Spacious, modern home directly beachfront on one of the best beaches on the island -- only 3 other properties on the beach! Ideal get away from it all destination, yet with services nearby. Three large bedrooms with king beds and en suite bathrooms, all with views of the sea and sand. Fully equipped beach house in a tropical, peaceful, spectacular setting. Short drive to restaurants, sites and shopping. Connected by bridge to Great Exuma where the airport is located. There is a fourth small bedroom, suitable for children, with two twin beds.

The most spectacular setting and beach we'd ever seen, and the house was modern, well decorated and well equipped.

What makes this house unique

Great combination of beach and sun with places to sit in the shade and just watch the water. Upstairs balcony off the bedrooms with rocking chairs is just about the best place to read in the world.

There are two double kayaks, a hammock and full sized laundry machines, as well as lots of water toys.

Simply Perfect Location

Just finished spending 10 nights at Papaya House. That amount of time afforded us the opportunity to explore much of Little and Great Exuma. Papaya House is located on THE best beach in Exuma - hands down. Only 2 other houses on this beach with one additional under construction. We had the entire beach to ourselves for the duration of our visit. If conditions permit, kayaking to Pipe and Pigeon Cays off the beach from the house is an absolute must. Be very careful on Pipe Cay. Hundreds of bird eggs on the island. As you approach the island, the birds will let you know they don't appreciate you being there. They were loud but let us explore nonetheless. The island further out has loads of friendly ring tailed lizards and an iguana even made an appearance.

Similar to recommendations you'll find elsewhere visiting CoCoPlum Beach, renting a boat from Minn's and having lunch at Chat N Chill and visiting the outer Cays via Four C's adventures are all must dos.

Amazing beach and fabulous home

We just returned from our amazing vacation on The Exuma's. The house is beautiful and was well-suited for 2 couples, a teen, and 2 children. The kitchen is well-stocked, the beds were really comfortable, and we felt we had all the amenities we needed for a great stay. There were a ton of fun beach toys and floaties and it was great to not have to pack beach towels. Onike stocked the house with some food and drinks upon our arrival which was super helpful after our long night of traveling. We did have some issues with the water purification system in the house, but Onike was quick to help us out and get a plumber in to fix it quickly. We ate at Santana's twice and the food was fantastic! We were never able to make it to Tropic Breeze, they close early and are closed on Monday's and we were so busy we just weren't able to make it happen. We ate our last meal at Catch a Fire, the food was great and the restaurant was beautiful. We also hit Peace and Plenty and were very happy with the bar and gorgeous view. We were not at all impressed with Chat and Chill, stay away from the conch burgers! We rented a boat for two days from Minn's, went diving, snorkeling, spear fishing and a day trip with Four C's to see pigs, sharks, iguanas and it was amazing! The beach in front of the house was breathtaking and was our favorite! We had the beach to ourselves most of the time and it was so relaxing! We did have a few days of really windy weather, but made do with movies and games provided in the house. My husband and kids went bone fishing and had a great time. Overall, super fun vacation and I highly recommend Papaya House! We can't wait to go back!

Tropical Bliss...

Our stay at the Papaya House was delightful, as always! The beach is amazing, linens and towels (including beach towels) are top notch, home is clean and well kept. Property managers were attentive. Water toys and kayaks make for great adventures. Love it!

The hallmark of an amazing vacation - would you return?

an unequivocal "YES" - in fact, this was my third vacation at Papaya House, and it won't be my last (think annual !!!). Notwithstanding the 5-star status of the accommodations, complete with full kitchen supplies/spices, etc. and entertainment items - from water toys (kayaks, body boards, snorkeling, etc) to board games and dvd's (because sometimes the sun doesn't shine) - and yes, reasonable Wifi, there are great adventures and excursions to be had on this little island - my favourite being the boat tour from Barreterre, with the highlight being the grotto snorkeling (and yes, swimming with the pigs!). And especially for me, being an avid angler, there is no shortage of opportunities. Whether we were flyfishing the mangroves for bonefish, trolling the depths of the Bahama Sound for wahoo, spinning for mahi mahi or even casting from the bridge for horse-eyed jacks, our lines were always tight ! In fact, this year was our personal best as we landed 3 wahoo, the largest being 85 lbs !!! Needless to say, we gave most of the 'meat' away to locals.

For the young at heart, a short kayak paddle out to the nearby Cays always provides some good surf. Bring the body boards and catch the waves!!! It is so exhilarating.

If you are looking for a different experience than the hype and congestion of the typical big island resorts, this is the place. So relaxing. So peaceful! So refreshing!

Great place to get away!

Very happy to be back at Papaya House for a week again this year. A perfect place to get away and relax. The beach and waterfront are exceptional. You feel like you have it to yourself. We had a few days of wind and the body surfing was amazing!

The house is very comfortable for a large group and well equipped with everything you might need, including snorkels for exploring the water and a well stocked shelf of games and movies for the evenings. We ate most of our meals at Papaya House, but also enjoyed exploring Little Exuma and going out to Santanna's beach bar and the Tropic Breeze for lunch. Christian's seafood platter is amazing! Many thanks for a great week!

What an amazing beach!

The house itself was nice. The bedrooms and bathrooms were spacious. The fourth bedroom is small, but worked fine for two kids. I would think twice before making two adults sleep there. The kitchen had a lot of spices, plates, cups, mixing bowls, cake pans, pizza pans, wine/beer bottle openers, knives, Tupperware...the list goes on and on. We did most of our cooking at home, and the kitchen had everything we needed. There is an icemaker, as well as large & small coolers in the garage. There is also an air compressor, beach umbrellas, tons of snorkel gear, fishing poles, pool floats, and toys. Despite being in a warm location, we didn't have any issues with bugs in the house. I did bring ant poison along just in case, but never needed it. There are tiny biting bugs that appear when it is not sunny. This was mentioned in different reviews, bug spray worked well for some of us. The little bugs liked some of us more than others, I get bit every vacation no matter where we stay! There was plenty of bug spray/repellants in the cupboard at the house-but we brought some from home just to be certain we didn't run out.

We decided Little Exuma and Love Beach were the ideal spots to stay on the island. The beach in front of the house couldn't be more perfect. The construction next door should be finished by September 17, 2016 according to people working there. The new home is close in proximately, but the back of the pool house is closest to you and would certainly not take away from your stay. There will be 4 homes on this little stretch of paradise, we rarely saw anyone else. It was like our own private beach most of the vacation, we saw other people twice. We visited Coco Plum beach on the north end of Great Exuma. It takes about 45 minutes to get there and is worth the drive. Make sure you go during low tide to see the sand bars and sand dollars. I found these directions and they got us there with no issue..."travel north past Steventon until you see the turnoff for Barreterre, keep going straight. Take the first right onto a dirt road past that intersection".

We fished off of the bridge between Great and Little Exuma with hand reels and balloons. We were able to hook into tarpon (never landed any), sharks, barracuda, and many other fish. We also saw lots of turtles and some dolphins from the bridge. You can purchase squid at Brown's Marina, it will be on your left before you get to Little Exuma from Georgetown.
