Seaclusion was Built new after Hurricane Ike and offers a FANTASTIC Beachfront VIEW. 3 Bedrooms – 2 ½ baths – Fully furnished and has all the amenities of home except for the worry of a phone ringing. Seaclusion offers a full 7 nights for a weekly booking compared to most beach homes on Bolivar Peninsula where you will find a week long booking will only be for 6 nights. You will pay less for this beachfront home and get an extra night as a bonus, due to the owner managing the property himself. And since this is the owners only Beach home it is clean and well maintained. You will love the coastal décor of the home. Enjoy a cold drink in the swing or sit at the table on the deck listening to the ocean waves or deck mounted stereo speakers, Take a short stroll to the beach for some fun in the sun. The large deck is an open invitation to morning coffee sunrises.

Rates are family based on occupancy of 10. Rates may vary based on the type of group. The house can sleep 12 or more, but occupancy of more than 10 must be approved by owner along with a fee. There are to be no more persons than stated occupancy, unless previously agreed upon by the Owner. Doing so may result in forfeiture of deposit or cancellation of reservation with no refunds. Check in or Check out on Saturday during most of the year is not accepted. Bookings must be for both Friday and Saturday nights. Exceptions only in the off season.

Dogs can be allowed based on size/breed but MUST be approved by owner and a fee will be applied per dog based on the length of the stay.. Cats are not allowed. Failure to obtain approval and pay fee will result in violation of rental agreement subject to removal and forfeiture of security deposit.

Holidays and Special Events rates will be at a higher rate than the posted rate for that time of year. A minimum of 3 nights is required for all Summer and Spring Holidays.

The Following is Provided:

*Cleaning supplies *Trash bags for cans in house and downstairs bath

*Pillows – do not remove furnished pillows

*Bed Spreads and a few blankets are furnished.

Items you need to bring: Paper goods, first aid items, insect repellant, charcoal & lighter, bathroom supplies, beach towels, bath towels and washrags, kitchen towels, clothes washing detergent and bed linens (unless paying convenience package, which provides towels and linens).

*LEAVE CABIN CLEAN FOR NEXT GUESTS. You are paying for inspection and sanitizing fee, not for maid service, so the home must be left clean upon departure. Guests are responsible to leave the house in the condition you find it in. Cleaning supplies are provided. Floors, bathrooms, countertops, furniture, etc.. should be cleaned as necessary to leave home in as good of a shape as possible. Most rentals charge quite a bit more for maid service and require departure by 12:00 noon. I only charge what is necessary to employ the services of someone to do inspection and sanitizing and some minor cleaning in order to assure that incoming guests arrive at a clean and sanitized home. By allowing guests to check out at 1:00 instead of 12:00 noon I am providing additional time for guests to clean up after themselves and leave the home as they found it. Based on the report from the inspection, if the home has to have any major cleaning, including having to vacuum or sweep floors due to guests not leaving home as instructed, the extra charge for that service will be deducted from the security deposit.

If paying for the convenience package Linens, bath towels, and washrags will be provided. Towels, etc will be placed in linen cabinets in bathrooms. Sheets and pillowcases will be left on beds based on the usage booked. Prior to departure, please strip beds of sheets and pillowcases and place all used items including bath towels, etc, on top of washer/dryer. Unused items should be left where they were. This will allow the service for washing and drying to know what needs to be cleaned.

****Rates vary in off season-Oct to April and weekday stays are discounted at certain times of the year.

*Spring break will be charged the same as Summer rates

*Holidays require a minimum 3 night stay. Higher rates will apply during Holidays over the stated rate for that season. The owner will contact you, explain the rate charge and if agreed the owner will adjust the rate upon approval. (1.25%-1.5% is the norm increase)

I grew up and live in Orange Texas about 85 miles from Crystal Beach. My parents owned property from 1977, in Crystal Beach. I bought my first beach home in 1988 and have been at the current location since 1994. I rebuilt the current home after hurricane Ike and it was completed in Jan. of 2010. I have been renting my properties on Crystal Beach since 1988.

Great location in a family oriented area. An unobstructed view of the beach and Gulf makes this rental special. No need to drive to the beach or buy a parking sticker. Golf cart rental is available in Crystal Beach, but you dont have to rent one unless you just want to due to the proximity to the beach of this home.

What makes this house unique

You get a full 7 nights for a weekly rental. Most all rentals in Crystal beach only offer 6 nights at a 7 night rate. A 7 night rate for this beach front home is comparable to homes that are 4th or 5th row but only offer 6 nights for a weekly stay. No taxes are charged to the renter. Linens, towels, etc... are available for an additional fee, which will be based on length of stay.. Pets may be allowed, based on size and type of breed. A fee will apply based on the length of stay.

During the month of July and August, Weekday openings (vacancies) which begin on Sunday night for either 3 or 4 nights, will qualify for a discount. Trying to fill the schedule for the weekday time which is open. Please call to discuss the discounted rate. Notice: Discounted rate will not apply to groups of more than 8 persons. Saturday arrivals/departures are not accepted. Bookings must be for both Friday and Saturday night unless approved in the off season only.

Its the responsibility of renter upon initial entry to home to report anything irregular, something could have been missed during inspection. If any item is found broken or home is not clean in any way, cigarette butts in yard, etc.. Its your responsibility to report issues to owner - immediately. Renter Requirements: *NO Pets allowed (exceptions are made based on type of pet and circumstances involved) A Fee will apply if allowed. *Smoking is NOT permitted in home. You may smoke outside. But, please throw cigarette butts in the receptacles provided or the trash, not in the yard. Failure to do so can result in part of deposit not being refunded. *Must be 25 years of age to rent home. Exceptions can be granted at owner discretion. Qualified renter must be present 100 % of time. Violation of this requirement will result in eviction, no refund and loss of security deposit. *Rental for graduation parties, spring break or other functions for groups under the age of 25 is not allowed.

Owner's Response: This rental season is no different than seasons in the past, either for myself or for others that rent their property. Towards the end of the season and having your property booked almost every day for 3 months, there is a need for minor repairs to certain things. Just as there is a need to do more thorough cleaning once the summer has past and the rental slows down. The ladies which provide service to inspect and assure the home is clean for the next guest do a great job with the limited time available between bookings. Of all the guests in the home this year before and after this booking, no one has complained of the home not being in good shape and each of them have enjoyed their stay. Each individual has their own expectations and I understand that, but rental property typically is not ever going to pass the white glove test as you get deeper into the heavy part of rental season. If anyone looks hard enough, and is picky enough, they will find some things that probably need to be cleaned and repaired. Having had rental property for 25 years in Crystal, I have seen many levels of what individuals ascertain as clean in the manner in which they leave my home when they are supposed to clean before they leave. But it comes with the business so I understand that things may not always be exactly perfect to please everyone. My home is always

The house was exactly as advertised. It has a perfect view of the beach, with no obstructions. The house was really close to delicious seafood and store. The beach was beautiful and fun for the kids.

Great location & family friendly

"Seaclusions" is in a great location on Bolivar peninsula. The deck has a great beach view on a beach access road. Local shopping is a 5 minute drive for food & fun.

The beach home itself is well maintained and clean. Kids room was especially fun so they can have their own space. Kitchen is stocked with amenities for cooking & having fun.

Can't wait to visit again!

Nice, breezy location

This home has a nice location but the property is next to a beach access road. It was spring break so there was a fair amount of traffic and noise from the beach at all hours of the day and night. The house itself is comfortable but there are a lot of rules to follow. I had to unload the dishwasher from the previous tenants.

So I loaded and ran the dishwasher after my stay. The damage deposit is $500, which I thought was fully refundable but I didn't get the full amount returned and was given no reason as to why. Maybe because I left later than checkout? I did not see anywhere what time it was but I left @ 11:30 am. Was it because I didn't put dishes in DW away? I did sweep and mop and clean bathrooms but couldn't find the vacuum cleaner... maybe it was because I didn't vacuum??

Also, be prepared to bring your own towels and sheets. Although, the wife of the owner was there when I arrived and she was late leaving because the previous tenants used the linen package. The website I used and conversation with the owner didn't mention that option. Also had confusion about bringing my pets. In the end they were placed in a kennel. Good thing, as the rules state that pets have to sleep on the porch. Overall, I'd recommend this spot, but for me, it was a one time rental.

Owner's Response: I am sorry for any renter who does not feel satisfied. My intent is to offer a nice home at a reasonable price, Yes, there are rules, but they are common sense rules and in place to protect my investment. All of the details of the property, along with any fees for service, rules, etc. are clearly stated in the VRBO add. The VRBO add clearly states that a linen package is available. My home is 2nd row with an unobstructed view and the price is cheaper than most that is beachfront even when paying for the linen service. The add also clearly states that it is pet friendly but must be approved by owner and a fee will apply. The guest initial inquiry did not mention pets. The add also states that it is 2nd row with beach access. Spring break and Holidays are going to be crowded. Noise as a result is not within my control. The vacuum is in the 2nd bedroom closet and can easily be found. The arrival time clearly states 5:00 PM and the guest arrived at 4:00 which was not an issue. The security deposit was returned minus the credit card fees charged by VRBO, and was stated so by me when the security deposit was returned, The guest left the property in good shape and no security deposit was withheld. It is a convenience to guests to use a credit card. VRBO charges transaction fee for each deposit based on the amount. That is an unknown amount to me until the deposit is made and the fees charged. That cost is not built into the rental cost and therefore is withheld from the security deposit so that I receive my full rental amount. If a renter does not want to pay for the convenience of using a credit card, then there are other options. You can discuss that with the owner. That fee is not within my control but set by VRBO.

SEACLUSION - RAMADA BEACH Subdivision – if you are coming from High Island, subdivision is located just past the flashing light at Stingaree Road. Ramada Beach is a restricted subdivision with 70 % of the homes having been built new since Hurricane IKE. Located in a family orientated subdivision providing the vacation get away you are looking for. Seaclusion is located on a large corner lot at Ramada Drive and Lakeside Drive. Address is 2902 Lakeside Drive and is located on the 2nd row with no houses in front of the home, you have an unobstructed view of the beach. Lot in front is well maintained and has 6 tall palm trees. Ramada Beach Drive provides access to the beach and it is a short walk back and forth so that you don’t even have to buy a beach parking sticker if you prefer not to.

Take main road into subdivision off of highway 87, SEACLUSION is the 2nd cabin past the canal on the left. Bright Yellow house with large deck on front.

Attractions located in Galveston, 15 miles away. Take ferry ride and go to Moody Gardens, Schlitterbahn waterpark, The Strand, Bishops Castle, Seafood & Mexican dining, Fishing Charters, Golf, Cruise lines & Dog racing track in Texas city. There are fresh wholsale seafood markets on Bolivar Peninsula & Galveston. Enjoy fishing at rollover pass, on the beach or bay or the Galveston Jetty.
