About Deborah Davis

We purchased a small house on a large lot in Cape Porpoise Square. The house did not conform to modern codes and was very close to the front of the lot. We were able to divide the lot into two (each is over a half acre) and we are building beautiful new homes for large group vacationers to enjoy. We love this quaint town which Yankee Magazine just named as one of the top 10 prettiest coastal towns in New England---in fact we were number one! So we built them to take advantage of all the best the town offers but also to blend in with the quaint, laid back and quintessential New England atmosphere of the town. We live about a half mile from the houses and we have another rental which has a 5 star rating and we are applying for a permit to start construction of one more home--also within Cape Porpoise town square.

Deborah Davis purchased this estate in 2013

Why Deborah Davis chose Southern Coast

Every year we host several family events at our own home here and have had as many as 30 plus sleeping over on air beds, couches--you name it. One year we lost electricity for 5 days and had to cook all of our food etc on the wood stove we were fortunate enough to have....and we had a brand new grand baby and every one took turns holding him to keep him warm. It was one of the best Christmas get togethers we ever had! And during the summer each year we host several large gatherings to enjoy all this beautiful seacoast area has to offer. One of our children lived in Hawaii for a while and we learned about practicing the Aloha spirit. It means many things, and one is that no one owns the lands around ocean--it is really meant for all to enjoy and share. So, we build these two homes and are building another to allow large families and/or groups to travel together to celebrate family, a special occasion or just enjoy the area and get away from the daily routine for R & R. We also employ only local people to build our homes and work on the properties. It allows talented local artisans and specialists to live and raise their families here. So, let us know if we can help you plan a fabulous get away at any of our homes or all of them if you

are traveling as a group or for an event!

What makes this estate unique

Chickadee Cottage and Lupine Lodge are located at 3 and 4 Porpoise Place. Porpoise Place is a private road off Langsford road in Cape Porpoise. A little house in town on over 1.5 acres came up for sale. The house was not up to code and could not be altered in size or location, and needed considerable work to make it clean and safe. So, the house came down and I created a private road--Porpoise Place off of Langsford Road. That private road now leads to two private driveways--one to Chickadee Cottage and one to Lupine Lodge. Both sit far back on the lot and overlook forever wild. Yet, 1-3 blocks away are 3 restaurants, a fish house, a market, an ice cream store, the library, an art gallery, etc. You can walk 1/2 mile to the Pier where here are 3 more restaurants, a working lobster pier and a gorgeous view of the ocean and Goat Island Lighthouse.

And in a 2-4 mile drive you have access to the most popular Kennebunk beaches--Goose Rocks, Kennebunk Beach, Mother's Beach, Gooch's beach, Colony beach.

Family Reunion

  • 5 of 5

We rented both houses for a family reunion that included members from two continents. The homes are beautifully laid out and decorated, clean, fully equipped and just as described and pictured. Being able to cook for the group and to eat and gather together was important to us and Lupine Lodge has a large common area perfect for that. Our family ranged in age from toddler to age 86 and there are plenty of seating areas, porches and decks to not feel crowed or to find a quieter spot. Having Chickadee Cottage wheelchair accessible and everything available on the ground floor level was also helpful. The houses are situated away from the road and have a yard between them with plenty of space to play - making S'mores in the evening around the fire pit was a hit. Deborah was wonderful to work with and quickly answered every question. Her suggestion about having a traditional Maine lobster bake was one of the highlights of our week. We had a great time, reconnected to our extended family and made many wonderful memories!

Beautiful - Must Stay

  • 4 of 5

We rented both homes for New Years away in Maine. What beautiful homes which were very comfortable for multiple families (with small children). Only complaint I would have is we couldn't seem to get the home warm enough. Most would probably turn on the beautiful gas fireplaces to resolve the matter but since we had small children this wasn't an option. Accommodations were clean, beautiful and close to everything in KBPT! You won't be disappointed!

Owner's Response: Thanks for the review--so helpful to know! I wish I had known you were having an issue at the time...that is why I always provide my phone number. I also have a property manager who lives---like I do---less than a half mile away. We could have helped and never mind receiving an email, text or call. I hate to think you wren cold or uncomfortable! The houses have brand new mini-split heating systems. Each room has its own remote and controller so the temperature in every room can be set for the occupant's comfort. However, if one person shuts down any one of the remotes---e.g. while adjusting the temperature or if a child plays with it (has happened a number of times!) the entire system will shut down. There are two laminated sheets in the houses---one that says "WHAT" and one that says "WHERE". This is explained in detail on the WHAT sheet. So sorry this happened to you....I can tell you the heat can blast---I have had to turn it down before. As for the gas fireplaces---thanks for bringing them up--there are two in Lupine's great room and one in Chickadee's. They are safe even with children. The glass protects from any flame and it cannot reach a temperature that can burn or harm--it is much cooler, for example--than the air that actually blows out of the top of the fireplace vents. This is why I installed these particular fireplaces. I will add this information to the WHAT sheet so future guests are aware of this. Also, any future guest reading this---please do not hesitate to call, text or email me---I will make certain someone responds to you asap. Thanks again for tis helpful feedback!

Perfect For Any Family Event!

  • 5 of 5

We rented both Lupine and Chickadee for my daughter's nearby wedding. Between the groom's family and our family, we filled just about every bed available. The houses are designed so well though that there were no problems with being overcrowded at all. Plenty of living space, plenty of decks and porches, plenty of bathrooms! Every person who stayed wished they could call either house their own and loved the overall decor. Part of the decor were beautiful photographs by the owner's son throughout the house. The groom's family hosted the rehearsal dinner at the houses with the caterer setting up tables on the lawn (we were blessed with a perfect weather weekend). The fire pit was also a big hit for the evening. I really can't say enough about these two houses; it just made our wedding weekend perfect! Deborah was so helpful from allowing us to tour them last year when making our plans to answering any questions up until the wedding. Parking was also plentiful; enough for all guests and for some of the wedding party to park to be picked up by the bus for transport to the wedding. My only regret was we didn't stay longer after the wedding to enjoy the houses and Kennebunkport a little more. Thank you very much Deborah!

Anniversary weekend at Porpoise Place

  • 5 of 5

Porpoise Place was just perfect for our family's 50th anniversary celebration. The homes are spacious, fully equipped, fresh looking and clean. We could walk to nearby restaurants and delis, or venture into Kennebunkport. We loved the quiet atmosphere, the yard for the kids to play, nearby beaches, and just watching the tide come and go as we walked the streets. And the owner went out of her way to be helpful.

Girls getaway

  • 5 of 5

We had a wonderful stay at the Lupine Lodge in early September. Deborah was a pleasure to work with and was easily accessible to any of our questions or needs. The home is beautifully decorated and comfortably slept 19 women for a "girls getaway." The location was perfect- just a quick walk to Cape Porpoise and a short drive to downtown Kennebunkport. The kitchen is well stocked- we ended up having dinner at the house both nights and had everything we needed.

Such a beautiful spot- hope to get back there soon!

Great Family Reunion Venue!

  • 5 of 5

We had a delightful week staying in Chickadee Cottage and Lupine Lodge while visiting southeastern Maine the beginning of August. Over the past 16 years, our group of 8 families (about 28 people on average) has rented three or more homes in the U.S. and Canada for a combined family reunion/summer vacation. These previous rental homes were usually near to one another. This time, we were excited to find two adjacent homes which could accommodate our group. In addition, the homes had off-street parking and were located a few minutes walk to Cape Porpoise restaurants, shops and library. From start to finish, Deborah was a pleasure to work with. She was especially helpful (e.g., provided floor plans and bed types by room for "heads to beds" mapping, patiently answered questions from my group and voluntarily suggested places to visit and restaurants to try), always prompt and very courteous. She also alerted us to the spotty Wi-Fi and told us the internet provider has been working to deliver consistent service. The homes were thoughtfully designed (e.g., nice combination of large group, small group and private areas, screened porches, deck areas for grilling, many full bathrooms along with half bathrooms, individually controlled room heating & cooling units), beautifully appointed inside and out (e.g., seaside/beach colors & theme, stunning framed photography, whimsical decorations, lush lawn and nice landscaping and lots of attention to detail everywhere) and amply and practically furnished (e.g., lots of plates, drink glasses, mugs & wineglasses, serving dishes, cutlery, lobster crackers, pots & pans, towels, beach supplies, games, DVD's, comfortable chairs & beds and places to sit for meals, etc.). Since most in our group were visiting Maine for the first time, the location of these homes was convenient to visiting places recommended in travel guides whether in nearby Kennebunk (Clam Shack, kayaking), Kennebunkport (Goose Rocks Dairy, Walker's Point, Goose Rocks Beach) and Wells (Congdon's Doughnuts, Rachel Carson National Wildlife Refuge) or easy highway access to eating, sight-seeing and/or shopping in Old Orchard Beach, Portland, Kittery, Freeport, Wiscasset and Rockland. The unanimous assessment of everyone in our group was that we had a wonderful venue for our latest family reunion. Our week went by too fast and definitely rates 5 stars!
