About the property

House, 5 Bedrooms + Loft, 3.5 Baths, (Sleeps 10-12)

Irie House (Irie means 'the state of well being' in Jamaican) is ideally situated on upper 4 O'clock Road just across from 4 O'clock Run (4 O'clock meaning the time the tows close...better begin skiing down!). Ideally situated means that (1) it's close to all the mountain sports - winter and summer, ie, ski-in/out, bike-in/out and/or hike-in/out; and (2) is only a short walk to town.

While the frontage of Irie House is a rustic mountain cabin, which is attractive in itself, it hides a 4200 square feet, comfortable/cozy 5 bedroom home which can sleep 10 in two living areas. After entering the spacious living area, guests usually walk straight out to the huge deck for a panoramic view of the town and Baldy Mountain. Then they find the kitchen/dining area and the master bedroom both facing out on the deck. Upon further exploring, one finds the second living area downstairs with kitchen, bath, 2 bedrooms, fireplace, TV and a pool table - perfect for the kids while the parents are upstairs relaxing. Off the second floor balcony are two more bedrooms and a loft, plus a place to work for those who can't get away (the house has total wireless).

Previous renters will be pleasantly surprised in that the living room and downstairs furniture have been totally updated, windows overlooking the deck and town have been replaced and the upstairs bathroom has been redone. Since the hot tub had become pretty tired, it too has been replaced with a modern four jet-pack Billfrog Spa along with deck reinforcements to hold it.

Thus, after those long, 'hard' days of skiing, biking, hiking and/or just shopping, one can come home to a place like home. But, the best spot is the new Bullfrog Spa on the deck overlooking the town and the mountains - fantastic when it's snowing and especially at night when the moon is up. Then everyone realizes that they are truly in 'a state of well being'!

Keywords: Rustic mountain home on upper Four O'clock Road across from 4 O'clock Run, above Snow Flake Lift., No. 905 is first single family house on left coming out of large switchback on upper 4 O'clock Road.

About Robert Merrill

After a career in international development, having lived in some six countries and worked in several more, our family has grown up around the world. In Breckenridge, we now have a second home enjoying all the scenery and outdoor activities in the Colorado mountains. You will too!

Robert Merrill purchased this house in 1991

Why Robert Merrill chose Northwest

Having had a condo on lower Four O'clock Rd. for several years, once the house came on the market, we felt it was a perfect place to retire. Little did we know we could/would also share the attractions of our Colorado home with others.

What makes this house unique

Every guest will name them...great skiing, biking, hiking, exploring, reading on the deck, enjoying the hot tub day and night, ie, just feeling at home w/o the worries of home.

Great Christmas Holiday!

  • 5 of 5

Three generations of our family shared the Irie House this past Christmas and it was a wonderful time for all. The house was remarkably well equipped and the the views were amazing. One group or another especially enjoyed the ski-in/ski-out, the walks to town, the Children's Museum, the Recreation Center, the hot tub and the generous and relaxing living spaces.

Perfect Family Skiing

  • 5 of 5

Robert, We're back from a great week of skiing. Your house is really exceptional and added to our enjoyment of the week. Of course, the easy access to the slopes and glorious views of the mountains made for a great week. Eleven inches of fresh powder didn't hurt either. We are already making plans for next year and trying to agree on a time that's good for all. We hope your house will be available when we can make it. I'll be back in touch as soon as we can get our act together. Jerry and Carol

Ski Trip

  • 5 of 5

We rented the Irie House from March 17 to March 22 and could not have had a better ski vacation. The house was suited perfectly for our family of 10. My wife and I occupied the master bedroom and our two boys and wives each having two girls occupied the upstairs and downstairs. When we arrived we had 11 niches of snow overnight on top of over 2 feet of snow in the last several days and skiing conditions were unbelievable. The location was truly a ski in and out making our skiing extremely easy. On our stay we encountered a couple of minor issues which were handled very expediately. I would definitely rent this house again for a ski experience.

Owner's Response: Dear Bill and Mary Lee, thanks so much for the great review. We're glad that you and your sons' families fit so well in the house, and that you all enjoyed the week so much. Of course, 11" of snow on top of 2 feet made a lot of difference! Look forward to seeing you in Breck next year. Robert and Lois

Family Ski Trip

  • 5 of 5

The Irie House was the perfect location for our family ski trip. Ages ranged from 18 months to 60 years young. Everyone enjoyed their comfortable space and the view from each room. The amenities suited everyone's needs. Perfect for a family that has members with different skiing abilities. Would recommend to family and friends would stay there again.

Perfect multi-family ski vacation

  • 5 of 5

We stayed for a week with 3 families with teens and preteens for a skiing and snowboarding vacation. This house is exactly as described, a rustic mountain escape. It was very warm and relaxed more like a home than a showpiece. There was plenty of room for everyone to spread out in the upstairs and downstairs living area. We especially loved the large sectional couch in the family room where we all could relax and enjoy our game nights.

The location was nice with a view over the town of Breckenridge with the mountains in the background. I highly recommend waking early to watch the sunrise over the mountains from the large deck. The ski in/out wasn't directly on the hill but just across the road is a return trail and trail to the lift (across another road) Once we navigated the map to find our way it was an easy return for lunch each day.

We only had 1 issue with the hot tub but the owner was very responsive and had maintenance out to the home later the same day.

Overall, for the location and size of the home I would highly recommend staying here!

Owner's Response: Thanks a lot, Jodi, for the excellent review. Yes, we make sure that the house fits everything on the web site and vica versa. So, we're very happy that your group of three families, including teens and pre-teens enjoyed the house so much. Since it is our second home and we often have several guests at a time, we're glad that your group could also make themselves at home, let along have ready access to the slopes. Hope to see all of you next year! Robert

Absolutely Amazing

  • 5 of 5

Too bad I can't give this house more than 5 stars - it deserves more. Our 4 night stay at Irie House was a trip to remember - and one we hope to repeat yearly. We had 7 adults and two children (ages 22 mos. and 4 yrs) and everyone had an amazing time. It's hard to know where to begin - there isn't a room in the house that doesn't offer a fantastic view, the amount of space is unbelievable, the ski in, ski out was a tremendous plus and the house is clean, well equipped and gives the feeling of being "home". The owner is wonderful to work with.
