The Space:

Not only does the property offer easy access to Main Street, but it’s also just a quick 4-minute walk to Grand Central at Milam, featuring Fresh Pickens Market, Iron Goat Distillery, NobiliTea, PAINT Nail Salon, Pi Social, and more! Managed by Heavenly Hosts

- 3 king beds + 1 twin foldable rolling bed

- 2 full bathrooms; master bathroom has his/her vanity sinks, soaking tub and walk-in shower + large walk in closet, 2nd bathroom located in the hall with a tub/shower combo

- Full kitchen with a full size fridge, stove, Keurig/regular combo coffee maker, blender, crockpot, toaster (no dishwasher and the white vintage oven near the fridge is for decorative purposes only and should not be used. There is a separate, fully functional gas stove and a countertop oven in the cabinet available for cooking. The water/ice dispenser on the fridge is not operational.)

- Smart TV located in the living room (no tv's in the bedrooms)

- Washer/dryer available (owner provides laundry soap, no dryer sheets)

- Board games and reading materials available for indoor fun!

- Please note: The fireplace in the master bedroom is for decorative purposes only, should not be used, and is not listed as an amenity.

- Yard is not fully fenced and there is a town creek behind the house, please watch your little ones and pets



BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, effective October 14, 2025 at 5:00 PM.: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking.

As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please leave all hot coals in the grill to cool completely, we will handle proper disposal. Please review the property listing to confirm the type of fire pit and grill available, if applicable. Thank you for your understanding!

Guests will have access to the home, driveway and backyard via keypad code.

This house is 0.3 miles away (6-10 min walk) from Main St. We do offer Luxury Private Transportation Services, please reach out to us directly for details and scheduling!



Other Things to Note:

- This property is pet-friendly. There is a pet fee of $45 per pet/per night + taxes/fees, and up to 2 pets max and up to 45 lbs. Pet fee is not automatically included in the total, it's added after booking is confirmed. Pets are not allowed on furniture/beds. Please pick up after your pet(s). Pets must be kenneled if ever unattended. Yard is not fully fenced.



- This property is suitable for children/infants.



- No Smoking allowed. This is a smoke-free property.



- Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.
