My wife and give our "tribe" (3 married children + six grandchildren) a family vacation as their Christmas gift each year. This has become a very special tradition in our family that our kids never want to end. I have rented a number of high-end, remote, exotic mountain homes...I literally spend an entire year seeking out and finding "the right one." For me, "the hunt" is half the fun. And The Greenhouse at Kutsu Ridge was no different. We enjoyed this amazing family vacation just last week, and I located this property a year ago. Please stop reading and don't go! I (selfishly) want to keep it all to myself. Forever. If what you're seeking to accomplish is a memorable and unique family vacation, you've found your place. Truly, there are too many positives to list, but I'll name a few. THE HOUSE - Frank Lloyd Wright meets the Great American Southwest. The house,home itself is stunning in design. A well-built, very high-quality home. THE LOCATION - Perfectly positioned at 9300 ft. elevation on Kutsu Ridge, overlooking rolling hills to the west. Only 20 minutes out of the town of Divide, but remote. Very remote. THE OWNERSHIP- The three sibling family ownership group that manages this property is some of the kindest, most caring and best communicating owners I have worked with. Kutsu Point is located in the Florissant and Divide area on a quiet mountain ridge, offering a rare blend of true seclusion and practical proximity to essentials. Guests love that they feel completely removed from the world, yet can reach groceries and supplies in town in roughly 20 minutes. The surrounding region is known for mountain beauty, scenic drives, hiking, and access to classic Colorado destinations. Many groups enjoy day trips to nearby mountain towns and attractions, then return to the ridge for sunset, hot tub time, and the dome pavilion.

The property is also a convenient base for regional adventures. Guests have mentioned access to the Arkansas River area for rafting as a scenic drive, and many explore towns and attractions in the broader Pikes Peak region.

This is real mountain country and weather can change quickly. Winter conditions can include snow, ice, and reduced visibility. An all wheel drive or four wheel drive vehicle is strongly recommended between October and April. Please plan to arrive before dark if possible, drive slowly on the approach, and follow our provided directions closely.
