Porpoise Place is an ideal location for family reunions, weddings, large gatherings or parties, Kennebunkport Christmas Prelude, etc. Two newly constructed homes--Chickadee Cottage and Lupine Lane--are now ready for rental! Chickadee and Lupine can be rented separately or together as each are on separate but adjoining 3/4 acre lots. Both homes have new heating and air conditioning systems. Chickadee Cottage is handicap accessible and is dog friendly with a fenced area for dogs and children. Chickadee has six bedrooms: two masters with king sized beds and ensuite baths downstairs, and 4 upstairs with two more full baths: another King, two Queens, and a twin bunk bed with a trundle. There are also two powder rooms downstairs. Chickadee boasts two screened porches and a large deck facing the forever wild woodlands behind the house, a large kitchen/dining room with state of the art stainless steel appliances and granite countertops, and a large cathedral ceilinged great room with a gas fireplace and large screened TV. There is a brand new Weber grill with a direct gas feed so you will never run out of fuel! If you want to take advantage of Porpoise Place for an event, both Chickadee Cottage and Lupine Lodge have to be rented. About Deborah Davis

Former "Corporate America", I retired after 30 years and started building designing, building and renting seasonal beach homes in Cape Porpoise village. I employ ONLY local people to help provide work for many who could not otherwise afford to stay in the Village that we all cherish. In my former life, we moved 12 times for my job, and I traveled extensively all over the world. From this I learned what I liked and didn't like staying "away from my home". I designed Lupine Lodge and Chickadee with those learnings in mind, trying to anticipate needs. I am sure I will get feedback about what to change or add etc, and I will always continue to try to improve.

Why Deborah Davis chose Southern Coast

A little house in town on over 1.5 acres came up for sale. The house was not up to code and could not be altered in size or location, and needed considerable work to make it clean and safe. So, the house came down and I created a private road--Porpoise Place off of Langsford Road. That private road now leads to two private driveways--one to Chickadee Cottage and one to Lupine Lodge. Both sit far back on the lot and overlook forever wild. Yet, 1-3 blocks away are 3 restaurants, a fish house, a market, an ice cream store, the library, an art gallery, etc. You can walk 1/2 mile to the Pier where here are 3 more restaurants, a working lobster pier and a gorgeous view of the ocean and Goat Island Lighthouse.

And in a 2-4 mile drive you have access to the most popular Kennebunk beaches--Goose Rocks, Kennebunk Beach, Mother's Beach, Gooch's beach, Colony beach.

Chickadee house is beautiful and comfortable. Our families had a great time sharing meals around the large table and making s'mores around the fire pit. We took daily walks around the cove and bought lobsters right down the street. Kennebunkport is sweet. Lovely vacation!

A classy house right in the center of town

We stayed at Chickadee House for five nights in the middle of June. The house is amazingly well built with quality furniture and comfortable beds (although we could have used some extra blankets surprisingly). Because it was well built the bedrooms were very quiet which was a pleasure. The screened in porches were very pleasant to sit in to keep the bugs away while we visited or ate our meals. The kitchen had plenty of dishes and pots and pans (but bring your own spices, etc., there's nothing there). The bathrooms were very nice as well, well lit and large showers (although you might want to bring your own soap because the only thing that's provided are those tiny crumbly hotel type soap bars). Deborah the hostess was very accomodating when we called her to ask for more paper supplies since there wasn't enough to last for our stay. She brought them by the day we called her. Don't miss walking across the street to visit the Farm + Table store. It's a fabulous gift shop right across the street!

Owner's Response: Thanks so much for providing this feedback --I am thrilled when someone loves their stay at Chickadee Cottage and has recommendations. It is a great opportunity for me to reiterate what is included with the rental and what you should bring with you or purchase (there is a market right behind the houses--you can access it from a path in the woods on the property or walk along the sidewalks in town). This information is also in the Hospitality section of the VRBO listing and in the Welcome letter which I send to guests about 10 days before arrival. WHAT WE PROVIDE: : 1) All beds are fully made up with clean, beautiful, high quality linens. There are a few extra blankets (primarily throws since we can drape them over the chairs or at the ends of beds). If you are the "cuddle" under a pile of blankets type (my husband!) you may want to bring a couple of extra blankets -- we simply don't have the storage room for many. Also make sure you educate yourself on use of the new mini-split heating and cooling system...there is information on the site and in the house but I am also happy to come over and demonstrate it for you upon arrival. Each room has its own remote that controls the temperature of the room they are sleeping or lounging in, but all units must be set to either cool or heat or the system will shut down. We set all remotes to cool or air conditioning in the summer and to heat in the Fall and Spring before your arrival. When you arrive you should remind all guests just to move their temperature only--to as cool or hot as they like but not to change the setting from cool or heat. They can also simply shut their unit to off if they want no heat or air at all. 2). We provide enough paper towels, tissues and toilet paper for a one-two day stay. We have several large homes with a total of 37 beds we have to make up and 21 bathrooms! In a week the average bathroom in a home housing 12-25 guests requires 7-10 rolls of toilet paper. That means we would need about 200 rolls of toilet paper every change over day when we clean! We simply do not have the space to store that! And we have only a few hours to clean all the houses so going to the store and buying 200 rolls and placing them in the homes is not practical. The same is true of other supplies like soap, shampoo, personal toiletries, and personal items like hair dryers, etc. Please bring what you prefer or use. I hope this clarity is helpful! I appreciate this opportunity to clarify!

Best R & R Ever!

We stayed at lovely Chickadee after our daughter's Kennebunkport wedding to further celebrate with our family as well as rest after all the excitement of the big wedding.. It proved to be the perfect place to do both. First of all the setting is idylic. We walked all around Cape Porpoise and enjoyed the peace and quiet away from the crowds of Kennebunkport. We walked to great restaurants, picked up a few groceries and terrific wine from the local grocery store - we hardly ever got into our cars. And the opening of the new store Farm & Table across the street is definitely worth a visit. Everything was so convenient.

What we loved best about Chickadee was the beds! Deborah, the owner, provides you with a great night's sleep with high quality bedding, sheets and towels. With all six bedrooms filled we all awoke each morning raving about how well we slept! And coffee on the two screened porches was so lovely. Everyone wished we could have stayed another week and we are already talking about gathering there again as a family next year. Plenty of room, comfortable high quality furniture and a setting to melt your stresses away. You will love every moment of your stay!

Beautiful home walking distance to town

This was a very large beautiful home that was conveniently located within walking distance to downtown. The kitchen and dining areas were great for entertaining. There was even a grill and a fire pit outside. The host was very nice and accommodating.

Lovely home!

Our stay at the "Chickadee" property was exactly what we were looking for. What a find!! The layout of this beautifully decorated home worked out great for our family (3 bedrooms on one side of the house --two up, one down and the same on the opposite side of the house.) The bedding was exceptionally comfy! This is a big keeps going and going. We had three little ones with us and bedtime and naps were no problem because all had space for quiet time. We rented cribs and safety gates from and the set up and pick up was seamless.

The owner was extremely accessible, and helpful. We tried every one of her restaurant suggestions and all were great~I wanted to stay longer just so I could revisit a few spots!

The house is about 2 miles from adorable and touristy Main St Kennebunkport and about 3 miles to a very picturesque beach. Loved that we could walk to restaurants, galleries and the grocery store(which is surprisingly well stocked for not being very big).

I highly recommend this property!!

A big thank you to Debra for creating such a lovely spot for a family vacation.

Great place to stay!

House was gorgeous! Beautifully decorated and very well thought out layout. Plenty of room and privacy for 3 families with kids. Location can't be beat, close to beach, walk to restaurants and grocery store. Owner was very accommodating and helpful. Looking forward to going back next year!

Please understand that there are in season and off season rates and they are up to date. I DO NOT negotiate from the posted in season and off season rates. If the calendar shows red it means someone has booked Chickadee. If it is gray or has a line through the dates, it means that someone has booked both Chickadee and Lupine together on my double site so Chickadee is not available. My rental rates are increasing very slightly for 2018. Should you wish to book now please call me at 207 730 1468 for those rates. However, I do not know if the State of Maine will raise the lodging tax that I must collect from you and pass on to them....if they do the last payment may have to be modified if I must collect additional tax. And if the cleaners raise their prices in 2018---wouldn"t be much--I have to pass that along as well.
