Arrival time is 5:00 PM. Departure time is 12:30 PM. These times are firm unless there is not a party leaving on the arrival date or arriving on the departure date. These times are set in order to provide sufficient time for the 2 groups not to cross paths and subsequently impact others as well as to provide time for the inspection/sanitization service to adequately perform their duties without guests still at he home or arriving early.
Seaclusion was Built new after Hurricane Ike and offers a FANTASTIC Beachfront VIEW. 3 Bedrooms – 2 ½ baths – Fully furnished and has all the amenities of home except for the worry of a phone ringing. Seaclusion offers a full 7 nights for a weekly booking compared to most beach homes on Bolivar Peninsula where you will find a week long booking will only be for 6 nights. You will pay less for this beachfront home and get an extra night as a bonus, due to the owner managing the property himself. And since this is the owners only Beach home it is clean and well maintained. You will love the coastal décor of the home. Enjoy a cold drink in the swing or sit at the table on the deck listening to the ocean waves or deck mounted stereo speakers, Take a short stroll to the beach for some fun in the sun. The large deck is an open invitation to morning coffee sunrises.
Rates are family based on occupancy of 10. Rates may vary based on the type of group. The house can sleep 12 or more, but occupancy of more than 10 must be approved by owner along with a fee. There are to be no more persons than stated occupancy, unless previously agreed upon by the Owner. Doing so may result in forfeiture of deposit or cancellation of reservation with no refunds. This includes large daytime groups or parties. What is to be avoided is a large number of additional guests at the home that are not part of the group staying. These individuals do not have a stake in the rental of the home, have not been vetted by the owner and increase the risk of damage and operating cost to the property. All additional guests must be approved by the Owner. The intent is not to prevent friends from visiting but to prevent large continuous gatherings that overcrowd the homes capability and impact surrounding properties.
Check in or Check out on Saturday is not accepted unless it is off season and approved by owner. Bookings must be for both Friday and Saturday nights.
Dogs can be allowed based on size/breed but MUST be approved by owner and a fee will be applied per dog based on the length of the stay.. Cats, birds, etc. are not allowed. Failure to obtain approval and pay fee will result in violation of rental agreement subject to removal and forfeiture of security deposit.
Holidays and Special Event rates will be a higher rate than the posted rate for that time of year. A minimum of 3 nights is required for all Summer and Spring Holidays.

Large 40 x 16 foot deck – 1/2 of deck is covered other ½ is sun deck. Located on deck is a Swing plus Bar height table with 4 chairs, as well as 2 wooden lounge chairs.

The Following is Provided:
*Cleaning supplies *Trash bags for cans in house and downstairs bath
*Pillows – do not remove furnished pillows
*Bed Spreads and a few blankets are furnished.
Items you need to bring: Paper goods, first aid items, insect repellant, charcoal & lighter, bathroom supplies, beach towels, bath towels and washrags, kitchen towels, clothes washing detergent and bed linens (unless paying convenience package, which provides towels and linens).
*LEAVE CABIN CLEAN FOR NEXT GUESTS. You are paying for inspection and sanitizing fee, not for maid service, so the home must be left clean upon departure. Guests are responsible to leave the house in the condition you find it in. Cleaning supplies are provided. Floors, bathrooms, countertops, furniture, etc.. should be cleaned as necessary to leave home in as good of a shape as possible. Most rentals charge quite a bit more for maid service and require departure by 12:00 noon. I only charge what is necessary to employ the services of someone to do inspection and sanitizing and some minor cleaning in order to assure that incoming guests arrive at a clean and sanitized home. By allowing guests to check out at 12:30 instead of 11:00 AM, I am providing additional time for guests to clean up after themselves and leave the home as they found it. Based on the report from the inspection, if the home has to have any major cleaning, including having to vacuum or sweep floors due to guests not leaving home as instructed, the extra charge for that service will be deducted from the security deposit.
If paying for the convenience package Linens, bath towels, and washrags will be provided. Towels, etc will be placed in linen cabinets in bathrooms. Sheets and pillowcases will be left on beds based on the usage booked. Prior to departure, please strip beds of sheets and pillowcases and place all used items including bath towels, etc, on top of washer/dryer. Unused items should be left where they were. This will allow the service for washing and drying to know what needs to be cleaned.

*Spring break will be charged the same as Summer rates
*Holidays require a minimum 3 night stay. Higher rates will apply during Holidays over the stated rate for that season. The owner will contact you, explain the rate charge and if agreed the owner will adjust the rate upon approval. (1.25%-1.5% is the norm increase), However rates are typically already stated for Holidays on the VRBO calendar.
