I am not one to write reviews but I had to make an exception for this condo. First off, the pictures do not do it justice. It is much bigger than what it appears in the pics. The condo was very clean and we felt at home as soon as we walked in the door. The view from the master bedroom is absolutely breathtaking!! If you are looking for that perfect condo with a beautiful beach look no further. We will definitely be returning next year...!!!

My wife and I have been vacationing in the Orange Beach / Gulf Shores area for 25 plus years and our stay there last week was our most disappointing. With that said, most of our concerns were to do with the Broadmoor complex and not the owners of the condo. The condo was decorated nicely and there is a lot of effort by the owners to make your stay comfortable.

The following are issues we had with our vacation at the Broadmoor:

1. The parking is horrible! There were not enough parking places and the width and length of parking spots barely accommodate the size of a car.

2. The pool floor was dirty and the water was cloudy. We went to get in once and the water smelled as if the there was a chlorine imbalance.

3. The white lounge chairs around the pool were weather worn and stained brown and many were covered with cola, beer, kool aid or some other substance.

4. No grills provided in common area for cooking out.

5. The air system in our condo was so loud you literally could not hear the TV when it kicked on. We do not consider ourselves light sleepers, but I cannot tell you how many times we were awakened by the air turning on.

6. We arrived late Friday evening and the next morning one of the adjacent condos was installing some type of flooring and spent all day hammering and echoing the pounding sound in the condo we were in.

7. The unit we were in was very dusty. A heavy layer of dust on all cabinets, night stands, tables, etc.

8. TV reception was poor, especially in the living room.

9. Charged $40 for second parking pass. I have never paid more than $20 at any complex.

There were a few other issues, but really no since going into them all. I know this list may appear petty to some, but for what it cost to stay at this complex I was expecting a much more pleasant vacation.

We have stayed at the Regency Isle many times and unfortunately we were not able to get reservations there this year. I will not make that mistake again! While Broadmoor has some appeal if you are looking at it online or looking at it from the beach or surrounding condos, it really lacks a lot of the small and large qualities that help make a vacation more relaxing and memorable.

Also, VRBO stands for Vacation Rental By Owner. After paying with credit card I find approx. $160 charge for the vacation rental company representing the owners. It is my opinion that if we are using the VRBO web site, we should be dealing with the owners and not a Rental Company.

While we are glad to hear you enjoyed the unit itself, we are disappointed to hear that your stay overall was less enjoyable, due to the issues with the condominium. We have passed your feedback along to the Broadmoor resort association regarding the parking, pool, loungers and cable, and also reported the AC noise and dust issue directly to the supervisor of our operations department to ensure these items are investigated as soon as possible. Regarding the nearby renovation noise- Unfortunately, as long as owners/workers are keeping any project noise within the normal hours of local noise ordinances, they are not in violation of any policy, so this is not an issue that is specific to this resort or unit, as it can (and does) occur at other resorts as well :( In response to VRBO- The fee you paid was charged by and paid to VRBO, as it is a "service fee" they began charging back in February 2016 for booking on their site, versus booking directly with the owner or property manager. We DO NOT charge or collect this fee, and we actually urge renters to book directly with us, instead of paying an excessive and unnecessary fee that can easily be avoided! VRBO allows property managers to utilize their site, and we manage units on behalf of individual owners, so this is also not an issue that is related to either Broadmoor or this specific unit, and should be directed towards VRBO. While we certainly respect your honesty and concerns, we do hate that several of the items mentioned are outside of both our control and the owner's control, or are simply unrelated to the specific unit itself, and none of which were actually reported to us upon arrival or during your stay. We would have been more than happy to come out and address the items had we been notified, and could have reported the building-related items to Broadmoor and insisted they address the issues as soon as possible. We appreciate instances when we are given the opportunity to resolve issues for our guests, so they can enjoy a more comfortable and stress-free visit! ~Sunny Regards, the Luxury Coastal Vacations Team **UPDATE** JUNE 22nd: Our maintenance tech checked the AC today and discovered the speed of the blower was set abnormally high, which was causing the loud "engine" sound. He has reduced the speed to a normal level and this should help tremendously.

Happy anniversary trip!

Everything was beautiful and clean in the condo. The master suite and the other bedroom (also a master) was perfect our 50th anniversary trip. It turned out that we had to bring my wife's 89 year old mother with us and it worked out great. The weather was a bit too cool for the beach for a few days but the condo was a pleasant place while waiting for the warm-up! Thanks, Fred and Debbie Malone, Clinton, LA.

Comfy beds. Nice kitchen. Awesome balcony

We loved staying here. We could see fireworks on the beach side as well as across the bay.

The beds were super comfortable, and we loved the kitchen arrangement.

The most awesome feature of this condo is the over-sized balcony! Much bigger than expected and plenty of room for everybody to enjoy being outside together. We will definitely stay here again!

Excellent location, beautiful view of the beach and sun rise and sun sets each day from balcony! Very clean and spacious 2 bedroom condo. Very enjoyable stay! Will definitely stay here again!

Would have been 5-star except...

Property great, everything was as advertised. But no one bothered to say that it is for sale and will be shown during my rental period. Learned this when I arrived and found a sign to that effect on the kitchen counter. According to sign, I would be notified of any scheduled viewings. Not true. Two realtors on two different days showed up, potential buyers in tow, to look through the place, dirty clothes in the floor and all. Then the time I was called and told realtor/buyers coming by, they never showed! The beach was great, the water warm even in mid-October, balcony view superb. But I would never had rented this particular unit if I had known I would be subjected to intrusive realtors! Shame on VRBO for not divulging that little tidbit of info. I will not use that agency again!

Other minor things: only one key in lockbox and AC sounded like an airplane taking off the whole time it ran. Both items called to VRBO but response did not allay my fears that someone with second key wasn't coming in while I slept. No chain on door to detour that either. Nothing was done about AC noise. In summary, property could have been great but management company is not.

While we are very glad to know that the unit itself and the property were a great fit for you, we hate to hear of the issues you experienced! Regarding the key and the AC noise, I was able to find a work order where our operations team confirmed they would deliver a 2nd key, and we also confirmed that the missing key was simply an inspector who neglected to return the key to the lockbox upon completing their inspection, so it was not in the hands of anyone who did not already have authorized access to the unit. I do not see any notes mentioning the AC, but we would've been more than happy to send someone out to remedy the issue if requested! In response to the realtor showings, I can say with complete sincerity that the unnannounced showing is NOT how we typically handle things, as realtors are supposed to contact us directly with at least 24 hours notice of a potential showing, and at that time we contact our guests to confirm that the requested time will work for them. While we are technically obligated to allow realtor showings with at least 24 hours advance notice regardless of guest preference, it is rare that we actually allow a showing if a guest feels it would be an inconveience and requests to decline, so we apologize that this procedure was not adhered to in your particular situation. We did contact the realtor to let them know of the mistake that was made, and they felt terrible and wanted us to pass along their personal apologies: "Please accept our sincerest regrets regarding the scheduling mixup on the showing of unit 804. The showing programming error has been corrected and this should not be an issue moving forward. - Leigh McPherson RE/MAX of Orange Beach" Again, our apologies for the inconveniences you experienced!
