A Quiet, Spacious Retreat with Sweeping Mountain Views
Forget your worries in this spacious and serene home, surrounded by breathtaking 360-degree views of nearby 10,000–11,000-foot mountains. From the expansive 1,000-foot deck, watch steam rise from the Yellowstone River below. Dine outdoors at the new table with seating for eight, or relax in the Adirondack chairs gathered around a gas firepit with your favorite beverage in hand.
As fall settles in and snow begins to fall, the river rock fireplace with a Heat & Glo insert creates the perfect setting for cozy evenings on the couch. Wake up refreshed after a night’s sleep unlike any other—because here, it is truly quiet.
The home rests on a bench overlooking a lower pasture and is accessed by a long private driveway, enhancing the sense of privacy and seclusion. The Yellowstone River can be glimpsed from the deck, and the surrounding parcels of land are a minimum of 20 acres, preserving the open feel of the landscape. Our mom’s favorite feature of the home is how light and bright it is, with mountain views that remind her of her parents’ home at the foot of the Cascades in Washington.
The kitchen is large and well-equipped with new small and large appliances. The primary bedroom is generously sized, with an adjacent bathroom featuring a bathtub/shower combination and a shower massage attachment. The home has been thoughtfully updated with new flooring and appliances throughout.
Guest Access
Guests have exclusive use of the entire first floor of this ranch-style home with a daylight basement. Everything you need is conveniently located on the main level. The garage is not included in the rental, as it contains personal belongings and a UTV used for snow removal when needed.
Location & Getting Around
This home is ideally located:
35 miles from Gardiner and Yellowstone’s North Entrance
22 miles from Livingston
Over a dozen fishing access points within 20 minutes
The Absaroka-Beartooth Mountains are incredibly close, and the home sits on a bench on the east side of the valley above the Yellowstone River. Snowfall is typically light (4–6") and often blows away. In the rare event of heavier snowfall (12" or more), we have a UTV with a plow. East River Road is plowed promptly by the county for school buses and commuters.
Five or six restaurants and several music venues are within 15 minutes, though some restaurants close during the winter season. A vehicle is necessary to explore Yellowstone, nearby hot springs, shopping, and dining—driving distances of 5 to 30 miles are typical in Montana. The Emigrant General Store, just 10 minutes away, offers nearly everything one could need. Airport shuttles are available, and bus service runs from Livingston to multiple stops in Bozeman.
