☀ As a guest, you will have entire access to the home. You will be given a keypad code to access our smart door lock and never have to worry about carrying keys around. All codes are random, secured and deleted after every check out.

☀ The rooftop patio has two access points, outside the property in backyard (north side of home) AND through the master bedroom on second floor.

☀ The (5th bedroom) en-suite room is attached to the master bedroom is only accessible through the master and shares the master bathroom.

☀ Bedroom 5 Info: The fifth bedroom is attached to the primary suite and functions as a flexible-use space (office, nursery, or guest room). It has its own privacy door for comfort and convenience.

☀ Hot Tub + Pool: To help conserve energy and support sustainability, the hot tub is preset to 80°F. Upon arrival, reach out at least 24 hours in advance to have us heat it up. Same for the pool, have it set to your preferred temperature at a fee—typically 100°F for soaking in hot tub and 84 for pool. Thank you for being eco-conscious!

☀ Security Notice: The home is equipped with a security camera located above the front door. It is for exterior monitoring only—there are no cameras inside the home.

☀ Rental Agreement & ID Requirement: A separate rental agreement must be signed after booking. We also collect a copy of your government-issued ID, which is required by our insurance provider. These steps must be completed within 24 hours of booking to avoid cancellation.

☀ Guest Screening: For added security, we conduct guest screening through SafelyStay, Inc. Booking this home authorizes us and SafelyStay to verify your identity and check standard databases. You’ll receive an email to complete this process—please check your spam folder if not received within 72 hours.

☀ Vendors During Stay: Our hot tub technician performs routine maintenance every Wednesday. No action is needed on your part, just a friendly heads-up.

☀ Travel Insurance: Life is unpredictable—we highly recommend purchasing travel insurance to protect your reservation. Thank you for understanding!
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.**

1) No parties, large gatherings or unauthorized guests. Maximum occupancy is 12 people.
2) No smoking, drugs or illegal substances anywhere on property.
3) Quiet hours 9pm-9am. Be respectful of neighbors and keep noise levels down at night.
4) Must be 25 years and older to book.
5) No pets allowed.
6) Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8) No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9) We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10) The swimming pool is, open from 9 am to 9 pm daily. Pleaserespect this timing for our neighbors' sake. Our outdoors lights will go off at 9 pm. Pool heating $200/day.
11) No glass bottles near pool & hot tub. No sand/dirt/ grass allowed in pool & hot tub . Please rinse off prior to using. Additional cleaning fees will apply if pool requires additional cleaning or draining. There shall be a minimum fine of $500 for this violation.
14) All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
15) The pool is heated by solar panels on the roof, which allows for an extended swimming season. It is not a pool heater, it cannot be turned on, off or up

** Any violations of the house rules are subject to a minimum $500 fine with Host’s rights to cancel reservation and immediate removal from property with no refund**


*The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. Guests agree to exercise caution when using the property and waive any and all liability claims against the host.

Guest give permission to the property manager to use a third-party to verify guest's identity and check criminal databases to confirm reservation. THE PARTIES. This Short-Term Occupancy Agreement (“Agreement”) made between the following:
Guest: (“Guest”), and
Host: West Coast Homestays LLC (“Host”).

THE PREMISES. The Guest agrees to occupy the following residence from the Host located at: (the “Premises.)

LEASE TERM. The Guest shall be allowed to occupy the Premises during their booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00 AM on the last date of the Occupancy Term or guest shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 9:00 PM each night and continue until 8 AM. Hot Tub heating goes till 10pm and the pool/hot tub are no longer usable for the night. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
