Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Winter Driving Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. We had an amazing stay for our large group! Kitchen is fully stocked, beds were very comfortable, living room was big for our kids to play around(we had a few crawling babies), and the backyard was great for sledding with the recent snow. We would definitely stay again.

We loved our stay! Built in snow hill in the backyard for your kids to sled down the hill. Living space is clean and full of easy space to hang out. Super clean. Located near many restaurants. Limited bathroom space for downstairs bunk beds area.
This place had every single thing you could want in the kitchen, everything was spotless, big main bedroom upstairs with king bed and en suite bath. Downstairs 2 bedrooms with queen or king beds, 1 had en suite. Second full bathroom on the level as well along with a big bedroom with two sets of big beautiful bunk beds. Laundry room fully equipped. Hot tub is beautiful. Quiet and lovely location just minutes to Tahoe City, Homewood, Palisades

The listed photos of the Tahoe Treehouse do not capture how beautiful this home really is. The snow covered yard and large trees make for a very picturesque landscape. The home itself is very well equipped for a group, comfortable space for all. The kitchen contains everything necessary to prepare meals for a large group. We have been in very few vacation homes equipped like the Treehouse. Definitely grab this one, it is special!!

This cabin was beautiful and well maintained. It was a great fit for a group of friends for a ski weekend. The kitchen was well stocked with everything we needed to cook/grill for the weekend. The property manager was great, and even left us a bottle of sparkling and a card wishing my husband a happy birthday. It was super easy working with them; they were very friendly, easy to get ahold of, and were able to answer any questions I had prior to our reservation. The only weird thing is that two bedrooms are railroad style, meaning you have to walk through one bedroom to get to the second. Wasn't a huge deal, but made it a bit awkward for the couples in those rooms. I would definitely stay in this cabin and use Tahoe Luxury Properties again.
This house was a delightful place to spend a weekend with friends. The home is just as good as the photos (if not better), the beds are very comfortable, there primary bedroom has room darkening shades in and it stayed SOOOO dark, we slept in :)
The hot tub was clean and such a fun vibe, the views from the deck and main living area were stunning. The property management company was friendly and so accommodating with our group. We had a phenomenal stay and I would love to go back to this spot again!
The house was perfect! Everything was in great condition. The house came with everything that we might need for our 4 day stay. Zero problems. It's a beautiful house very close to the lake.
The posting for this property makes it look great, and it looks just as it does in the posting. Common areas were spacious, clean, and comfortable, plenty of bed spaces, and a very nice kitchen and patio area. Hot tub was great and got plenty of usage during our stay. Check-in/out was easy and the entire process was very smooth. Overall, a great property for a large group or a family or two!
My family loved our time at the cabin this winter. The cabin was clean and well decorated. The kitchen was very functional for our family to cook meals for everyone. We had all age ranges with us. The kids loved the games provided, the snow sledding in the backyard, and the hot tub. There were plenty of towels for everyone and extra pillows. The only negative we shared was the beds. They were very uncomfortable with lumpy, old mattresses. None of us slept very good, but we still enjoyed our stay.

We have stayed at many houses in Tahoe and the Tahoe Treehouse is one of our favorites. The kitchen was well stocked, ample TV channels/streaming options, strong WIFI, well-appointed decor and a private, gorgeous backyard setting. We will be back!
This property is wonderful. It was spacious enough for our 12 family members. The house is stocked with essentials and then some. The street is peaceful and quiet. It is close enough to the highway yet removed enough to feel like you are truly retreating from the public. My family and I would 100% stay on this property again.

We had a great experience at the Tahoe Treehouse. The house was perfect for two families of 4 with elementary school aged children. The location of this house worked well to ski nearby at Homewood, walk to the lake, bike on the paved bike trail around the lake, or go for a walk. Hiking is nearby although we didn’t do this due to possible snow still on the trails.
There are a lot of stairs in this house but this wasn’t a problem for us.

We very much enjoyed our stay at this property. The location is great. I originally selected the house because of the outdoor space for our kids to play. They enjoyed sledding in the backyard and even down the driveway (with supervision of course) because the house is at the end of a cul de sac. The views from the house are lovely and the layout is spacious. The kitchen is very well equipped. The house was clean in the most important areas (kitchen/bathrooms), but there was a layer of dust in the common areas and bedrooms that we actually cleaned ourselves. The management company offered to send someone over to clean, but we had already taken care of it. Wiping down surfaces should definitely be a part of cleaning - especially during this time, so we were a little put off by that. Hot tub was enjoyable, fireplace worked well, and the master bathroom was lovely. The carpets could be replaced. Finally, information about the bear deterrent system should be provided as we had not encountered bear wires before and were unsure about where to turn them off etc. Overall a great stay - excellent proximity to the lake and other Tahoe activities. Get a Cannoli Cream cake from Tahoe House Bakery a few miles away!
We had a relaxing time and were able to sled with the kids in the back of the property. The bedding is amazing and the kids loved the double bunk room. Kitchen is well stocked with pots/pans and dishes, everything you need. Thanks for the getaway!!!
